I have called several times and left messages. No one returned my calls. I found out Aim Reality was servicing a rental across the street in our neighborhood. We also found out that there was a registered sex offender that was renting in the home being serviced by Aim. We also found out that person raped a 14 year old girl. Having daughters ourselves, and several of our other neighbors have daughters, we were trying to let Aim Reality know who they were renting out to. No help. No answering questions, and not caring.

They lost my rent check in 2019 and charged me a late fee. I went in the office and rattled some chains and they found the check. After many unanswered phone calls, I finally found out that they haven't removed the late fees. The staff is horrible. They constantly lie and are extremely rude. I'm only writing this now because my out of state friends are trying to find a rental. I steered them away from Aim

We have 6 kids. The rep, Lori Day said she would check with he homeowner and never got back with us. When we called to find out the status, Lori told us she couldn't get a hold of the owners show they went with another applicant. Very unprofessional.

I rented a house through AIM for three years and they were great! No issues! Rene Rubio was awesome! He was fast, efficient, and always got back to me to take care of a problem. He went over and beyond. I could've not asked for better assistance while renting through AIM. Thank you Rene for everything! I hope when I rent again that I have someone who is caring as you are. I highly recommend AIM.

Currently dealing with a property "manager" in regards to a 30 day notice. Needless to say, I have always thought of her a bit unprofessional but today she took the cake. It's like she has no clue what is actually going on on Earth. She was ignorant to what renters insurance actually covers, and then said, "You were to provide renters insurance to take care of damage from your Pets!.

Pretty bad on your part as a tenant." Well guess what? We provided proof of renters insurance. Additionally, that isn't what it covers. If there was something specific she was looking for, you'd imagine that she would have said so after reviewing it several months ago. I can only assume she didn't review what we submitted, make me wonder how many other documents she never actually looks at.

After we asked for an estimate of what would need to be covered originally what we were met with was childish attitude and unprofessional behavior. But that is par for the course with this one. I am not sure how AIM operates in regards to other "managers", but their best bet it to cut ties with this one and move on. She is toxic. Best bet for anyone looking to rent, move along. Don't go down this road unless you like confusion and mishandling.

I had AIM Realty Property Manage my Lincoln home for 10 years or so. They were hired because I lived in the Bay Area at the time and it made sense for someone to manage this property. There may have not been many options 10 years ago, but I don't remember. For many of the early years, I was made to feel like part of the AIM family. There was some trials/tribulations early on with tenants, but I was never placed in a position to feel like I was alone on an island.

We had phone calls to discuss an improved tenant strategy and it always felt like a partnership. This partnership created trust and I stuck with AIM because of this. I was even in their office one time for a scheduled meeting and they included me in their Holiday Party. I carried over this pre-existing partnership/trust when a new Property Manager was assigned to my property about 4 years ago.

When I was told "these are great tenants", "the property is being well taken care of", "they're cleaning the carpet every 6 months" (because of highly trained dog), I continued to trust what was going on with AIM. A family member needed to rent this property, so I didn't extend the lease in 6/2016, and gave AIM advanced notice of what was going on.

Because I knew this decision would be an impact to the tenants, I gave permission to get out of their lease early. When I first walked back into the house, I was blown away by the difference between what I had been told over that past few years and the reality. To make matters worse, I found out that the Property Manager knew that the tenants had portions of my carpeting replaced (like a very obvious 6' square in the entry way) without anything ever mentioned to me!

The final straw was the shoddy work AIM's hired contractors did to address deposit-impacting repairs (had to hire my own people to fix the mess). I also didn't care for the Property Manager's perceived bias for the tenants, when the property wasn't at a level of "being well taken care of" and I was the one that hired AIM. I can only say that all of this really made me shudder to think how many less-than-reality stories I've received in the recent past and many other shoddy repairs were done on the house over the years.

Terrible and awful service. Charging Fees without even running your credit and claiming that those fees are for credit report. Great business model AIM! DRE saying I'm not the first with complain.

