We had a fantastic stay at Florida Flashback. The house is awesome and was immaculately clean upon our arrival. Everything we needed for a fun filled week was available and ready for use. The staff at Dune Allen realty were very responsive and a pleasure to work with. We will definitely be back!

I spent a week in March at the Lakeside escape house and for the most part had a great week. The house was beautiful, great location and even better friends to spend the week with. However, I would not trust this company with my money again. Arriving to the house on Saturday, we noticed there was no wifi, and as we arrived at our check in time of 5pm, the office had already closed so we would have to wait until Monday morning to call about the WiFi, no biggy we weren't there for the WiFi.

After I called on Monday, I talked to a representative about the WiFi who had claimed it was a downed internet line and it was affecting 6 of their properties, they said that at the latest the problem would be fixed Friday(Our group was leaving Saturday morning) and that they would try to expedite the process as much as possible. Because there was no WiFi a lot of us that had some remote work were not able to do it and it made the movie room and TVs in the house totally useless. Again, no biggy we weren't there for the WiFi and things happen.

This is where things get fishy, the technician came to the house to fix the WiFi on Friday. He said he had no idea where the "down internet line" story came from, that the problem was just a hardware problem, lose wires and broken modem, and that there had been three separate technicians called to the house before we arrived. Leading us to believe there was a known problem that they did not address and lied to us, to create their "third party problem" narrative so there would be no refunds.

I called after talking to the technician and questioned the company's integrity, which they assured me they had not lied and they would send proof of a contractors description, that he did blame the problem on a downed line. I gave them a full business day to send the proof and when I had called again and told them who I was and what I was looking for they put me on hold and sent me to voicemail, I left a voicemail and never got a response.

I would love to update this post and say that the company was great, because from the beginning they seemed very accommodating, but until they verify that there was no lies being formed I will not trust this company again. UPDATE TO REPLY*********** An assumption is not a fact. Over the phone it was not "we assume it is a downed line due to construction" it was "there is a downed line due to construction which is affecting yours as well as other properties" the differences in those remarks are in itself deceiving.

If you do not know what the problem is, anything but saying that, is a lie. Must I emphasize my second to last paragraph that you seemed to have skipped over? I was told that there would be a memo sent to me, proof that a contractor had said it was a downed line, but when it was never received I was ignored and hung up on? I "assume" after talking to the contractor who stated there was known problems before we got there, is that they knew the WiFi in the house was down before we got there. Then, instantly used a classic excuse so that it wasn't their problem. This company does not take honesty and integrity as highly as they claim, just look at their other reviews.

I rented vacation home called Marison in 2019 for May 2020 rental. The pandemic occurred and we had to move our reservation to 2021. My daughter had to get a service dog during this time, which I called and was told all I needed was certificate of registration for the dog. I honestly did not think any more about it since contract states "should a guest require a service animal or emotional support animal (as described under the above Acts), the guest should contact Dune Allen Realty to request reasonable accommodation for their needs." When we arrived in Santa Rosa, the agency called and announced that Marisol had new owners.

I went out to beach and when we returned my phone was blowing up as new owners had cameras and were not happy with service dog. The agency slapped a $1400 "cleaning" fee on my account that day. When I left the beach house, I sent them pictures and they acknowledged how clean the house was. The contract calls for additional fees due to damages and additional cleaning which obviously there was none needed. However, I never heard of a $1,400 cleaning fee for a hypoallergenic dog.

I tried for months to work with them to come to a reasonable agreement on this excessive fee. Not only were we not able to get them to come to a reasonabIe agreement, we were never able to get a receipt of any kind for the $1400 cleaning fee (I think you can guess what is going on here. New owners have renamed home Tide Life and gone up on rental significantly from what it was at the time I rented home.

My advice to those who are looking to rent vacation rentals to use another company that may be ethical. After I had written this review I took the time to read some of the reviews on this business which I should have done in the first place. I too got charged the extra fee for transferring my vacation rental to the next year (same week) when the state was completely closed due to the pandemic. I agree with the person who encouraged others to use companies that are ethical for sure.

Dune Allen was very easy to book with, and Loved that final payment wasn't due until a couple weeks before our stay. They were attentive and prompt answering ALL my emails before we arrived. There wasn't any reviews on the unit we were going to be staying at (DA Townhomes #10), it looked lovely from the pics-so I booked it. The building is very old.in DIRE need of updates and repairs on the outside.

