Ithaca's Belle Sherman apartments are close to Cornell University, in a charming suburban neighborhood with curving streets and grassy yards. The Belle Sherman neighborhood has a great combination of convenience and peacefulness: minutes away from Downtown, a short walk from Collegetown, but in a more relaxed setting.
Collegetown is often referred to as Ithaca's "second city, " and residents of the apartments in Collegetown are right in the heart of it. The Collegetown neighborhood grew up around Cornell University; with bars, restaurants, and busy sidewalks, Collegetown apartments can feel like they're in a much larger city.
Anyone who's visited Cornell University knows that it's basically a city in its own right; Cornell apartments close to campus are a great alternative to dorms, as well as a convenient option for non-student faculty and staff. CSP really cares about their tenants and the properties they're hired to manage. They are fast & responsive. Urgent repairs are taken care of same day, and non-urgent is usually the next day. I also like that they'll schedule you an appointment if you want to be there (like to show them what's going on, or if you have pets). The office folks & maintenance guys are all really polite & professional.

Critical: Professionalism, Quality, Value Slum lord. Maintenance Forman treats employees like garbage. As a former employee who was laid off and then lied to for why I was unable to return. Was made to do countless tasks that were demeaning and unfair.

We have been living in the north side near the airport managed by CSP management. I came across some sharp critiques of the management style, a few related to uninformed access to apartments citing water issues etc. Now while there have been intermittent water/gas issues during our stay, the CSP management have been upfront in terms of informing us.

They also have been pretty good at addressing any maintenance issues. We did have some initial issues but they were eventually addressed within a reasonable time frame. However we also noticed a profound lack of apartment cleaning effort before new tenants are allowed in. Its a bit weird and outright disingenuous in my view and I am not sure the whole management is aware of this issue!

I have rented with several management companies in Ithaca. CSP is far and away the best. I had a great year in a beautiful and safe apartment in Downtown. Everyone is nice, but Carol Ann was so sweet and memorable

WORST AGENCY EVER. AVOID AVOID AVOID. If I could give negative starts below 0 I would! So many issues with this agency it's insane. First they said that the bed is queen size and confirmed that twice. When I arrived I saw the bed was not queen but twin size and when I asked the agency to change it initially they said yes and then they said no it's not possible so they sent someone TO REMOVE MY BED without having a new one? Then, when signing the lease, the price was higher than what I had agreed, I noted this immediately and they responded by saying sorry we didn't know the price had increased! Then, I have issues with my windows - they don't even close well BUT no ofcourse they won't change them.

I also had issues with the shower knob (not getting warm enough) so they sent someone to fix it and guess what - I now have more COLD water. The kitchen tab is also problematic but for that I haven't received any updates yet (expectable). The highlight is of course the laundry. All the residents have issues with it as the laundry door locks and we are unable to get our stuff multiple times.

The agency LIED to me by saying TODAY that they changed the door and they will leave me a key TODAY. Guess what, the door lock is the same, I don't have a new key and my laundry is again locked there. I'm speechless honestly how they even call themselves an agency I don't know. Run away if you can

The staff was delightful, it was the first time I moved into an apartment and didnt have any problems. I would strongs recomend any of there properties. They are in a class of their own.

My apartment was thoroughly clean when I moved in and everything was in great shape. The staff was extremely friendly. One of the best renting experiences I have ever had. I highly recommend them.

On July 31st, the CSP team was particularly remarkable in helping our grad student daughter's recent one-day move from one CSP apartment to another several blocks away. Jordan was quick to solve logistical issues. He and the maintenance staff made the transition much easier than expected. Thank you so much!

When I moved in I was not offered a walk-through or any other kind of way to verify the condition of the house. So, naturally, when I moved out I was charged for damage that was there when I moved in. They removed some of our furniture (without notification) and charged us the disposal fee and replacement fee for "their" furniture (and then did not replace it).

I moved out at the same time some friends were moving in, so there was some overlap, and we were charged for "not disposing" of the stuff belonging to the new residents. They literally sent my a picture of things I "left in my room" but I'd never seen any of this stuff in my life. One of the pictures of stuff we "left behind" includes what looks like my portable filing case. which I am looking at right now in my Texas apartment.

If you want to rent from these guys, be prepared to part with your security deposit. Another fun fact! They ignored repeated requests to fix an issue with one of the windows, and eventually it shattered and sent someone to the hospital. Stay classy CSP.

I lived in two of CSP Management's apartments during my time in Ithaca, both in Collegetown. Carol Ann took me around to look at available apartments in my price range that had the amenities I wanted. I didn't have a care at the time, and she very kindly drove me, which I still very much appreciate! The CSP staff are excellent, including the billing people and Jordan.

All of my maintenance requests were handled in a timely fashion. One thing I really liked was that they took every request seriously: one grad student neighbor was very rowdy late into the night, and when I complained they held him to the terms of the lease (which specified quiet building hours). It was nice to have them advocate on my behalf. If I were to move back to Ithaca, I would rent again with CSP in a heartbeat.

