Excellent Property Managers. Professional, caring, responsive. Management is always good quality and caring for property and tenants. Best in Olympia area. If you need the best management team consider Cycle as your first choice.

We unfortunately paid Cycle Real Estate to manage our rental home since 2013. The quality of services provided was not up to par, but it was always a complicated time (lease renewal, tenant move out, pending repairs, etc) when we considered firing them. I honestly had to babysit them, as they were never on top of lease renewals or providing information when there was an issue.

They would charge an extra fee (50%) every time there was a new tenant, and ironically we rarely had a tenant renew the lease (they had incentive to find short term tenants, because they got more money). Never recouped any money or saw proof that they filed collections against tenants who left damages exceeding deposit. We finally decided to list the home for sale.

Once we gave them notice, they effectively stopped managing the home. The tenant trashed the home upon move out, and Steve Watts just left the home with over 2500lbs of garbage and tons of damage. He would not even coordinate any services to clean it up, yet he had no issue taking his fee out of my rent proceeds. He did a walk through, but missed thousands of dollars worth of damage (broken toilet, broken cabinets, holes in walls, water damage in bathroom, ripped carpet that was new, torn up door trim, pet damage throughout).

Completely unprofessional job of handling move out. He knew tenants were smoking pot (bongs left out during home showing with realtor) and had pets (lease said they did not have pets), and failed to enforce the lease. When I asked him for copies of all records after they were done managing home, he claims there are none. How are you a licensed business that charged me management fees every month and yet you have no records from 7 years of management?

I had the unfortunate luck of parking directly in front of one of Cycle's real estate agents; a middle aged and heavy set white male driving a white Toyota with the license plate beginning in "AIM". Upon returning to my vehicle I noticed a large scrape on the rear driver side bumper of my black car. I took photos of the white paint that had been transferred to my vehicle from being hit by the car I had parked in front of which was no longer parked there.

The following week when I returned to the area and I once again parked. Having recognized the employees vehicle I approached his car and took photos of the damage done to his vehicle. He had black paint scratched into his front passenger side bumper. The exact spot the damage would have occurred if he had been trying to pull out onto the street from behind my car.

So I took photos of the damage on his car and went into cycle to approach the driver and let him know that the had hit my vehicle and failed to leave a note or insurance information or anything despite damaging the cosmetics of my vehicle. I showed the real estate agent ny photos of his car and my car's paint damage. He told me that did not hit me and that I must have hit him.

I explained how I had actually parallel parked in front of him and due to the hedge on the passenger side of the road, the only way I could have transferred that paint to his car is if I had pulled in at a perpendicular angle.not exactly a parallel park. I would have had to put real effort into intentionally hitting his car for his accusation to be true.

Whereas him pulling out behind me would have very easily happened. He refused to look at the photos and instead got angry at me for approaching him. I work nearby and recognized his car. It is ny opinion that he did not know i worked nearby and he did not realized that I recognize his car. When he hit me, I believe he thought I was a customer and would never know who hit me, if and when I finally noticed the damage.

So instead of leaving a note, he decided to just ignore it and nobody will ever know. I write this seemingly irrelevant review on their business page because the people a company hires is a direct reflection of their values, work ethic, and guiding business practices. The fact that they hire people who sweep mistakes under the rug without appropriately addressing them is indicative of the type of service you will likely receive upon utilizing their services. The motivation of the employee who I interacted with, was self-motivated. His bottom line was more important than doing what's right.

I viewed one of the apartments. The apartment was, ahhh.it had 4 walls. The person showing me the apartment said it was first come first serve. He also stated that once they had an application in they will notify everyone else that an application was on file. I waited two days and then went to the office to put my application in. First I was told no one had an application turn in yet.

I then went to get the application fee. I returned with 60 dollars for the 45 dollar fee. They didn't have change so as I was about to leave to get change. The person who showed me the apartment came out and stated that there was a application on file. When I asked him why I wasn't notified of the application like you stated. He told me that he never said that.really! Bad business all around. Try somewhere else.

This is the 5th time and house we have dealt with cycle real estate and everytime is just as amazing as before. I rented my very first apartment from them over a decade ago and was super excited that theg worked with me as a brand new 18 year old with nothing to show but work history and income. Everytime a family member needs to find a place to rent it is the first place we go to.

I have waited for homes to become available thru this company rather than go somewhere else because they are that worth it. We recently made the mistake of renting a home through Windermere property management here in Olympia and we will never make that mistake again. Everytime we come to the office the woman at the front desk is always so friendly and so helpful.

They never act or sound inconvenienced by you calling or coming by for something. They have some of the best priced homes in the county, hands down. They only take ONE application at a time and run it for approval before they will take any others. Other places take 10 applications (as well as application fees) and then pick the "best" candidate, so you feel like there is no chance unless your perfect and you end up wasting money.

I could go on all day about this company but the bottom line is this, if you are looking for a home where you can actually live peacefully and affordably with an amazing landlord, go through cycle real estate. Ps. If you dont have perfect credit, they still work with you

Not even worth a star. Absolutely the worst company to rent from. The front desk assistant is a jerk. Unnecessarily very rude behavior. Didn't let me meet the manager even when I called earlier before coming and made a prior appointment. When I arrived, she was rolling her eyes and saying th' the mangers busy!. Their property's poorly maintained and infested with roaches.

The manager is very unprofessional. I contacted them several times as my apartment was filed with roaches. They never took proper care of it. Roaches were coming from everywhere! The corridor, water faucet, . The cabinets were pre-infested with roaches too. Stay AWAY from these slumlords. They are only here for your money!