I used AIM Realty for three years to manage my house rental in Rocklin. I found Rene Rubio to be easy to work with, and he responded quickly to my calls or emails. I had two tenants over the three yeas and both were excellent thanks to Rene's pre-screening. I never had any issues with AIM and I would use them again and I would recommend them as well. The only reason I'm not continuing to use them is, I am moving into the house myself. Thank you Rene and AIM

It will be interesting to see if Yelp posts this review. I posted one in July that shows up in my account as a review posted, but it has NEVER shown up on the site under this companies page. I really need to speak up about what's being said about this company. I am sick of reading all these negative comments. None of which I have ever encountered with my dealings with AIM Realty Management.

First and foremost, I have rented a property through AIM for the past year. I lease a home in the Carmichael area. It is an older home, built in the early 70's, so there are bound to be issues, and I've had a few. That being said, ANY, and I mean ANY issues, from the faucet knob in the master bath, to my AC unit going out, and recently, an electrical issue have been met with a swift response.

My A/C was replaced in 3 days this past summer. IT had frozen up and after the owner got the estimate, he hesitated a day before he authorized it's replacement. Donna and her staff make every effort to get someone out here (usually same day) to address these issues. Service techs that have come to make repairs or replace have never been rude. They've been kind, respectful and have had a good sense of humor. Any, delays (very few) have been from the OWNERS dragging their feet, due to costs involved.

Property managers generally can not make repairs over a certain amount. Anything over that threshold has to be approved by the OWNERS. I've had electrical replaced, A/C replaced, trees trimmed, and other plumbing issues addressed within days. I've never had to wait more than a week for any issue to be resolved. Donna is a great person to work with, and I would rent through this company again.

We are currently renting from Aim and the best way to describe them is. SLUMLORDS! At the time we needed to move there was not much available in the area we needed to be in. The location is perfect for our families needs and the exterior is nice. Literally after we moved in things one by one began to fall apart. We discovered that a band aid clean up job was done and when I complained Donna said "every persons definition of clean is different" the carpets weren't cleaned.

In the front bathroom duct tape covers a hole behind the toilet, they will not fix it after several complaints. The AC went out just after we moved in August, it took days to have it replaced, about 6 months later a switch went bad in the ac unit that was a warranty item, Donna had her staff fix it which voided the warranty instead of doing the right thing and replacing the unit, Chances are likely that we will have problems next summer.

The stove went out ( we complained that it was not working properly) while I was cooking for a large party, one of their smart ass techs asked me "what did you now?" He got an earful! I took the day off from work to deal with this but nothing has been resolved. I could go on but I need to get ready for work, DO NOT RENT FROM THESE SLUMLORDS

If you want a decent place that you can rely on the landlord to keep the place maintained enough for suitable living, this is not the company to go through. Our landlord won't return calls on regular maintenance or anything of the sort. He's virtually non-existent, Until he wants money. Then he'll show up handing out three day notices like he's running for president.

Regular walkthroughs happen once a month and rarely on time. There are many problems in the places on my street, instead of fixing them to make it a suitable living space they do no repairs and up the rent. I will never rent through this company again and I would advise those considering it to bring your business elsewhere. These people don't deserve a penny.

I had hoped that renting through a property management co. would be all that they said they were offering. Donna lied from day one right up to the end. A year was all we could take & just moved out July 1, to a very nicely managed home only 2 miles away in Sun City just to get away form Donna & there office. The lies & half truths with no concern for their tenants is why they get nothing but single stars, but I bet most of us would NO stars if we could. They will have to change or die, with the bad on-line ratings they are getting. I don't think Donna can change!

Totally I had two properties managed by AIM Realty. They are about 16 months apart. As my first property, the agent introduced his contractor to me. That contractor did a great job with a very reasonable cost. It was rented out within three weeks. Since then, I hardly have any problem with the rent and services from the renter. As I proceeded to purchase another property, I have AIM Realty to be my property manager.

