Some properties can only accommodate a certain number of tenants. For the information below, the number of tenants refers to the total number of persons, including infants, living in the unit. Note: Rent prices are subject to change without notice prior to leasing. These units are recommended for two or three people.
We have units that are within walking distance to the ASU campus, as well as units that are on AppalCART routes or farther out in Watauga County. You will need to see the rental property before signing a lease. You will be expected to pay a security deposit when you sign your lease, and you will be charged a small application fee. Call for details on the required deposit and application fee for your rental unit. You will need two years' previous landlord references (not including family members) and a full-time job.

Managing housing in a college town has got to be tough. Appalachian Management has proven to be a great landlord for the past two and a half years. I've resigned my lease twice and will be happy to do so next year. Keep up the good work AMS Crew.

Critical: Professionalism, Quality, Responsiveness, Value ain't no way in hell a dilapidated house made of asbestos with no amenities is worth more than 200/mo, the pricing is absurd for what's literally a shack. Then again, that's boone for you, they do need their money for.?

I'd give zero stars if it were an option. By far the worst company I've ever rented from. Their payment system requires you to provide them with physical checks or money orders. Every company I've ever rented from has an option to do it online; their system is completely antiquated. They even did a software change, and the only thing it did was decrease the amount of time you can pay rent with outrageous and exploitative late charges.

The apartments they offer are incredibly outdated and overpriced. They have very unfair and irritating policies that do everything they can legally to take advantage of students and get as much money out of them as possible. I'd say the only reason they're still a company is exactly for this reason. Don't ever rent from them if you can avoid it, but thanks to the horrible housing market in Boone, you may, unfortunately, have no choice.

I have had far too many unpleasant experiences with them. most notable: charged $50 for a parking pass our first year, then doubled the next July-during the worst of the pandemic! i never got the sticker and had no issues until i was booted in November, 4 months later, which is extremely suspicious to say the least. why charge a complex of mostly poor college students $100 for something that isn't even enforced?

So far I've only had to deal with two leasing companies in Boone and by far App management was the worst. The staff is super unhelpful and cannot even help you with any basic questions you could have about any of the apartments. They make you chase after small details about the apartments and almost seemed bothered when you call in to ask about anything.

They have made moving in extremely difficult and couldn't even tell me the dimensions of their own properties. Super disappointed with the way this company treats paying customers.

Follow up: Please ensure to check thoroughly that your place is cleaned before move in. Once we had been in for a week or so, it was obvious that the house had never received a real deep cleaning. We had long standing mold in the shower, same in the dishwasher, old towels left in the house, even leftover food and hair in the drawers - not appropriate for $1400 a month.

The company was not willing to mitigate this because we had already started cleaning ourselves - which with two full time + overtime jobs, we didn't have time to un-move our stuff and schedule a full house cleaning after we had just moved in. We're still happy with our house, but not how this was handled. I was told "he (the boss) never does that" multiple times, rather than any willingness to meet in the middle.

They were quick to take our rent and deposit, but even quicker to deny even $20 bucks off for hours of cleaning. Original Review: Great experience so far - thorough and honest staff. I was able to call in, schedule a showing, view the house, and secure the lease same day. Erin even texted my cell after calling in only once to remind me of the Pet Deposit that I had forgotten, and the owner walked in and chatted with me like a friend too.

They may not have been perfectly/immediately prompt, but thats because they're running a busy business in busy season. I believe you get what you give, so if you treat them well, they'll treat you well!

At first i was iffy to rent because of some things i heard from other people, but i did because they had what i was looking for in an apartment at short notice and i do not regret it at all! They have always been very helpful, communicative and straight forward with their leases and expectations. Every single person in the actual physical office on King Street is super friendly and always happy to help!

The apartment I rented at was really nice, no mold issues, and was nicely cleaned when I first moved in last year. I'm typing this as i move out as my lease is finished, and just felt liked it'd be good to let people know that not everyone has a horrible experience with them. The reason for one less star is the rent cost, but that applies for all housing in Boone (ridiculously expensive). I had an overall awesome experience with AMS and would rent with them again if could!

When I rented from App Management I had no major issues. We got our full deposit back, showings had at least 24 hr notice, and every maintenance request we submitted was fixed quickly. That said, I had an incredibly unprofessional experience with their seemingly new representative, Erin. I called to inform that they would be hearing from my new property management company to inquire about my rental history in case those records weren't on-hand as it's been a couple of years, which is not uncommon in the rental property business.

She was incredibly rude and condescending in response and actually hung up on me. I worked in customer service for over a decade, and even if I thought a customer was being asinine I would never have treated them this way.