YOU HAVE BEEN WARNED: It is not worth any property or any price to do business with Cycle Real Estate, I promise. I would highly recommend that one heeds the advice of other reviewers and steers clear of these renters. Cycle Real Estate rents to young college students because they know their money is easy to steal. Every month I have a new, arbitrary charge from Cycle Real Estate, with no basis in my lease or their policies.

I have had my unit entered for "maintenance" and had someone from this company take photographs of every inch of my house and do a thorough inspection. The company then sent these photos not to the renters themselves but to our parents who live across the country. Their intentions are clear in threatening and embarrassing tenants into silence. The landlord who owns my unit has verbally harassed me on several occasions, all while on the property which I pay rent for.

Any formal complaints about such behavior were responded to by Cycle Real Estate a week later, and they fully supported, and even argued in favor of, the landlord's harassment. When something breaks they will turn it around on you and make you pay for the damages, which is especially unfortunate considering the awful qualities of their units.

Almost everything is almost broken when you move in. Cycle Real Estate performs arbitrary inspections on my unit, during which they look through cabinets and drawers as well as taking photos. They have threatened us with eviction based on their lies several times. They have talked badly behind our landlords back to us on countless occasions, then turned around and given him full support.

They are actively trying to drive us to the point that we have to move out before our lease ends. I am warning you, DO NOT RENT FROM CYCLE REAL ESTATE, YOU WILL BE HARASSED AND STOLEN FROM.

Awful experience with Cycle Real Estate, from the day I moved in to the day I moved out. The woman who was in charge of the unit forgot I was scheduled to move in and had nothing ready and since I had to move everything from my old place all my belongings went into the dirty spider infested garage while the unit was "cleaned" and sleep on a friend's floor with my daughters for three days.

I also had to pay rent for those days because my stuff was in the garage. The bathroom had mold growing on the wall and ceiling despite leaving the fan on and window open and using a dehumidifier. After numerous complaints they sent someone to look at it and he did nothing. I was charged for repainting the bathroom when I moved because of mold. They should have cut down the bush that was growing right next to and against the house and up under the eaves.

When I moved out I was unable to get the key to them on the last day (Sunday) of the month and turned it in before they opened on the first of the next month (Monday) and they charged me a whole month's rent. Although how they knew it was 7 and a half hours late I will never know since I put it in their key drop when no one was there. I feel they have terrible management and customer skills. One star is one too many.

It's pretty obvious these people don't care about the tenants, they're just in it for the money. The property looks worse than it has in years and trying to communicate with them is impossible. Email, phone calls, it doesn't matter. The only person worthwhile is their maintenance man. He's efficient and friendly. He earned the star. Cycle gets zero.

I have been a long time client Cycle Real Estate for over ten years. During those we have had a great professional relationship. Their vast knowledge of keeping my property rented is greatly appreciated and their ability to balance the needs of both me and the prospective or current tenants comes natural. Cycle's attention to the property itself is what I also have come to respect. They take care of maintenance, defects, shelf life and over all functionality of both interior and exterior spaces. Great job all around in managing my property.

Not even worth one star. This company is absolute garbage. They are slumlords. Their units are FILLED with mold. And not just the normal Washington mold that you get every now and then, like filled with mold. And they do nothing about it. They don't update there units so they are falling apart and so poorly maintained. I wouldn't live there for free, or if someone paid me. Plus Karen is an awful person. Only cares about money (she's the owner)

The team at Cycle do a great job. Very understanding and patient. I had a bad renting to own experience before and they were able to calm my nerves and I felt comfortable enough to move forward with a purchase through them. I am so lucky to have found this company

Not even worth one star. Absolutely the worst company to rent from. And I have rented from many! Not only are there property's poorly maintained and filed with mold. They hiring extremely unprofessional managers for their property's. I contacted them several times as my apartment was filed with mold and I had only lived there for 3 months. They said the mold was my fault.

How does one grow mold in a place when only living there for a few months? I wasn't smearing food on the walls. No it's because there building aren't updated nor are they up to code. I would stray away from renting from them. They are slumlords.

DO NOT LIST YOUR PROPERTY WITH THEM! I asked for 45 minutes of thier time on a Friday before 4th of July to see a home I was willing to rent asap as a incomeing veteran. The answer was no we are closed. After I begged still the answer was closed. They fail on the very fiduciary obligation in which they are perform, acting in the best interests of client on both ends.

If you don't care about professionalism, income is not necessarily a priority for you and really don't care if it sells or gets rented, THIS IS THE PLACE. Horrible customer service!

The people we rent our house from hired these bozos because they don't want to be landlords, after our mud room flooded from the old utility sink and the cat urine that is soaked into the carpet manifested itself after we have been here 5 mnths. Our house reeks! We don't have a cat! I am allergic to cats so you can imagine how gross it is for me. I am really disappointed because we are military and we move enough. This situation is horrible and we are in the process of getting the military involved.

Cycle is nothing more than a bunch a criminals who act either like stuck up pricks or play things off with the dumb card! My roommates and I had to threaten them with a law suit to get back not only our deposit (which we are still waiting for) but also our last months rent which they tried illegally to hold for extra damages (so false- they can never do that!).

They like to rent to younger 20-somethings so they can away with treating you like dirt and keeping all your money because they think your young and probably don't know the law. Watch out people! They are criminals and you will have to get lawyers to defend you and you are only going to get money back if you threaten them with taking them to superior court, not just small claims court.

Do not rent from this bunch of whacko criminal a**holes please! And if anyone else has had similar experiences, please tell the business bureau so they can be investigated and shut down!
