My experience with this EMS office was as a renter for 3 years at a property that they manage and it was a pretty bad experience any time I had to deal with this office. If you put a maintenance request in it's 50/50 if they'll take care of it right away or totally forget about it and require you to call them several times to remind them.

But the primary problem with this office's property management team is the property manager, Carol. She is almost impossible to get ahold of 90% of the time. She does not respond to emails, you can rarely get ahold of her through a phone call, and if she doesn't answer don't bother leaving a message because she will not call you back.

While this is very frustrating, it isn't necessarily the end of the world, except for what happened towards the end of our lease. The property manager emailed me a little over 2 months before our lease expired asking if we wanted to renew. As we all know, rents are raising at astonishing rates here in Tucson (in early 2022), so I emailed her back and asked what the new rent rate would be, I waited a week with no response, so I called her office 3 times before I could get ahold of her and I asked her again how much rent would be, she said she would check with the owner and get back to me.

She did not do this. She did not tell us what the new rent would be until 6 DAYS before we had to make a decision to renew or not. It took her 1.5 months to get back to us to tell us what rent would be, which is just completely unacceptable, especially when the rent is going to increase by $300. Renters need more than 6 days to make a renewal decision, and they can't make an informed decision without knowing what rent will end up being. Luckily, we didn't sit on our butts for that 1.5 months and we were already in contact for a house by the time she got back to us with the rent number.

Also as a fun side note, during the 1.5 months of waiting for her to get us a rent number she called both of us several times asking if we would renew, seemingly totally forgetting that we had previously asked what the rent would be. What tenant is going to agree to renew without getting a rent number first? Additionally, when we finally got the new rent number, we told her we would look at our options and get back to her.

She tried to bully my girlfriend into renewing by saying "well, rent is going up everywhere, it's going to be really hard to find another place". We waited those full 6 days before informing her we would not renew, and during this time she called us so frequently it was borderline harassment. So the only time she is easy to get ahold of is when a renewal is on the line, I guess.

The icing on the cake was that when we finally moved out, she told us we had to get the carpets cleaned, and after spending $150 to do so, she then informs us during the walkthrough that the new tenants were going to immediatly replace the carpet with laminate anyway! So literally threw away $150 on carpets that were getting thrown away. She could have had the decency to allow us to not clean the carpets given the circumstances.

The property manager here clearly does not care about her job or any of the tenants she oversees. Frankly I don't know how she still has a job if she treats all her tenants this way. I'm not saying it's malice, but at minimum it is laziness or incompetence. To any tenants, I recommend not renting a property managed by EMS Realty in Oro Valley if you can avoid it.

To owners, I implore you to seek a different property management group because this office does not care to do their jobs and you'll only have very pissed off tenants as a result.

Albert at EMS kindly worked with me to secure a rental opportunity. He was attentive, responsive, polite, and very dedicated to helping me secure my desired rental I put an App in for. Ultimately, I did not continue to pursue the rental due to previous renter making visitation to the rental site difficult. However, Albert did everything possible through his management team to secure a visitation.

We forfeited our tour as we had found another rental opportunity during the 2 week non-visit time frame. Albert went the extra strides as much as possible and even attained approval to return my App Fee. Thank you Albert for your sincere service on behalf of representing EMS. Your genuine caring made a difference in my experience with the management company.

I have been in Tucson for more than 4 years for school and changed houses several times. This is the first time I enjoyed seeing a new apartment, all thanks to Albert! I could see he cared about finding the right tenant for the right landlord, and vice versa. He was super available explaining me everything I needed. I wish I have had similar experiences before. He made looking for a new house fun!

Do not rent from these people. EMS will manage to find ways to screw you out of your security deposit every time. My wife and myself kept our rental property in pristine condition, constantly putting our own money into repairs and upkeep, At the end of our lease EMS kept $800 dollars of our security deposit for damages and repair that were not justified, fully knowing that renters have little recourse to argue or get their money back. Just a deplorable way to do business, to screw the honest tenant out of their rightfully owed money. Shame on you EMS.

Top notch pros here. On my first visit to the office, without them knowing anything about me, a package of 10 properties to visit gave me not only the opportunity view possibilities but had the side benefit of showing off my new town as the properties were all over the map. Every requirement is stated plainly and up front. Service requests are quickly handled. Expert team.

EMS is the best residential property management company hands down. They are so responsive, especially with maintenance issues. Their sense of urgency is so great and things are handled so quickly that you never have to worry. It's been a wonderful experience with EMS and I am so thankful they are my landlord. As a real estate professional myself, I can say with certainty, EMS could not be better.

