Be very careful. very shady people. have not rented from them in decades, but I will never forget how horrible these people were to me when I first moved into Eugene and was a young person trying to get established. They did things that were straight up ILLEGAL including entering the home we rented with no notice at all. Then made a joke about it and laughed when we asked what the hell they were doing in our house. We cleaned the place for hours when we moved out and they kept the deposit anyway.

Had a friend rent from them back in 2015. He could no longer afford to rent the place, and moved in with me. When I helped him move, we cleaned the entire apartment, top to bottom. I even carefully cleaned out the garbage disposal and food trap in the dishwasher. I was thorough, having run my own professional cleaning company from 2004 to 2017. His apartment was also a very unique one, in that every bedroom had its own lock on the door.

To this day, he is still being harassed by Bell for Cleaning and Repair deposits, despite the plethora of photo's showing that every room he had access to had been scrubbed down perfectly. As one person stated, there is some corrupt judges in Eugene who are clearly taking kickbacks from this company. Despite overwhelming proof, of photo, but a 5 minute video walkthrough, starting from the front door, the judge is still stating that Bell Reality is the victim.

To the college kids, my recommendation, look elsewhere. They will tell you whatever they think will get you to agree to a lease, and then promptly ignore you for the most part, unless they think they can lay blame on you for someone else's garbage or behavior. To Bell Reality: Time and Patience are what I have the most of these days. No matter how protected you may feel, eventually, I will see to it that you are all taken out of your office in handcuffs for the insane amount of broken laws you have committed.

Bell was initially responsive when my friends were moving to the East Coast and they wanted to sublet to my son. I had to cosign, which I expected, but after that he couldn't get them to respond at all and when I finally called they told me they couldn't talk to me because I wasn't on the lease. They didn't get him a parking pass and they towed his car and he had to argue with them for weeks to get reimbursed for the towing since the parking pass was their responsibility.

The apartment had black mold in the ceiling (top floor) and when he mentioned it to them he got no response. The dumpsters were always overflowing and there was a homeless camp on the other side of the fence so he had a great view from his window. Avoid the Garden Way property next to Onsen if you can, that's where the black mold is!

Please do NOT rent from bell real estate! i have been waiting to post a review for dear ol' bell real estate ever since i moved into their apartments across from the safeway on 18th over a year ago. my roommate and i had moved all of our furniture and belongings into the apartment complex and it wasn't until we had literally moved completely in when bell realty told us that they haven't cleaned the carpets. the carpet cleaning company that bell told us to call said that they never received a cleaning request for my apartment. so my roommate and i moved as much stuff as we could off the carpet but a large percentage of the carpet was never cleaned during my lease. fast forward a few months and my roommate and i slowly discover more broken things that needed to be fixed (malfunctioning dishwasher, broken kitchen drawers, etc.) so i put in a work order and no response. none until i was abruptly awoken several days later by the sound of a man ringing my doorbell and pounding at my door yelling "HELLO?! HELLO?!" and then hearing him opening the door and entering my apartment. not at all terrifying for a 5'4 110 lb 21 yr old girl who was alone. but the nightmare doesn't stop there. every interaction i had the misfortune of experiencing with bell realty made me feel like i was living in a distorted reality in which i never felt safe, never felt comfortable. it was 12 months of utterly unprofessional communication (or lack thereof) before my lease finally set me free on august 12th. i made sure that i put my 30 day written notice and forwarding address in the same envelope as the apartment keys so it was easy for bell to send me whatever was left of the security deposit that i put down. however! 31 days had passed and no security deposit check was to be found. i emailed the property manager who wrote me a mostly comprensible reply stating that i didn't give them a forwarding address to send the security deposit to, which is interesting because i never switched my address from my previous one as it's my parents' address so that shouldn't have mattered anyway. i have since been in a moot point with him because he keeps making excuses as to why i haven't received my security deposit. tl;dr: so yeah, 1/5 stars is a very generous rating for these grossly incompetent people. i would sooner live in the streets than ever rent from bell realty again. don't waste your time, money, or sanity and don't believe the 5 star reviews either.

They don't walk through with you when you rent it, then they charge you for pre existing damages and issues despite what is true. Horrible company, horribly dishonest management. Do not rent from them, they should be in jail.

If I could give negative stars I would. This company is a SCAM. They WILL take advantage of you if you are a college student. My boyfriend and I moved in September of 2019 and had to pay double deposit because we didn't have a co-signer, which was understandable. What wasn't understandable, was we were only given $500 of the $1650 deposit they had taken from us. Brian Kester is the worst manager ever, he takes forever to reply and is as immature/rude as a high school student.

