Five stars is not enough to visually quantitate the quality of Annual Rentals business services and more so the wonderful person that Bianca is. Annual Rentals and Bianca deserve a skyfull of stars, no less. Bianca and her team are great professionals with extended knowledge of property management, rentals and real estate matters in general in the Naples area. Had the pleasure to work with Bianca multiple times and she managed to exceed the expectations of a very demanding person like myself.

You have to try their services to belive it. The amazing thing about Bianca, is her genuine interest in helping people, be it the owners or the tenants. Thank you Bianca and Annual Rentals entire team.

We highly recommend Annual Rentals. We are property owners who rent our property on an annual basis. Annual Rentals has efficiently handled all aspects of the rental process. This includes advertising our property, conducting background checks on prospective tenants, recommending and providing repairs and clean up from previous tenants, providing lease agreements that comply with our HOA rules and keeping communication open for trouble shooting any problems. I met Bianca in 2005 when I purchased my first condo in the Vineyards. She took care of all the paperwork needed to find a proper tenant who stayed with me a couple of years. Looking for another property a few years later I went to Annual Rental again for research finding another suitable property. Bianca and her staff were friendly and very professional in finding a property and a tenant. I will contact her when i seek another unit for rent.

If I could put zero stars I would, but unfortunately I cannot. Please do NOT do any business with them. I have the pleasure of dealing with realtors and brokers in my line of work day in and day out and they are usually customer service driven due to the way they get paid. However, my recent experience with this company was a complete shock and disappointment to myself and my husband.

My experience was the following: Before signing a contract with Annual Rentals I spoke to the broker over the phone and I asked about the fees and she disclosed that they charge one months rent to find the possible tenant and run a background check and send the proper documents to my association, but if I, the owner of the condo, were to find the possible tenant myself then the fee for their services would be $250 instead of the one months rent.

I found a possible tenant and let the broker know but before I gave the broker the information of the tenant I asked her how much my fee would be and she stated that since I found the tenant myself AND showed the condo myself that she would give me a discount of 30% which would've cost me $945. I had NEVER heard of such a figure from her from our phone conversations and it was NOT on the contract that I signed.

It is very disappointing because you expect reputable companies to be transparent and honest about fees and charges. All this company wants is money for no work and they could care less about keeping their word and the terms of a legally binding contract. Thankfully, I found a tenant and did all the paperwork myself, but I am still stuck with a $250 "early termination fee" for them doing absolutely nothing. Stay away!

No way could I recommend this company. I should have trusted my gut from the word go. From the moment I flew in specifically to meet with them in the downtown office after speaking with Bianca and specifically letting her know I would be stopping by. The office receptionist was arrogant and pointed out she did not "work for" (yes, she used air quotes) Annual Rentals they just leased office space from them. Informed me that Bianca was in another office in Tampa I think that day so I could just leave the paperwork with her and she would forward it.

Little did I know that that would be the high point of my experience with them. My criteria for a renter was pretty simple. Responsible person that could pay the rent on time who would take care of my home. I would accept 1 dog up to 30 lbs. what they presented to me was prospects with multiple pets, people that clearly financially not be able to afford the rental.

People who wanted to structurally make changes to my brand new villa and people who tried to low ball on the rental rate. Communication was abismal. Janis ( the person who was assigned to show my property) did not keep me updated on prospects until I complained to Bianca. They do not prequalify prospects for finances before showing. Every call I made to Janis went straight to voice mail which leads me to believe that this is the experience of prospects that call to enquire as well.

At the end of the contract period they presented a client to me that literally made half the salary last year on her financials that the rent would have been! If you are considering this company run do not walk away! As a side note, I listed my villa with a different company and they found me a well qualified couple with a gold fish for pet in ONE DAY! Again RUN!

DO NOT use this company! The previous post are 100% true! Very unprofessional older lady with shaky listings. When I look back, the low budget website says it all. She takes your money runs your credit and tells you later that the listing is gone! We are out of 130.00 application fee, thank God we received our deposit back! To be frank I don't even think she has any listings, she just collecting application fees! RUN FAST. it's a scam!

Beware of this company. This company was listing a rental property. We gave the agent the application, our deposit, app fees, additional fees to run credit. Any MORAL company would not only place the property pending with application, but also communicate with you that they allow other applicants. Not only did they only return us the deposit, they never informed us that they would be accepting applications or that it did not secure us first rights with the owner. DO NOT TRUST THIS COMPANY. Do not sign any of their documents without having the docs reviewed! Completely IMMORAL.

Unproffessional middle aged female Rental Representative who asked questions that are considered illegal by law. After checking my credit history indicating excellent credit and an excellent steady income, they claimed my "debt to income ratio" was too high? I dont owe a home mortgage or car payment's. However, they kept my $130.00 in fee's and I am certain they continue to fool several others per day for another quick $130.00 while claiming its for credit check? Yeah, sure.

I had the unfortunate opportunity to deal with Annual Rentals during the process of moving out of my condo I was renting. The staff at Annual Rentals were completely unprofessional and rude! It was agreed that I was to be given at least a 24 hour notice if they needed to show my condo to a perspective renter. Their staff knowingly disregarded this agreement and continually called only hours before to arrange a showing.

It appeared to me that their staff is in some sort of cometition of who can rent a place first, so you get many calls from different salespeople whom you have to repeat the same information that you just told to 4 other people. Anytime you call their office no one would answer and if you actually did get someone to call you back they would just pawn you off to someone else. I could not think of a worse company to do business with if you're in market for a place to rent in SW Florida. I would give ZERO stars if it was an option!

Young professional that just located to the area. Looking to rent a condo before buying a property. When communicating with sales associates, e-mail responses are riddled with poor spelling and grammar. Sales associates are hostile towards young single professionals. Much better companies in the area to do business with. Avoid.

I had a very positive experience with Annual Rentals and Kristie Stanley. From the first time I spoke with Kristie on the phone to when my home was rented, she was helpful, responsive and professional. My experience with Kristie and Annual Rentals was extremely positive and I would definitely recommend Annual Rentals to anyone who is thinking of renting their home or is looking for a home to lease. You don't often find people that are great at customer service. Kristie is one of them!
