We really enjoy having DeDe's Rentals as our property management. We are new tenants of a home in Santa Rosa and thus far our experience has been very positive. They have a very simple/easy process for viewing the home, applying for the lease, and finalizing our contract. They are centrally located in Santa Rosa, and their online portal is a very easy/efficient way of paying rent and/or submitting maintenance requests. Would highly recommend them to friends/family in the area looking for house rentals.

I have been renting a condo from DeDe's Rentals for 10 years. Whenever there is a problem (which is rare) all I have to do is go to their portal and report what the problem is. It is handled very quickly by reliable and skilled professionals. Actually several years ago the water heater decided to leak profusely and it replaced that evening. The property managers are knowledgeable and very nice as is management. I highly recommend DeDe's Rentals

I know that moving is always a challenge, especially across state lines. I never expected for my moving experience to be this excruciating. I am taking the time out to write about my experience with DeDes rentals because it was uniquely horrible. I started by finding their property on third party sites and then went directly to the website to see if the properties were still available.

My earliest receipts of trying to contact the management company is from March 12th. I guess it was a misunderstanding to think that contacting the general info email or kevin@dedesrentals would warrant a reply. I then went to try close to 7 different phone numbers, all under the "contact us" section of the property, leading me to different recordings.

One of the recordings informed me that it is company policy to require an in-person tour before any application is sent. Being from out of town, I swallowed the financial aspect and FLEW OUT TO CALIFORNIA to tour the homes. Upon my arrival the tours were shut down without any explanation. I found one property that tours were still opened for and jumped on it.

I loved the property, I was willing to put down whatever it took right then to secure the place. I wasn't prompted for any application and again no one was answering the phones so I decided to stop by DeDe's while I was in town. On the way, I was prompted to fill out the application and started the process. Thank God I didn't complete it before arriving.

I got the the location and was greeted by THE RUDEST representative. I wish I could've gotten her name but truly in the conversation I couldn't get a word in edgewise. She immediately shut me down and wouldn't tell me anything past "there's a process" and "that location is no longer available". She was incredibly patronizing and told me if the property isnt on their website its not available.

The property is still listed on their website even now. One of the worst customer service interactions I have ever had. She didn't take any time to get to know my information or situation and felt passionate enough to write this review. It is not fair what these property management companies get away with and have to be reminded to have some semblance of customer service interaction.

5 star management company. Ariel Rhodes has been nothing but a pleasure to work with. She is quick to respond and always has the answer to what we are looking for. Keith Becker is absolutely what you look for in a property management company. Thorough and thoughtful with both client and tenant. The emails he sends are always useful and easy to understand. Great information! I would recommend DeDe's Rentals to anyone in the market for a management company.

DeDe's has done an excellent job working with my mother's rental house. Keith and staff helped tenants with Fed/CA/SonCo reimbursement programs, to everyone's satisfaction. They do a thorough job of keeping us informed.

If you rent from them, be aware that they will try to take your deposit when you move out, regardless of how much you clean. Know that they are required to pay you after three weeks according to California Civil Code Section 1950.5. I had the unpleasant experience of having to threaten them with a civil lawsuit. I called/emailed them within the three weeks after moving out to ask about the status of my deposit only to be told that they will not disclose any information over the phone/email (how else are you supposed to communicate with them then?).

I got a letter past the deadline saying that they were going to keep a significant portion of my deposit because the rental was supposedly not to their standards when I left. I argued that any damages were normal wear and tear. Their office is so disorganized that I had to call them to let them know that they never sent me my first paycheck. They violated California Civil Code Section 1950.5 and would not admit their wrongdoing. Ariel Hiatt-Rhodes and Keith Becker are both slimy individuals. Ariel hung up on the phone and tried to yell at me (very professional). In the end I got my full deposit back. My advice is to be firm with them and stand your ground.