You cannot get this level of service anywhere else! Carol, Linda, Amir, Megan and everyone else I have ever dealt with here have gone above and beyond every time and been absolutely wonderful. Thank you all so much.

We have not had a great experience with EMS. Blair Lane was great and Amir is fabulous but Carol Weaver has been difficult since the first day. We had issues with her responsiveness from the beginning and it never got better. When we moved out we had issue with the amount deducted for cleaning and it wasn't until a bad review was posted that she finally responded.

We did come to an agreement on the deposit but it would have been better if she had adjusted it because it was the right thing to do. Oh well. Edit: Yes, we have heard from Lisa but by then we were so finished with the whole EMS experience that we wanted nothing to do with them anymore. The only reason we got our deposit back was because we wrote a bad review. They even asked us if we would take the review down if they gave us back our money. We've heard of SO many renters with the same experience. Never again!

I had to move out of the area to take a new job amidst the pandemic. After sending me the formal notice that they were going after me for the full term of the lease (despite federal renters relief laws going into affect), EMS said they would work with me to ensure I didn't get financially screwed by the legal technicalities of the lease (but only after I threatened with lawyers).

I abided by our agreements - took videos to help with finding replacement, took pictures of appliances for owners, did a DEEP clean and left the place spotless, etc., and last week I got the 'disposition, ' in which they STILL charged me the full lease break amount AND nickle and dimed me more than $1000 by charging the $500 fee they said they'd wave and giving sweetheart deals to their cleaning and yard services that didn't even need to be done. This company is greedy and heartless, and its staff are liars.

I've used EMS realty for 5 years as a property owner and they've done a great job managing my winter condo rental to the snowbirds. They charge a very reasonable monthly percentage if your unit is furnished or unfurnished and they keep the utility bills paid for your unit as well. If you are looking for a property management company to manage your property, take a look at EMS realty.

Just like with negative reviews, I feel like I should post something positive. I lived in a townhouse managed by EMS for 2 years. We moved out of state is we most likely would have stayed, or just moved to another one of their properties. The things I didn't like: the expectation of handling "minor" repairs yourself. The ice machine in the fridge needed something as the ice was gross.

That was considered outside of their scope. And the light bulbs that are really high up, you had to replace yourself.we had to get someone with a ladder to come replace them. I also read the reviews and was super nervous about my security deposit as I've NEVER had my security deposits withheld. So for the things I do like. Those things that wasn't considered normal repairs were done quickly.

The AC unit in the home was old. In the two years I lived there it went out like 4 or 5 times. They never took more than a few hours before someone was knocking at my door. I do understand that it is up to the owners to replace the unit, so I'm appreciating their quick attention whenever it did go out. Also, when we moved out there wasn't anything deducted from our deposit.

We cleaned and hired a carpet cleaning company, per their demands. When we did our final walkthrough, she pointed out anything she felt that needed touch up and that was that. It truly was a no fuss relationship. We paid our rent on time, we didn't have to deal with them outside of a few fixes. I would recommend them if you you want a no fuss relationship with your landlord.

Oh and yes you do have to drive out to Oro Valley to give your rent in person, or put it in the mail at least 4 days before the end of the month to ensure it gets there in time. It was annoying, but those are the options so I dealt with it. All of the folks at the office were super nice, and they remember you if you go there monthly.

I'm so disappointed with this company. We rent a property managed by EMS. We moved to AZ from another state that offers grace periods for paying your rent and caps on late fees. When it comes to paying our rent our options are to mail or hand deliver a check or pay an astronomical service/convenience fee to pay online. Why should my 'convenience' fee be $50?

The online fee to pay my water bill is $1.50. It's like they want to make it as inconvenient as possible to pay your bill so that you get hefty late charges. This month was busy and challenging with a death in our family. I transferred the money to pay our rent and then forgot to drop off the check. This is the only time this has ever happened to us.

For 4 days late; we owe an additional $150 in late fees. Who pockets those late fees? EMS or the landlord? This company doesn't want to make it any easier for you to make sure your payment is received on time. I get it; the bottom line is we are responsible to get our bills paid on time. But this company has no compassion for when life gets challenging.

For a family living paycheck to paycheck - $150 means we have to take it out of our food budget. If you want to work with a company that lacks compassion and consideration EMS is the company for you.

Not a good experience. First Lori wanted deposit in cashiers check and sent overnight FedEx. $25. However the refund took 15 business days to receive. Our first and only meeting with Lori to provide her with list of items needing repairs was frustrating after she pointed out she had a couple of hundred photos to show the current conditions of the house.

The lease agreement was approx 70 pages long. They disclosed we would have "normal desert Critters". That was an understatement. We had over 40 scorpions the first month and 1/3 were in the house. Two rattle snakes in the back yard, coyotes that woke us up frequently at night, javelinas that went the garbage cans, and multiple bobcats that went through the yard, All not good for our two small dogs.

