Horrible application process. My current landlord stated that the lady who ran my application never asked about my rental history, she only asked if I resided there. I was denied because my credit report had two minor things on it that were under 100 bucks. I felt I was discriminated against due to my race.

The property was great, rent fairly priced, and Eck was super friendly. Sarah is the best. When I didn't have my mail key at checkout she didn't charge me $100 replacement fee, instead she gave me 3 extra days to find and return it. I don't know why there's so many negative reviews and I won't pretend to know what happened behind the scenes. But I can tell you that from my experience, if you do your due diligence and treat people like people, then you'll have an enjoyable experience renting. Pro Tip: Read your lease! Then there's no surprises.

Eck RE Services manages properties and performs landlord services for property owners. I say this not to be obvious to to remind renters that they do not work for you, but for the property owners. With that in mind they have systems in place to responsibly inform, both verbally and in writing what the responsibilities are for both renters and owners (via Eck RE.) I rent from them currently and find them honest and responsive to my needs and they have performed required maintenance fairly quickly.

I read the lease so there are no surprises and the renter's responsibilities are reasonable; they even were responsive to my questions and amended the lease to ensure it was complete. I recommend Eck to anyone wishing to rent in the area as their properties are well maintained and clean when you start, much cleaner than other rental properties that cater to a more transient college crowd.

The properties are clean because of their rigorous maintenance but they will hold prior tenants accountable for fees if they did not keep a clean and responsible home. The Eck staff are professional and have been friendly with our correspondence. I can only imagine the lower ratings here are from those newly away from home but are still expecting Mom & Dad like treatment and forgiveness.

The Eck staff are not your Mom or Dad and the property owners are not willing to clean up your mess for free. If I owned rental property I would want the Eck staff to manage it for me. [ UPDATE ] After completing my rental period and handing off the property back to Eck RE - the process was efficient and fair. I did nothing extraordinary to clean the place that I had not done at other rental properties or government (when I was military) housing.

I received my full deposit minus a very reasonable carpet cleaner fee. Eck RE was fair and upfront with their business and they responded promptly to schedule and perform repairs when requested. They are professional and I recommend them - assessment changed/improved to 5-stars from 4, now that the lease is complete.

This is not meant to be a hateful review, just a matter-of-fact account of what awaits anyone who rents one of Eck's properties. I was their tenant for 4 years, so I had sufficient time to get acquainted with the good, the bad, and the ugly. So, here are some tips to you, future Eck tenants: (1) THE GOOD: I rented a 3-bedroom house. Location was great, house was in very good shape for its age (it's built in the 60s), rent was affordable. And, I should mention, they did not increase the rent throughout my stay there (more on that below). (2) THE UGLY: If you look up some of the other Google or Yelp reviews about Eck, you will notice several complaints about poor response to maintenance requests. Sadly, all these are accurate.

I was lucky enough to have very few maintenance issues over the 4 years, but Eck were always very slow to address them (except for one time when the AC broke in the middle of the summer - that was fixed within 24 hours), and on a few occasions nothing was done at all (the gutters remained clogged for more than two years, in spite of my 2 separate requests). Yes, they would email almost immediately in response to a request and promise that it would be addressed - so they were prompt to "respond" in that manner - but nothing was done.

I found that irritating, but not as bad as what comes below. (3) THE BAD: Be prepared that you will NOT receive back your full security deposit. It just won't happen. There is no such thing as "wear and tear" in these people's codebook. If the unit is in any way found to be in worse shape than they determined it at move-in, you will get charged. In my case, I spent hours and hours vacuuming and wiping down the house, and yet I still got charged for things like: "dust on bath cabinets", "dust on bath mirror", "hall light fixture not clean", "bedroom door not wiped down" (I've posted a snapshot of some of these ridiculous charges below), etc.

And the best part is, they cover up very nicely upfront by including a list of "possible deductions" from tenants' damage deposit in the lease, so don't even bother arguing. My first reaction was disbelief and anger. But after giving this more thought, it started to make some sense. This is their entire business model: the rent is kept at affordable levels (for the square footage offered), but part or all of your security deposit will be added to the overall cost.

It's less transparent, but seems to work well in a rental market, such as Lawrence, where decent options are not widespread. And if you, future Eck tenants, try to adopt the same view (just accept that you will never see all that deposit money back), it will hurt less, I promise! My Overall Rating: House 3/5 Management 1/5

Reading the reviews made me very nervous about renting from them. All in all it was a good experience. Biggest complaints from me - You are supposed to fill out a paper form and turn in to them any time you need maintenance work completed. It makes it appear as though you have to sign the bottom but you don't that just allows the maintenance person access to your rental if you are not home.

They would accept phone calls about maintenance problems but always pushed filling out the paper form. Sometimes the maintenance would take a while to actually happen, there was a lack of letting us know what was going on with it. Outside of those two things I had a very good experience. Comparing these reviews to my experience I can see where some people didn't fully read their lease, because I read these reviews I didn't sign anything until I fully understood everything on my lease.

They were very open and honest about any questions I asked. I received nearly all of my deposit back, the money I didn't receive back was from them having the carpet cleaned. Which I knew would happen and perfectly fine with. Honestly I am truly surprised we received as much as we did. I am uncertain some of the stains were salvageable. Would definitely recommend renting from them.

Their model is based on 7% management fee but they charge a ridiculous amount for maintenance wheather its needed or not. They are dishonest/scam artist to say the least. Dont fall in their trap!

I have rented in Lawrence as a college student and after college, and have dealt with countless property managers. I have rented the house I am in now for 12 years, and of the many property managers I have dealt with in my years as a tenant, Eck Real Estate Services is by far the best management company I have ever dealt with. They are timely in their response to maintenance requests, do not raise the rent often, and are reasonable about normal wear-and-tear on the house.

I will be moving out soon, into a house I am buying, and feel like I couldn't be leaving the rental scene in Lawrence on a better note. The manager I have dealt with is sweet and I will miss seeing her occasionally.

Eck manages a property for me in Lawrence. I live 2 hours+ away. They have been extremely trust worthy, are very on top of all tenant complaints, and are very quick to do repairs. I am 100% pleased with them and would highly recommend them to others.

Don't fall for the fake reviews, Eck wrote them themselves to balance out the all the one star ratings. They go beyond the typical Lawrence landlord; they will find any and every way possible to gouge you for money. If you make the mistake of renting from them, be forewarned that they will stiff you on late fees and take your deposit, even if you make a good effort at cleaning the place.

We left the place without any damage and only a tid bit messy because our vacuum broke down and they felt justified in charging us over a thousand dollars upon move out. Consider other land lords before Eck and may god have mercy on their souls.