Dede's has been managing my properties for over ten years. They are competent and caring in dealing with both property owners and tenants. During the catastrophic fires in Santa Rosa, they have kept clients informed about the events effecting them. I highly recommend Dede's.

As property owners, we are thoroughly impressed with Dede's rentals. They have been wonderful about helping us find tenants, manage repairs, and keeping us appraised of the shifting legal and political landscape. We also feel good about their equal commitment to their tenants. They seem to manage a very healthy balance of looking out for everyone's interests. Recently, Ariel Rhodes has helped us navigate necessary work that needed to be done on our rental. She was exceptionally professional and socially adept. We feel very lucky to have Dede's Rentals and Ariel Rhodes managing our property!

~Update: I was compensated by Keith Becker for the cleaning I did. My rating I'd now 5 stars. I am 100% satisfied with my experience at DeDe's~ With Perla's help, we were able to apply for our house and get accepted within 1 week. The process was very easy. Also, DeDe's Rentals was consistently the only agency that always had some rentals which allowed pets We love our home. Sadly, I just found out that the time I spent cleaning the filthy kitchen and laundry appliances will not be reimbursed.

I asked to be reimbursed for $75 for 3 hours of cleaning with my supplies, or $88 for a pro-rated rent amount. The rental manager declined my request and said it was as-is. I didn't know that could apply to cleanliness.

I have really enjoyed working with Dedes. The overall leasing experience was fast and easy. Ana is a very nice property manager to work with and we heard back from her with an approval within the week that we applied. One thing that I noticed when I moved in today was how clean the property was. Even the window tracks were spotless and you can definitely tell it was professionally cleaned before our move in.

I also would like to give a big thank you to Jenny who did measurements for us before we moved in to make sure our refrigerator would fit. Everyone here is very friendly and responsive. Thank you

The positives: They're responsive and kind when you speak on the phone and offer help or will send someone out right away. If an appliance stops working they work to get you a new one fairly easily. Had a fridge go out and they replaced it with one that was too big but helped get the right one in there. They got a new laundry machine when the one that barely worked broke down. Keith and Perla are very kind people, always easy to work with and helpful, but see below for the negatives on the move out as that was where I feel they felt short.

The negatives: They hire the cheapest contractors they can find and the contractors they hire won't do the work right or well. (Had a carport leak that dropped residue constantly on my new car when it rained, they didn't fix it right as the grating didn't fit in the drain, and it still leaked) Laundry machines on site were terrible, and I mean terrible.

I've lived in a lot of apartments and I've never experienced such poor laundry machines. It costs you about 5-6 dollars in quarters just to do the laundry and end up with it damp. The cleanliness when I moved in was disgusting, but I needed a place and didn't complain about it at the time. (Pee below the toilet, a dirty shower, oven still had stuff in it etc) The moving out process was the most uptight I've ever seen especially given the above statement on the cleanliness upon moving in.

I went around the house with my girlfriend for hours filling every tack hole (yes tiny little tack holes that you couldn't even make out half the time) because of the complaint that holes hadn't been filled. Getting my deposit back I was deducted based upon that. I also was deducted based upon touch up paint and minor scuffs which in any other apartment falls under the normal wear and tear so this came as a surprise to me because I've never been charged for something of that sort.

Also the way they like to paint things is by just painting over old peeled paint and not sanding it and doing it correctly therefore making it easier for it to degrade. The other surprise to me was that they called out that they had to replace items that weren't there when I moved in such as a tub stopper. (The tub has a valve switch to plug and unplug the drain which didnt work upon moving in but that's besides the point).

Apparently it took someone two hours to fill pinholes and paint minor wear which also is a surprise to me. Overall I'd rate experience living in the apartment as fine and acceptable. The moving out part was the worst move out experience I've had. Honestly look somewhere else if you'd like to have someone who will repair your issues correctly. And unless you like losing a chunk of your already ridiculous deposit to superficial things mentioned above then I recommend looking elsewhere.
