As a renter STAY AWAY! This company only looks out for its owners. We rented with them a little over 2 years, it's obvious they use the cheapest materials possible, if we tried to wipe anything off our walls the paint came right off. Towards the end of our lease our A/C broke and a part was on back order due to Covid. Our home was literally 92 degrees inside for 2 months we called and asked several times for a window unit to cool it down and was told to purchase one ourselves and return it afterwards.
They just kept telling us heir hands were tied because the owners didn't want to help out at all. Finally we told them we will need a discount on rent, once we started insisting on that they bought us a window unit to "borrow". We had it for 4 days before they finally were able to fix the A/C and took the window unit back. Because of this incident we decided to buy a home and be done with renting.
We did not resign our lease and ended up moving out. They charged us for EVERY single thing imaginable. They charged us 600$ to repaint the home. Their reasoning was that the owners walked through and were very particular, they told us we were the first tenants so we would be charged the most for move out, but when we moved in other people already lived there.
We did have to get some of the home re-carpeted which I understood. But they charged us for every ding and scratch the home had over the last 2 years of renting. We ended up getting 100$ back from almost 2600$. Our certified check also got lost in the mail and it took almost 3 months for us to get our 100$ back, I had to figure it out myself with USPS.
I believe nice people work there, but have literally NO power to do anything to help you as a renter. Protect your hard earned money and look for another company to rent with.

I'm sure this property management company is good for the owners of the house but it is absolutely terrible for renters. Moved in without being able to see the inside of the house due to Covid and that was the biggest mistake. The place was filthy, took tons of pictures, smelled like a wet dog, water leaked through all the exterior doors, fridge leaked, sink leaked, toilets would get stuck frequently. Called and told them about the problems and said someone would be out there to fix it.
No one ever came to fix any of it even after multiple emails. I ended up fixing the water leaks cause I didn't want to deal with the mold. One year was enough for us so we moved out and left the house 100xs cleaner than when we moved in and they still charged us over 1500 in fees. These people are complete crooks. I will never rent from them again. I give them less than a 1 star review, they deserve a -4.

DMM has managed our house in Fort Collins for 20+ years and we have always been very happy with services provided. We have had a few tenants over the years, but turnover was pretty infrequent and quick when required. Carol also did a great job ensuring our property was well maintained and providing good counsel on repairs / upkeep. Recently we decided to sell the property to take advantage of the hot market. DMM did an excellent job handling the listing and eventual sale. Sean was extremely helpful getting the property ready for sale and getting a quick sale for top dollar. We could not be happier with the service we have received from DMM over the years especially over the last few months. Thank you Carol and Sean!

We have worked with Carol and Sean for several years now and cannot say enough good things about them. They have always treated us fairly, have been great to all of our employees, and are just genuinely good human beings. Have had issues with leases not being correct, Broken sprinkler lines never fixed, horrible stench every time we run the dish washer and HOA notices for paint never being touched up. None of these issues have been fixed. It's been 2 years. Worst of all was this last sub-zero snow storm our heating goes out. Called the after hours emergency line three times, left multiple messages.
No one called back. Family was huddled in one room with a space heater with the temp hovering around 40 degrees. I'd had enough and started pulling apart and checking connections on the heater. Finally got it running. Still haven't gotten a call back.

Drake Manor is a fair, professional and understanding rental company. We rented with Drake Manor for a year. When others rental agencies were not willing to let a surrogate come to see the house for us, Drake did. When life threw a wrench into our plans, Drake worked with us and the owner. That said, the owner could have been unwilling to work with us and there should be no reason to blame Drake if it did not work out.
Aside from the additional customer service that was shown my family, Drake did regular maintenance on the house and made sure that everything was in order as it should be. They also fixed what was needed when we contacted them within a reasonable amount of time. When we left, Drake inspected and went over everything about the property. Drake Manor is specific on how they want properties to be kept and they hold owners to those expectations.
They also let you know up-front what steps you need to take and what to expect upon leaving your rental. The rental we were in had its challenges, and Drake addressed them. I really appreciated the professionalism we were shown while renting with Drake Manor.

I had a terrible experience with Drake Manor and wouldn't recommend them to anyone! Unfortunately when we moved to Fort Collins, we needed a furnished place, so our choices were limited. We were excellent, very clean and responsible tenants, and they deducted $100 from our security deposit claiming that we didn't leave the place clean. We left it MUCH cleaner than when we moved it, that's for damn sure!
I know this because I went to wipe some water that our daughter spilled off the kitchen floor the first day we moved in and the paper towel was brown with filth when I picked it up. Several times when we called and left messages, our calls were never returned. Drake Manor Management is unprofessionally run and I would steer clear if I were you!

Totally unprofessional. The way they operate their business is borderline, if not actually, criminal. As a property owner, I was charged several times for work that was never completed. I was never notified of any work being done until my monthly payment came in minus the expenses. After complaining about the lack of communication, they sent their contractor out to do more unnecessary work and billed me at a rate of $40 per hour.
I made it very clear that I would not be renewing my contract at which point they completely neglected the property. The tenants cleaned and the house was left in fair condition, but Drake Manor never fulfilled their responsibility of returning the property to me in the condition it was in when I contracted them. Furthermore, I was supposed to have been returned access to the property on August 1 but they never returned my calls or emails and I was forced to break into my own house!
I would bet anything that the tenants were charged for cleaning that obviously never happened and did not receive much, if anything, of their deposit back. Bottom line, if you are a property owner, look elsewhere for your management needs. If you are a prospective tenant, steer clear of any of their properties.

This property management company is the worst I have ever experienced. Stay away! Right before we moved in, the carpet smelled horribly of cat urine. We complained multiple times to the office, and finally they said that they had brought in a "professional cleaner" to come and clean it for us "the day before you moved in." The only problem was that we happened to have been outside on that day and saw the front desk guy go in with a vacuum. no professional cleaner to be seen.
We eventually had to pay out of our own pockets to get the carpets cleaned. A maintenance order that we placed in August was finally fulfilled. in February. Our hot water heater went out 5 times and Drake Manor refused to get it fixed or replaced, even when the plumber said that it clearly needed it. Finally, we scrubbed the place from top to bottom when we moved out, and still did not receive our security deposit back. I would not wish this place upon anyone!
