I would not recommend rent from Core 3 to anyone. My entire experience with them was the year from hell. From the relator selling the house coming in when I was sick after requesting they not show the house to RAW SEWAGE in my bathroom for the last 4 months off and on because the pipes were broken. I spent the last 2 months of my lease on a friends couch because my bathroom was unusable (they refunded me 10 days rent, if that, but refused to let me break the lease without paying an ungodly amount of money). Autumn the maintenance coordinator is a sweetheart but Darcy doesn't deserve the money he gets paid to screw people over.

Good luck finding your dream rental property but don't do it with Core3! Edit to respond: I understand you have to show a property to sell but when the realtors aren't respecting my space and are coming in after I specifically requested them not the day after I had surgery, they should be criticized. The items were tampons and wipes. I lived alone in that apartment and I don't use tampons and have half a brain cell to know not to flush wipes.

New "items" weren't going into the toilet, yet the issue persisted. You allowed me to practically live in squalor with no concern because you were still making money and it wasn't you that had to deal with it. You are a company, so you need to make money, but sacrificing the quality of your tenants lives is not the ethical way to do so.

I am currently in Decatur trying to move back to Bloomington. I filled out an application and I was completely honest of where I previously lived and where I was living currently. I informed them I moved in with my Girlfriend in Decatur when Covid got bad in 2020. I was working from home so we decided it was better for me to live with her until Covid calmed down.

I was legally signed under RCS Management from September 2019 to September 2021. Because I told Core 3 I was "technically" living with my Girlfriend but was still in contract with RCS Management. They still wanted a reference from Schwartz Properties even though I was just living with my Girlfriend because it was convenient due to Covid. It's asinine they could not use the reference from RCS Management as my reference.

They wanted Schwartz Properties (my girlfriend's place) to send them a reference about me even though I was with RCS LEGALLY till Sept 2021. They stated I had to use Schwartz properties as a reference because I was living there for more than a year. TECHNICALLY I was living in Bloomington since Sept 2021 since I was under contract already in Bloomington. So really, I was living in Decatur for less than a year. Bad practice of business and overall disappointing.

If I could give them 0 stars I would! First off- multiple times they have allowed people to enter our home with no notice. Lease states "at a reasonable time with reasonable notice" and "landlord must give 24 hour notice except in the case of an emergency" yet when you call and complain they state they can let anyone in at anytime with no notice. Two times I, as a woman home alone, woke up to men yelling and entering my home with no prior notice.

The most recent time they left all of our kitchen blinds open and had raised our heat to 76! on a moderately warm day (this past Monday, 3/21/22). I have a cat and dog-that could have seriously injured them had it been a summer day. They admitted their error with a measly "sorry for the inconvenience" text. Now, we are moving out on March 31st and they expect us to pay April's rent because we did not give 30 day written notice.

Our lease specifically says "tenancy can be terminated by MUTUAL AGREEMENT OF BOTH PARTIES OR (being the key word here) written 30 day notice." We called and spoke with our property manager over a month before our move-out date and told her we were moving, to which she agreed, but because of their lack of documentation they are claiming it did not occur. Absolute sham of a company! DO NOT RENT FROM HERE.

I have rented from Core 3 for a little over a year now and I am very happy with my experience. They were prompt and helpful through the recent snowstorm. Nicole made my renewal process so easy when my original lease was up. Any time i have had to call they have been very friendly and helpful. The online portal makes things so convenient. The maintenance guys are always friendly as well. Absolutely recommend them!

Every interaction i have had with Core 3 has been professional, courteous and prompt. Even through the craziness of Covid they handled my requests in a timely fashion. I definitely recommend working with them if you are currently looking to rent.

I asked and informed them at the very first that I didn't meet the income requirment because I'm a full time graduating student that I only work 15~20 hrs right now. I'm looking for a place after my graduation as a transition. I'm willing to pay UPFRONT a whole year lease in advance if that's an option. Their response was WE WILL NEED TO LOOK THROUGH YOUR APPLICATION THEN MAKE A DECISION.

So I apply, with 750+ credit score and 0 criminal history they deny my application because I don't meet income requirement. Yes they do response, yes the agent commutes with me was helpful and I don't blame her. I will have no problem and be thanksful if they said NO WE DON'T TAKE UPFRONT PAYMENT AS AN OPTION at the moment I asked. I will rate them 5 star and walk out.