I absolutely have no problem with the person I deal with. He is very quick to my request and very receptive to my idea. He is very good in listening and has a good common sense.

An update - Good news - I received a check from AIM for the past due Sac County Utilities. Bad news - Just saw that I have another billing issue w/ my water bill. The October payment was never posted to my account (lost in the mail?) and as a result I have a few late fees on the account. Requested another payment from AIM today for this. Let's hope they are quick to recognize their mistake and send me the money.

Bad news #2 - They just sent me a bill for some pest work that was done last August that they never paid! How does a company request service but then lose track of the payment they have to make until a year later? Bottom line - something is terribly wrong in their accounting department!

I'm surprised to read the other reviews. I just moved from a property managed by AIM and it was one of the best experiences I've had as a rental. While I was there, my mom was diagnosed with a terminal illness, I moved her in with me half way through my term and my PM, Donna was so exceptionally accommodating and caring. Totally responsive to requests for the few issues that came up, once was a refrigerator on its last legs and a garage issue.

She had the guys over at my place within two days to replace the fridge and fix the garage. My mom passed away shortly after that, it was a horribly stressful and devastating time, especially dealing with a move. I ended up accidentally damaging an appliance on my move out and Donna again went out of her way to take care of the situation and save me as much as possible on the replacement.

I totally miss having them as my management co. I've moved into a house two months ago and still have no working heat, and a completely unresponsive landlord (I work from home in an office that is currently 55 degrees). I work in real estate, and I can say from experience that a great majority of tenants are either completely negligent about basic upkeep and home care, or are complete pains in the @ss. Tenants seem to feel particularly entitled when it comes to the tenant/landlord relationship. I've inspected over 5,000 homes, a fair percentage which are tenant occupied, and it's rare to see tenants that really make a decent effort. Wherever I happen to be living, I try to be exceptionally responsible, considerate, reasonable and clean.

I think it is a two way street, and because I'm a great tenant, I usually have positive reciprocal experience with property managers. I'd definitely recommend AIM, but I'd also recommend being a good tenant as well. It pays dividends for everyone.

I felt they gave really poor customer service, rarely went by our rental unit to check on it, and had really poor record keeping of our payments and contracts. It's my strong belief that the account managers didn't have a good understanding of laws behind dealing with tenants and poor attention to detail in written agreements. You should look somewhere else.

Aim's sloppy management & book keeping from 2011 has resulted in a faulty bill to me from the IRS in the amount of $1660. I wish Yelp had a 0 star rating.

I've rented from AIM, but thankfully, or not, the landlord manages the rental. I had to push AIM to process my application and speed the process along. You'd think they'd want the house to be rented! The landlord is horrible about fixing anything, though reading reviews, I'd doubt the rental agency would be any better. As I'm now preparing for move out, I was informed I needed to do a walk-through. I've tried calling multiple times per day, and have yet to receive a call back. I am just looking forward to never having to deal with this agency again. I hope the return of the deposit isn't an issue.

I was with a friend that was looking at 2 houses for rent through AIM. The person showing the houses was friendly but had no information about the application process and just gave us the app and sent us to the office. Donna at the office was rude and inconsiderate. She has sloppy paperwork practices, does not return phone calls promptly and was condesending to all of us.

She answered questions incorrectly and gave wrong financial information pertaining to the lease. Their office was in disrepair and dirty. I would never do business with them again.

We contacted AIM Realty to apply for a certain property that they had listed. We were told that the property was still available so we began the application process. After we paid the credit application fees the told us that the property had been rented earlier that day. Had they told us that it was already rented we would have not turned in our application or paid the fees required.

This seemed to be a classic case of "Bait and Switch". Feeling that we had been misled we asked for our money back. The said that they could not return our money but that our application would be valid for a couple months. This was unacceptable to us so we demanded that they return our money. Upon talking to the head realtor they refunded one of the application fees.

Being that there were to of us there were two application fees paid. To this day we have still not received a refund of the second fee. If at all possible I would recommend never doing business with this company.