The inside of our condo was re-done somewhat. Kitchen was nicely re-done and decorated.and huge! Nice to have everything we needed to cook/bake etc. (except I could not find ANY potholders) The first day our back sliding door handle broke right off. I called the SAME day and told them. Didn't hear from them until I called a day later and they said They put one on order, but we told them the screws broke off and just needed to be screwed in again.

The entire week went by and NO ONE came out to do this. We would have, but didn't have a screwdriver or screws and was not going to go buy them. So for the entire week, we had to push hard on the glass to get the door open! It didn't completely ruin our trip.but for $2,700 a WEEK it should have been taken care of immediately. It's ALOT of money. We also killed a few cockroaches (which means there was PLENTY more), the master shower curtain has MOLD (do these units get inspected?), master tub was backed up, living room furniture was VERY stained, ceiling fan in guest room was missing one blade, the dryer only worked half the time, there was NO cold water wash in the wash machine, master bedroom screen door had NO handle and screen was ripped.

This building takes ALOT of abuse from storms and these things get worn alot, I understand. But for goodness sakes.make sure they are fixed before people rent them for that price! I did email Dune Allen Realty these other concerns toward the end of our trip, and we did not let any of these things ruin our time.the location was beautiful and beach access right from the back door was fabulous.

I'm just hoping these things are fixed for future renters! Probably won't rent THIS particular unit again though. Since they posted this review, DAR responded (see below) that there was no mold on the shower curtain.but there WAS. wish I would have taken a picture. Oh, and I forgot to mention earlier that I found a couple BUGS in the bed. And the door handle should have been temporarily fixed so we could open and close the door all week without pushing on the glass!

My husband is a contractor and he took a good look at it and said it COULD have been screwed in temporarily with NEW screws (since the old ones broke right off) until they could install the new handles. Same with the upstairs bedroom slider.no matter WHAT had to be done. And, YES, the dryer's hot air DEF needs attention. Sorry, but for the price of these units- those things that I mentioned should have been in working order. Folks.just beware of the older rental properties.

We rented Allen's Dune during mid September. A great place, in a great location, that was outfitted very well with most we needed. The four bedroom with four separate bathrooms layout was great for the four family couples in our party. The wonderful covered beachside porch was outfitted with quality chairs and tables to accommodate early morning coffee and outdoor meals.

The kitchen was nicely outfitted to handle all cooking and servicing requirements. Some things that need attention to improve the rental are: a drip from the a/c ceiling vent in the left front bedroom was annoying, five TV remotes in a bowl on the living room coffee table with no instructions was intimidating to us old folks, many doors that squeaked loudly when opened or closed, no lid for the plastic kitchen garbage can meant exposed garbage to view and smell all the time, and only one dish towel.com'n man.

These minor things were brought to the attention of Dune Allen Realty Rentals after leaving. The check in time was a problem. All info and advertisement on the rental does say that check in "starts" at 4:00 pm. however, only the contract states that it could be as late as 7:00 pm. When we arrived shortly after 4:00 pm expecting to check in, we were told the rental wasn't ready, and that we'd get a text when it was. Additionally, it was rather smuggly brought to my attention that the contract states check in could be as late as 7:00 pm.

I guess shame on us for not reading the contract, but it seemed deceptive that the as late as 7:00 pm check in wasn't mentioned in all preliminary advertisements on the rental. We had four couples coming in from three states, all driving more than five hours, so a not unreasonable check in time of earlier than 7:00 pm would have been nice. I asked the ladies at the office for the address of the rental so all could plug it into their GPS, and we could drop off a couple cars and, making the best of not being able to check in by going out for dinner.

To my surprise, they refused to give me the address, and of course citing COVID, and said that if we went to the rental to park a couple cars, we would endanger and intimidate the cleaning and inspection staff and delay the time of check in even further. Keep in mind that this is a rental that I had paid thousands of $$$ up front on.and couldn't get the address until just before I checked in.

We were offered to come to the rental office, which was near the rental, to gather until check in. I guess we weren't dangerous or intimidating to the folks working there. I did get a text about 6:00 pm giving me the address and code for the rental. We had a great week at the beach in a great rental and looking forward to doing it again as we have for over 25 years.