When we got approved for the apartment they said we could move in one day then kept pushing it back weeks and weeks because they had to "clean." Funny, because the apartment was filthy when we moved in. We were driving up from Nevada and planned a uhaul and had our parents take days off in advance to help us move in the date they had told us. As we were 3 hours away from Eugene, Bell called and said there was knats all over the apartment and that we couldn't move in.

We had to spend more money on the uhaul and a hotel to stay in for almost a week before we could move in. We moved in and the smoke detector was not even installed(violating oregon law.) We called maintenance many times and he was always on "vacation." We cleaned the apartment better than how we received it when we moved out and they charged us hundreds of dollars for small petty stuff. Brian is very immature and will not hesitate to treat you terribly even though he is the property manager. Whatever you do, DON'T RENT WITH BELL REAL ESTATE, you WILL regret it.

I've rented from Bell for 13 years. The first years were good. They've always taken care of the items, which have been very few, that I needed fixed. In the last 3 years though, they have increased my rent nearly $350.00 per month in total! I am paying TWICE what I was when I moved in. This last increase amounting over $100 per month was implemented during the Pandemic, when so many people are struggling to make ends meet.

This is so shady of them! I've very disappointed in how Bell has chosen to treat it's long term renters in their effort to drive us out so they can charge the next tenant even MORE money. Don't rent a Bell property. This treatment is not okay and is forcing me to have to give up my home of more than a decade.

The offices of Bell Real Estate Inc. could not have been more caring and professional. MacKenzie answered all of my emails and questions in a timely manner. MacKenzie also helped me to navigate getting the perfect apartment for my daughter who attends the UO. I would highly recommend Bell Real Estate Inc. The receptionist was friendly and professional. Renting an apartment, especially during COVID-19, can be very stressful but MacKenzie made it easy.

I wish I could give them zero stars. I've been renting from Bell for a year now, my partner for four. We've never once received leniency for being long-standing tenants, during this pandemic they've been incessant about receiving rent. When we have something break or something that just simply never worked? Weeks to even get it looked at, if at all. I'd appreciate it if they had the same dedication to responding to tenants, fixing broken utilities or even KEEPING BUILDINGS UP TO CODE that they had to making sure they receive their payments. Fuck this real estate company, I cannot wait to move out in July. Oh, it's worth mentioning that our address is listed with full laundry amenities - our single laundry machine for the six or seven total units in the building was broken for the first NINE MONTHS I lived here.

It only started working about two months ago. My dryer is screwed up again, I called seventy two hours ago requesting maintenance. The guys who call back never have a time estimate, they always just say "yeah well I don't know". No call to say they're coming, no call once it's fixed. Given, this building has a private owner who's hard to get in touch with.

Why the hell should that fall onto the tenant with broken utilities? Oh yeah, for all the quarters that the machines have eaten in the time I've lived here I requested just one roll of quarters to make up for it. They gave me that roll of quarters three months later. I cannot believe this company is still in business, they've been screwing over college kids for years, requesting too much rent and have been im assuming a 99% rate of keeping deposits.

They can afford to fix shit within a day or two, they can afford leniency on rent DURING A GLOBAL FUCKING PANDEMIC. Holy shit I have so much rage regarding this company, thank you Yelp for being a black hole of despair and spewing tenants.

Absolute worst company ever! I gave them a call about an apartment complex they manage. Not to complain just to have a conversation about 2 issues. I live across the street from it. After 10 days leaving messages the CEO finally called back. He assumed I had a complaint. When I said didn't he said he didn't have time for me, to talk to the property mgr.

I spent a week leaving messages for first & was ignored. Then he got aggressive I hung up on me. Never even let me state my issue. These people are beyond unprofessional & treat their tenants terribly. So I guess I'll take my conversation to the city so they can deal with them instead. Just avoid the misery. Rent from ANYONE else!

As with the majority of property management companies in town, Bell is subpar. We were new to the area and told them as much - we decided on a house practically next door to the paper mill but we didn't know it at the time - and they never told us. Only after making the move from out of state did we come realize our mistake. Our health has since suffered.

Later we alerted them to black mold downstairs - instead of finding the root cause they slapped some paint on top of it. Getting other maintenance was hit or miss and by the time we left they kept nearly half of our deposit because we failed to remove some curtain rod brackets. Watch out for the small print that states they keep over $250 for cleaning fees (was that really even in there?) even though they require you scrub the place from top to bottom - I literally scrubbed the baseboards in hopes of getting a full deposit refund.