I emailed CSP after my maintenance ticket about noisy squirrels in my walls had gone unresolved for two weeks. They then told me they were no longer managing my property. Good thing I didn't pay my rent early. That was the worst offense of my 9-month experience with them, but dealing with them generally felt confrontational because they were rather unresponsive to maintenance requests (they had told me they'd have pest control seal the holes in my eaves 6 months before that but never did) except for ones about water leaks, because that's the one utility they had to pay.

They also gave out my personal email address to a prospective purchaser of the property who emailed me to say he was going to visit. Not a huge deal for me, but not professional conduct. Their lease agreement was competently written at least, though the pdf copy they sent me after I signed had every second page upside down, showing they don't care about you that much.

Horrifying landlords. Do not EVER rent from them. Let's start with the worst of it. Halfway through out lease they told us they were bulldozing our leased property and we needed to get our stuff out that week. We fought with a lawyer and prevented them from destroying out leased property. Our water pump broke catastrophically after me telling them for (I'm not exaggerating) the 15th time that the pump was going to go.

We were told that fixing our pump, that was making the basement a swimming pool, could wait for a few days because I "lied about having no water, it's just on the floor." They poured poisonous chemicals into our well without letting anyone know. (Highly toxic levels of chlorine). We drank some water, not realizing it was an issue, and felt sick. They told us it was not an issue.

I looked into it and found out the company who makes the chemicals they pour in put massive labels on the bottle says "DO NOT INGUST." They also "fixed" our well and in the process left fecal matter in it. (No clue how) They refused to fix the problem for months even after the local water test lab found "more bacteria in [our water] than any other water sample they'd ever tested".

They constantly did construction work on the property leaving trucks and equipment parked on the leased property without any warning or consent. Overall, I'm dumbfounded as to how they haven't been bankrupt by lawsuits and the most disappointing part of my day is that I can't give them negative stars.

WORST MANAGEMENT in the world. There was a car with drugs inside, no license plates blocking the exit of their apartment I was living in. They refused to ever move it and chose to let it rot and cause a dangerous situation every time I tried to exit. They rented me a house with an active gas leak because their appliances are so disgusting and I was smoking right out the window (smoking was allowed in the apartments).

I messaged them multiple times about the stove having a hole in the burner and they didn't take me seriously until it exploded in my moms face. The fire department shut my stove down and CSP didn't replace it for OVER 3 weeks without any compensation. Their apartments are crawling with rats and I showed them proof of them eating my clothes food etc. Avoid at all times save yourself the hassle of moving out!

The whole team was always extremely helpful and easy to work with. I understand that rental companies are sometimes public enemy number one in college towns like Ithaca, but they're the best I've ever worked with.

These are, without question, the sleaziest people in all of Ithaca. Please know that before signing a lease you open yourself up to all sorts of incredible behavior. They entered my apartment while I wasn't home and then lied about it. I only discovered it because they accidentally sent me an email claiming "it looks like you're about to move out, could we let you out of your lease early?

We have someone else interested in the space." They charged my wife and I a total of $800 to clean our oven and "repaint" our walls because we had nail sized holes in our walls. They will only conduct a move out walk through after you move out and leave town so that they can charge you for things without your knowledge. These are honestly the least ethical people I've ever dealt with in any professional sense. They will screw you over if you rent at one of their properties. Anything is better than these people.

The worst company ever. Stay away with them. When I was looking for new place in Ithaca, I asked CSP to send me some pictures of the house I was interested in as I lived in San Diego at that time and I could not check the place in person. The picture looked pretty good so I decided to sign the lease. On my move in day, as soon as I steeped inside the house I realized the picture was total fake and the place looked like absolute shit.

At that point there was nothing I could do so I had to stay in that shit hole for a year. The shower broke almost every month and it was annoying as hell. The stairs are squeaky and could break any moment. The floor is absolutely disgusting. Even I asked CSP to fix these issues, they are so slow about everything. They clearly don't give a damn about you, they just need your money. They didn't even return me security deposit until three months after I moved out from the house. They have no shame.

CSP was definitely the worst management firm, if you could even call it that. Their customer service was beyond horrendous. We lived in a duplex last year and we were charged multiple times for trash that our neighbors continually left on our porch. We confronted them many times and informed CSP MANY times about the issue, but we still were charged.

If you want terrible living conditions, terrible customer service and a terrible over all experience, then go ahead and rent with CSP. But if you are at all a sensible person you'll take my advice and avoid them completely. PLEASE DONT RENT FROM THEM. FOR YOUR OWN SAKE.

Please stay away from this company. Some of their business practices are not legal. They do not care about their tenants, they only care about being paid. They have displayed a total lack of concern for the health, safety, and well being of myself and a number of their other tenants on multiple occasions. The staff treat you not as a respected customer, but as an unwanted burden.