The minor issues should be addressed and corrected with ease by the "inspection" folks. I expressed my sour grapes over the check in process, and again shame on me for not reading the contract, but I feel that the folks at Dune Allen Realty Vacation Rentals need to reevaluate their customer relations effort and check in time disclosure.

We rented Full Abalone in Santa Rosa. When we checked in it was apparent that the house was not cleaned. The counters were sticky, bathrooms had hair and dirt everywhere and floors were filthy! To pay aa expensive cleaning fee and not even get a clean house is unacceptable. In addition, the microwave was broken and the dryer took 10-12 hours to dry one load of laundry.

When we called about the dryer we were told it was due to humidity outside. Beware renting this property. You are limited to a 30 foot wide public beach. It is private to the left and right and you will be harassed and made to move if you enter the private beach.

We just loved our place. We stayed at the beach view 6039 3rd floor. Absolutely amazing view amazing water and amazing service. This is truly a little piece of heaven. We are from south fl and surrounded by beaches but had never went up north to go to the beach. We will definitely be back. Thanks to Dune Allen realty for the ease in booking and find our place. It really went beyond our expectation.

We stayed in Gulf Place Caribbean #109. Our dryer was broken upon our arrival. I was told a part was ordered and it would be fixed on Monday, which turned into Wednesday. I feel I should have been notified prior to arrival that the dryer was broken, so that I could have packed extra towels and clothes, or better yet, be offered another rental. After many frustrating back and forth text messages, I was told to use the complementary dryers on the 3rd floor. Turns out that these were actually in a different building on a different floor.

We had to walk in the rain with our laundry just to discover the dryers already in use every time we would check. We were told we did not have to be there when the repair man came. My husband happened to be there and the repair man said he was glad someone was there, because he did not have the door code to get in(plus, who wants people coming in and out when all of your belongings are there).

I sent an email to Dune Allen about this and did not get a reply. There were also issues with LOTS of mildew on the shower curtain and above the shower as well. Several of the air vents were dirty and rusty. The refrigerator had rust all over the side of it. The kitchen cabinets had lots of paint clipped off them and a drawer was broken. I'm not a picky person usually, because I don't spend a lot of time in my condo, but I will say that I have stayed places a lot nicer that cost me a lot less. Location was pretty nice, but that's all it had going for it.

We have rented through Dune Allen Realty for many years. They are always easy to work with, and they take care of any issues right away. All of their employees are very friendly and efficient. I would highly recommend them. We can't wait for next year.

I gave the company over a week to rectify this situation and we still don't have a solution. During our stay we found dead cockroaches inside kitchen bowls, cockroaches under sinks and on stairwells. The pest control man said they had been there for months. My mom who is in her 70s sat on the outdoor furniture which broke from under her causing her to fall backwards against a wall.

The furniture did not have cushions. There was a huge carpet stain that was covered by a table. There are more complaints but these are the most serious. Actions taken by Dune Realty - Pest control came out to spray kitchen during our visit (which was extremely unpleasant and did not stop us from seeing cockroaches) A cleaning lady came to clean and wiped down surfaces and gave us extra towels - she did not clean cabinets or kitchen supplies which is where we found the cockroaches.

I was told I would receive a $300 credit and 7 business days later I still have not received this credit. I was also told I would get a 10% coupon for future stays but this has not been sent to me in writing. Both of these credits are less than 0.1% of our total expenses. The compensation for our experience was inadequate. The process of dealing with this situation could have been very simple - acknowledge, compensate, and move on.

Unfortunately working with Dune Allen has not been this way. We have back and forth emails where the company is "waiting to hear from the owner" or "it's posted on our end" or "I was not in the office" or "we have been telling the owner to make updates." Our complaints are serious complaints that expose a lack of basic requirements from rental properties - cleanliness and usable furniture. I do not recommend working with this property management group.

Beware! We stayed in this property (Gorby Cottage in Santa Rosa Beach) the first week of April, 2021. The following are my comments: Overpriced as compared to other properties nearby. Awkward arrangement. Structure split in two sections. Kitchen area in one building and bedrooms in separate building connected by a closed in porch area. Furniture way too large for size of room in Kitchen area.

The table is not useable where it is placed. You can barely walk in the place it is so crowded with outdated furniture. Furniture cushions all smell musty and needs updating. Whole Building has a musty odor throughout. When it rained the water just poured off the roof like a waterfall. Whole place was in need of major repairs and updates. Cleaning was not done very well.