If you're wondering if you should rent from Bell Real Estate, DONT! If you do end up renting from them plan on not getting much of your deposit back or even any. I really wish I could give zero stars. The photos below were the disgusting carpet and mold that came with my apartment (not including the mold on the walls). We got the carpet cleaned and cleaned every inch of our apt that they insisted and still lost half of our deposit for "not cleaning" certain things. They are scammers and that's that. Don't do it.

The lady who helped me and my friends today was very rude and snotty and refused to help us with any of our questions. They were supposed to move in today but now can't until next week because Bell would not communicate or reply to any of their emails.

So I have dealt with many a realtor in my life but this company takes the cake for the worst. They don't return phone calls, most of their tenants hate them, because they do as little as possible and didn't bother to notify us that a place we were looking at was already taken even though we called them to let them know we were on the way to the property to view it.

They ask for the fees before you ever get to see the property and additionally take more than one application for the same property. I highly recommend that you stay far away from this company unless you have no other choice.

They have let a renter in the pioneer mobile home park in coburg unit #7 run rampet. A one bedroom place having 2-3 extra people live in their porch then take up all the extra parking with their guests. Non productive filthy looking place. several complaints by several other tenots with hardly any results. Police have been thete at least 3 times.

If I could give this "business" less than one star I would. I was absolutely floored by how inexperienced, ill-prepared, rude, and disorganized the employees were. They led my friends and I on an over 2 and a half week application process where the person handling process had absolutely no clue how to do her job (Anya). Many times I would try to get into contact with Anya or anyone else at Bell who could try to answer questions but was always shutdown in one way or another.

Bell has this ridiculous policy where every tenant individually would have to make 3x the amount of rent in their own monthly income. That means for a place that is rented for say $1500/month each person would have to average AT LEAST $4500 a month or they would be required to have a drastically raised security deposit or a cosigner. FINALLY the last nail in the coffin was when I was personally called by Anya and told that we would need a cosigner form with less than a 12 hour notice.

When we went to turn in the cosigner forms we were told that the property has been rented (later found to be untrue). So in summary, Bell Real Estate cost my potential roommates and I a house, $225, a lot of time and frustration and still collected and refused to return all the information they required from us (Which was the most excessive I have ever seen from any rental agency). DO NOT RENT FROM THIS COMPANY!

This is the worst company to rent from. I had my place PROFESSIONALLY cleaned and they turned around and charged me 180 for cleaning. They refuse to do a walk through so you can fix anything to get your deposit back, and are extremely shady about your deposit and their "fixes". I paid 1000 to a very old dingy place for unjustified fixes and "repairs". Do not rent from this place. Seriously.

I've never rented from Bell, and I don't think I ever will. I want to be clear, this complaint is directed towards Michelle. I was supposed to get a tour of a complex. I waited 30 minutes past time an nobody ever showed up. I called the office, and she picked up, saying that I missed the tour and that she knew that the other staff was there giving it.

I was shocked! I was waiting where I was told to wait! She continued to blame me for missing it, and then asked if I would like to reschedule. I said I was a bit put off. She said "Ok thank you goodbye" and hung up on me! I was very frustrated, she didn't even give me the chance to share how I felt about the situation! I called her back once I got home, and attempted to have a discussion about what had gone wrong.

I wanted to clarify where the confusion was. She spoke to me like I was a child! She said "I don't want to have this conversation with you". I was truly just trying to make sure it didn't happen again if I wanted another tour. She called me "rude" and "disrespectful" and said that I was being passive aggressive! I attempted to de-escalate and she again said she wasn't going to have the conversation with me, and hung up again! I am so off put by this. I would never rent from a company that hires people like this. I have never felt so mistreated.

Bell Real Estate doesn't care about your happiness. I've rented from Bell a few times, but the last time I learned my lesson. Cons: - Maintenance never comes when promised. - If maintenance requests receive a response, it is in the form of a patch job rather than any sort of actual repair. - They will not fix anything that was damaged or disgusting before you signed a contract, then they'll charge you for it when you move out.

I was charged an additional $260 after they kept my cleaning deposit AFTER I CLEANED EVERYTHING, but I'm not bitter. - The grounds are not maintained. There was a mound of weeds, blackberry vines, and trash by the back porches of the building. - Watch out for poor quality stucco that rubs off of the walls. It will fall off at the slightest touch and looks awful and they'll charge you for the damage. - The person who was supposed to run my building was unreachable during the rental process and ever after.