But they scam me 70 dollars instead : edit: I offered 6 months or 1year upfront. Then the "manager"said we need to look through your application. I honestly don't care the $70 but I'm mad at providing all the info, paying the 70, submit everything you asked, then give me a result you can tell me at the very beginning. You expect a full time student make 3k+a month while at school. You could have clarified everything and you know it.

I am partially handicapped and they are telling me that it is my job to clear out the snow when it's 3 feet tall in my driveway. I've got Covid. That they don't care how I get out. It's not their job to clear it out. They could care less how I do it. Response to core 3. I told the lady I am on disability & can't afford to pay anyone. She said she didn't care. Not her problem. I do not have a lease with you as I am month to month. The new owner said he'd keep our contract the same. Lies.

Do NOT rent from this company! The guy running the Bloomington office is an absolute scumbag! My first day in my apartment i had no AC and it was 90 degrees. The place was absolutely disgusting and which they lied and said they just cleaned lol! I was charged for damages done by someone unknown at which I filed a police report and was told it would be paid for which it was not!

And I was not refunded my money. I also did not receive a deposit back which is illegal and threatened to take them to court. I would give this place less than one star if I could. Absolute awful and unprofessional people. They still owe me $635 which will never be seen

Core 3 is an absolute great company. I've never had any problems when it comes to leasing questions that I have had. They always are very prompt to answer. Their staff is very friendly and very professional as well. They are very fast to help with any maintenance problems that have occurred. I highly recommend leasing through them as they are a great company.

I have been living in a Core 3 apartment for over a year now and absolutely love it. The apartment is top notch and I have never had any problems. Would highly recommend renting through them!

Well, I wouldn't recommend this company if you have other chooses. Unfortunately we had to since our HOA picked them as property management agent. They do not respond to your calls and emails most the time. Just our personal experience and opinion.

The short story: If you're looking for a property manager, look no further. We did our research and found that Core 3 best fits our property management needs. After plenty of communication, Catrina Porter seems to be a standout manager. She is down-to-earth, clear, concise, and works tirelessly to be the best in Springfield! The long story: My wife and I have 2 investment properties in the Denver area that I manage, but the market here is currently thin.

So we decided to purchase an investment property, out of state, in Springfield. We used Dan Fitzgerald with The Group Killebrew Team (very good experience). We researched several companies and we narrowed it down to 3 options. We called and emailed them all and we found that Catrina Porter with Core 3 seemed to be the best fit for our goal to provide clean, comfortable, and affordable homes. Catrina is relatively new to Core 3, but had the answers to every broad and specific question that we had for her.

She seems to have a balanced focus on the needs of the tenant and the owner. She walked through the property with us and made suggestions on all work that we should do. I'm not sure if it is Catrina or Core 3, but they don't seem to nickel and dime you for every little thing. Catrina has stepped up and surpassed my expectations several times in the short time that we've worked with her. I look forward to working with Core 3 on several more properties over the coming years!

I used Core 3 Property Managment to manage a rental home I own in Morton IL. I would not recommend using them. The initial set up for property managment went smoothly. I really liked my first area manager but then he left the company and my property was assigned to a different manager who did not keep up with things. One set of renters moved out in July 2017 and it took them over two weeks to notify me that I had lost renters.

In August 2017, during a walk through, I noticed that the kitchen faucet was replaced. I had not received any notification of work done in the kitchen. I asked the manager if she knew anything about the faucet being replaced or repairs in the kitchen.she said she did not know of any. Three months later I got a notice on my account for kitchen repairs performed in July.the invoice from the plumber was stamped "old documents found on desk 10/16/17." I took this as a sign that they don't know what was going on with the properties they were managing.

The manager also repeatedly consulted my father about my property, who neither has any ownership in my house nor had a management agreement between Core 3 regarding MY PROPERTY. I took this as a clear violation of my personal privacy and had serious concerns about personal identity security. Who knows who they would talk to about my property or personal information!

I unfortunately had to wait several months until I was leagally able to cancel my contract with them. After all these problems, the manager did not rent the property for over 6 months. I cannot say how much I do not recommend this company!

Worse property management I've seen. I called and requested Gail to come to the house because we were freezing. SHE FLAT OUT REFUSED! I couldn't believe it. I ended up taking care of it myself and called the propane gas company out. We had a leak inside and a big leak at the propane tank. They made me leave the house because of the danger.

That got her attention then! I should have sued her company! Then I had her assistant or receptions lady come out and she couldn't believe how were were living and said she would never live like that. Blankets up between doorways trying to keep the heat in one room to stay warm. The maintenance man came to put a new wax ring on the toilet and it was frozen to the floor. Thats how cold it was in there. Don't waste your time!