The sprinkler system had multiple leaks which i fixed for no compensation and the pool filters had not been changed in a very long time. Took a pool water sample to Leslies pool and determined the pool water had not been changed in years. Spent 3 days cleaning the house and it looked fantastic. Told Carol when we were doing final walk through the house was in better condition than when we moved in.

Just got, "I've heard that before." Icing on the cake is Carol made me remove the DirectTV dish or that would have been a $200 reduction in deposit. Only good part was dealing with Amir.

My wife and I lived in a house for about 2 and a half years that EMS realty managed. EMS Realty did what they could to facilitate our needs as best they could, however what ended up ruining our experience with this property was the home owner. The home owner we had went behind our back telling us one thing and EMS another. The result of these circumstances ended up costing us around $1200 dollars at the end of our rental experience.

If you decide to rent a house in the lakeside park area with 3271 associated with it, be aware you will be conned out of your money at the end of your lease. EMS Realty did what they could to solve our problems at the end of our rental disaster associated with our experience, but nothing could really be done. We hope that this could at least warn future renters out of some financial misfortune.

It's always nice to find out that a property management company doesn't have good business ethics BEFORE you sign your lease. I spoke with another agent "anyone can help you" following up on an email from Lori gray, during the phone call I was told to head over for a 3:30 showing of the house, so I arranged to take 2 hours off of work in order to view the house.

After sitting in my car for 20 minutes (I arrived a little early) I called EMS to check on timing - Lori stated she was just too busy with applications to show the house until 530, so she changed the time without following up on her schedule. If you're too busy for my business, I'll take my business to someone who can honor their appointments, or at least have the decency to inform their potential clients of changes.

My wife and I are relocating to Tucson to retire and needed to rent a house while our forever home is being built. We came to the EMS Office with a hope and prayer that we could find something while we were in town for just a few days. It could not have been easier. It was a Saturday and the staff was so helpful and positive. A special thanks to Carol Weaver who went out of her way to find us a house prior to going back to California to prepare for the move to Tucson.

In the day of "internet" house shopping, it is so nice to go to a place that treats you with kindness and really wants to help. I would highly recommend EMS Realty to anyone looking for a place to rent.

I wish I had read some of the reviews before attempting to deal with this extremely unprofessional outfit. I am an International Business Owner. As I am expanding operations in the Southwest Region of the United States, my Vice President, Director of Executive Protection Operations and I, needed to secure corporate housing in Tucson while we set up our regional offices here.

I found a 5 bedroom house with pool in the foothills on zillow for rent that sparked my interests. The add described a self service viewing option, so we rolled over to the property to have a look at 7:00 AM. The directions advised calling a number, which transferred to another number and then to another, which landed on a recording directing to a web site.

At any rate, the process was a bother and not user friendly at all. As I am a busy guy, I decided to give them a call at about 15 minutes after 8:00 AM. When the phone was answered a very loud sigh announced then the phone slammed down. A return call then went to voicemail. This is when I decided I would drive to their office and see whom may have rudely and unprofessionally hung up on me.

When we arrived, a very nicely dressed women passed by not acknowledging us what so ever. After about 10 minutes the same women appeared from a side office and finally asked if we needed help. I advised I wanted to start with the fact that when I had called I was hung up on. Then I was asked, "What did that sound like?" What an odd question. I did answer however, "Some one picked up the phone sighed and slammed the phone down." She then gave a very disingenuous sorry.

I moved passed this and advised that I was looking for assistance with corporate housing while passing her my business card. She asked me if I had a real estate license. (Obviously not an active listener here) I replied no, I am a business owner looking to get some assistance with finding some corporate housing. The then just walks away. Comes back with another person, points at us and says, "deal with them." Not help them, "Deal with them".

I had to explain again which house we were interested in, re-asked if someone could either give us the code to self service the viewing or if they could send someone out with us so we could see the property. I was advised no one was available but I could go to a website and register pay a fee and get a code. I advised that I had tried that process and it was not very user friendly and I just really wanted to see the house.

The other women appeared again to say, "It's Monday, we are very busy on Mondays." I expressed I could certainly understand as I was busy as well, also on a time schedule and unlike them, whom only do business in Tucson I do business all over the world. Why can someone not just give me the code? Clearly they know it. I understand they did not have someone readily available to show it.

But the whole thing is that they offer a self service showing. I understood the website has you register, put in a credit card for ID, etc. But I am standing in their office, can provide ID and had already drove an hour from the property to their office to try and get assistance, as their website portal was not working. Needless to say, I left. My VP starts looking up reviews and to no surprise, they are not exactly raving.