We only met once when it was time to sign the contract and he was very unpleasant and unprofessional. - At three different apartments I rented, they failed to provide adequate parking. In one case, they even encouraged us to park in a lot a block away that doesn't belong to them because "it's out of sight and no one knows it's there and you won't be towed". - Another apartment had a massive spider problem that was never addressed, the floorboards were splintering and we had to wear shoes around the house.

I also found out that the "good neighborhood" included a lot of bike theft and car break-ins. I lost a bike and a stereo. Pros: - The apartment may be warmer and drier than sleeping in your car.

Do not rent with this company. I've lived in one of their apartments for 3 years now, never missed rent, and now they are serving me with a Termination of Tenancy without Cause (which I literally cannot believe is legal in the state of Oregon, call your senators) while I'm 9 months pregnant. My husband and I have both talked to them about the situation as I'm supposed to give birth any time in the next couple weeks and then have been advised to have 3 weeks of bed rest, but they have basically told us that the conversation is over and they do not need to give us a reason why they're terminating out tenancy and so will not nor will they give us an extension so that I can rest after, again, literally pushing a baby out of my body.

In addition to this, Bell has been rude and unhelpful with both sets of roommates we've had. They were rude to the companies calling them on our roommates' behalves when our roommates needed to move. And any time we needed something fixed, we got a half-measure that did not hold up. Also we just found out our apartment has been listed online for $90 more a month.

They are putting the health of me AND my soon to be newborn child in danger for $90/month that they never asked us for. This company is awful to work with and heartless to boot. Don't get yourself into this situation if you can possibly avoid it. Update 10/20/17: Bell has now brought new prospective tenants into our home with our 5 day old baby.

If you don't know, doctors suggest every person who is around a newborn get a whooping cough vaccine first. We aren't even supposed to be out until 12/1/17 and they are AGAIN putting our baby at risk.

At the time of writing this I am beyond infuriated. My roommate and I are being price gouged for unnecessary cleaning and painting at $300+. And this is after the fact we made sure we cleaned everything and painted over any chips we caused. We are not going to take this sitting down. Do not live here and if you do currently rent out a property take photos of everything when you leave.

I left a voicemail and email about a rental property. They were returned promptly, asking me to turn in an application. I went in on my lunch break to pick up an application and current property listing. I found both easily and went to find a pen. The receptionist came out of the back and asked, "How can I help you?" I explained what I was hoping for.

She tsk'd and listed off several things she would need to take my application, including a $50 application fee and full application per adult. The application lists a screening fee and no application fees are mentioned or posted, so is it additional? It feels like a scam to take "application fees" per application, and stranger yet they won't schedule a showing or give you more information until you're paid and approved.

It seems like quite a racket, taking advantage of people desperate for any chance at a place to lay their head. The interaction felt strangely adversarial. She answered my questions curtly. It was neither a wsrm nor welcoming environment. I did not stay to apply or inquire further. If this is the level of customer service afforded to prospective tenants, I can't imagine the ordeal attached to putting in a maintenance request.

Bell is one of the three major property management companies in the area. I am hoping beyond hope to never have to rent from them, and would not recommend to others based on tjis interaction alone.

The people at Bell are very friendly, but that doesn't mean they have any idea what they're doing. I've been renting from Bell for a year now, and it has been little other than hassle after hassle. We had to change our mailing address twice because Bell didn't tell the post office that there were three apartments at this address instead of one; I had to visit the post office myself more than five times to get the issue sorted out.

In the winter, a pipe above our bathroom broke, and despite multiple calls and reminders, it took Bell three weeks to actually fix the problem- and of course, the maintenance men never cleaned up the piles of moldy ceiling that they left scattered across the sink. When my roommate moved to Medford, I had to visit their office three times to sign documents; the third time, my property manager called me in, but left before I arrived - luckily, one of the secretaries was able to find the documents for me.

Most recently, our ten-year-old washing machine broke, the maintenance man came to fix it, and proclaimed it all better - however, the broken parts had not been replaced, and the problem persisted for another five days before they could return and actually fix the problem. In addition, it seems impossible to get into direct contact with either a property manager or the maintenance department head- they all take voicemails and call you back at their leisure, making it very difficult to solve any sort of problem. Don't get me wrong - Bell isn't all bad.

Their secretarial staff is pleasant, helpful and understanding. Indeed, all of their staff is cheerful. But if a problem happens, you can expect to not have it solved if you don't pester them about it. Seeing as how Bell has a stranglehold on the Campus-area rental scene, it may be difficult to avoid them, but if you have the opportunity, save yourself a headache and rent from someone else.