Lots of hair (probably pet hair) around the room edges. I couldn't stand it and got the sweeper out and cleaned it up myself. Lots of dirt around the edges where the baseboard meets the floors. Outside of building and and landscaping needs major attention. I am not sure where they spend the $400 cleaning fee but it sure wasn't spent wisely. My wife and I use to own a cleaning business and we understand what it takes to clean a building correctly.

This building was a mess from the bottom up from months maybe years of neglect and just doing a spruce up of the major areas between visits does not constitute a clean. Believe me, this building is in need of a deep detail clean! Ant problem spoiled our dry goods that were sitting out on shelf. The clothes dryer did not work. I should have called that in but was so disgusted with the place I felt like what's the use. Awkward and dangerous stairway to a loft. Loft railing is dangerously low, not sure it would pass building codes. Burned out lights throughout and clunky cabinets throughout, especially in the bathroom. it looks like it fell of the truck before it was installed.

House next door looks to be abandoned. It is run down and in need of major repairs. No sign of life next door for the week we were there. Again, not welcoming and not what you would expect of a neighborhood where people are spending top dollar renting a vacation home. Bathroom did not have an exhaust fan. As a result the ceiling is covered in mildew and mold.

That seems like a code violation but it did have a window in the shower. if you could get it to open. Sidewalk entry into building is unsightly. Mold and mildew all over concrete and exterior walls of building and sidewalk as you walk up to the entrance door. Not a welcoming entrance for a place that you have rented for a relaxing family vacation. and paid good money for!

Entry to building is not secure. The only lock for the entrance is a cheap screen door lock. I was not comfortable leaving my $2000 AKC puppy there when we went out. The widows in this enclosed porch area were clear plastic. There is evidence that one of the lower panes had been broken out near the front door I assume by an over anxious dog, and repaired with what looks like Saran Wrap.

Overall very disappointed with this rental. The whole building needs an overhaul. Not sure why Dune Allen would want to represent such a property that is in such poor condition. I saw a review that said it was privately owned and been in the family for years. I bet you the owners wouldn't want to stay in a place like this for their vacation. Someone called it cozy. it is definitely small and crowded with worn out furniture and appliances but it is certainly not cozy.

I am sorry for being so frank but I wanted to let you know what to expect if you rent this property. None of the reviews I looked at mentioned any of this. Maybe it just got worn out over time. Just be aware of what you are renting. It is not what it appears to be in the pictures.

Dune Allen realty was great to work with! They had amazing customer service and were very friendly. We stayed at Beach Cottage 30A and it was definitely worth the price of the small super cute house. We had our own house not condo on the beach and it was very private and the private beach in front was never crowded. I have a few recommendations for the owner to help have a better experience as the place as very dated and hard to feel 100% comfortable in.

However like I said it was totally worth the price bc you can never find a HOUSE on the beach for this price! 1. I recommend replacing/ repairing/painting the baseboards. They were very dirty (like caked on dirt) and peeling. A small fix like this transforms the place. 2. Replace the couch and chair. They were stained and very musty smelling. We had to spray febreze in the air regularly.

They had a blanket over the couch and you can see why. Also I recommend taking away the Coca Cola small table and just having the one big table in the room to create more space or adding an extra chair to the room bc it was fine for our family of three but if you had 5/6 people not everyone has a place to lounge. 3. I recommend adding a small fence to the side of the deck next to the blue condo/house.

We had several people walk from the road and cut thru the blue houses driveway and then onto our deck and out to the beach. This happened regularly and even in the evening when we were enjoying dinner we had people walk up the deck and onto our patio and around. It was slightly annoying but not sure if really preventable. 4. Replace the outlets, half are broken and the cords don't stay plugged in. 5. Repair sliding glass door as it leaked when we had all the monsoon storms come thru.

Might be the reason for the musty smell. 6. Bed is soooo squeaky like you cant even move a leg without waking up the person next to you. Get a new bed frame or box spring :) For people with dogs FYI there are cactus/cacti? Alll thru the yard so be careful of your furry friends paws. All that is minor though and with those changes I would give this 4.8 out of 5 for sure. we enjoyed our stay and those minor fixes could really have made it feel like home. Especially new couch/chairs! The deck is amazing to enjoy coffee on, the shower was comfortable and clean, the outdoor shower was perfect and the location can not be beat!