Most talk about poor customer service and attitudes form the folks who work in that office. All I can say is, that my experience, very much was in line with the experiences of many of the poor reviews left here. I was referred to Stone House Group by a business friend and wow! Rob Alvarez was very well versed in dealing with Corporate Executives. He was poised and very helpful. He even was with us the entire day, till he found us exactly what we were looking for. Stone House Group was top notch.

Worst staff ever. Super rude. The front desk guy has an attitude every time I come to drop off my rent. He rolls his eyes when talking to you and clearly doesn't care about anything but his cell phone. Zero stars if I could.

I had reservations about using these time wasters after I saw some other scathing reviews online but I'm going to go ahead and tank their reviews further. If you see a property managed by EMS Realty, BAIL. DON'T EVEN BOTHER. We spoke with both Roland AND the property manager yesterday and we were given the all clear for pets (we have three, two medium and one small dog).

They both gave us their blessings and encouraged us to apply. After not being able to get the fax working (faxing 20 pages over, come on guys, what year is it?) the other tennant drove 40 minutes to get the application to their office. JASON, or whatever you call yourself, was unhelpful and short with my room mate. He was told no pets. So thanks for wasting my time. Three years ago, I hesitated moving into a rental home because their horrible Yelp and Google reviews. I figured, if I kept to myself and paid the bills, there shouldn't be any major problems and I was right. I've been with them for 3 years and moved out recently for job relocation. Repairs were quickly taken care of within days (faster if emergent). Amir is on point!

I love this guy. They're very good about repairs and one of my biggest fears was "what if they blamed me for the roof leaking or whatever breaking" But that never happened. I did forget to pay rent once (when I first moved in - didn't get into the routine yet) by 3 days and hell kind of broke out. A lady showed up on my door with an eviction notice.

It took a solid phone conversation and all I had to do was explain that it honestly just flew over my head and that it'll never happened again. They gave me their one time forgiveness right away and it never happened again. Yes, the office will sweet talk you when they want to get something out of you. But honestly, as long as they don't break their contract / get the repairs done / don't hike their prices, then I'm happy.

The only thing that kinda sucked was that it took a good 3 weeks to get my security deposit back, but when it did come back, it came with a breakdown of what the deductions were of.which I appreciated. 20 / 5 stars for Amir. 4/5 stars for everything else.

From the very first day we dealt with EMS, we have always been very pleased and impressed with their professionalism, courtesy, competence, and friendliness. A top-notch company that knows their stuff! Excellent tenant screening, prompt attention to repair issues, and generally a very nice company to do business with. We hired them to rent and manage our Tucson home in August of 2012 thru August 2016.

They also assisted us in getting our home sold - and it took only two weeks before we had a purchase contract! Can't say enough good things. If you own a home and are looking for a really good management company, call EMS. You will be glad you did. And don't pay any attention to the negative reviews - they are usually written by disgruntled kooks that are mad at the world!

This is by far the WORST company I have ever worked with. I have been paying $250 water bills for 6 months now, because they refuse to fix a water leak. One of the 2 water leaks is from the irrigation system, and when I told them I was going to turn it off due to the leak, they told me I had to hand water the vegetation. I told them there was no water hose to use and they told me to go buy one.

I had a gas leak and the fire dept told me that my family needed to stay elsewhere for the night. EMS told me it wasn't urgent enough to send someone out there on a weekend and I just needed to find somewhere else to stay until Monday. ( it was a Saturday) They have tried to charge me for late fees when my rent was not late. I have to send my rent though certified mail because of this.

I have had to hire an attorney just to get a water leak fixed and hopefully some reimbursement for the water bills. I honestly don't know how this company is still in business. They are extremely rude and unprofessional. DO NOT rent from this company! I gave one star because zero stars is not an option. T

I am giving them one star because I cannot give them ZERO stars. This company will keep your money, it does not matter how hard you try to prove them that you are doing the best for the property, they will still not fix your stuff, they do not know the meaning of wear and tear, their lease agreements are beneficial only to them, and they will just screw you and keep your money.

They DO NOT care either about the landlord or tenant, they keep everyones money. SO SAD to have a company as abusive and exploitative here in Tucson. Filing a report with the Association of Realtors and Business Bureau. If they could only be fair.

Terrible Company, rude receptionist, they will add fees, screw your deposit. Money hungry. dirty home on move in day! The house looked better on move out. They still took my money. Will lie to you. Threaten Eviction over and over for minor things. Yet never return calls to fix issue's. better off take your money somewhere you won't have a hassle. Never again.

WORST Company EVER! They'll screw you out of your deposit and add fees. Don't ever use them for your rental needs.
