They never pick up when you call. their property are the worst, cancelled my lease and never got my security deposit from waterford towers in silver sping, Md, we move out on the 1st of december and were told that we will be getting the deposit 30 to 45 days after, this is february coming up, no security deposit was ever given back. disgraceful. never again I would never rent out on of grady's properties/

Kim the property manager tell the exterminators not to come. She screams at tenants when they trek her about the cockroches and mice. Jen who works in the office as well acts like we bother her when we ask her to call maintenence when mice are running in the apartments. They never tell maintenence anything. I have videos of the rude conversations between Kim, Jen, myself and other tenants. Kim gets 2 inches from tenants face to scream at them without a mask and shuts the office door while saying, don't bother us.

This community is surrounded by beautiful landscape, including Wheaton Regional Park, conveniences (i.e., schools, metro, shopping and within minutes of DC and VA), as well as recreational venues. Living in Glenmont Forest overall has been very satisfying. As for the office staff, particularly management, have always been professional and more than supportive. I have lived in Glenmont Forest for over 12 years and without hesitation would suggest this community to friends and family.

Horrible parking. It was free when my family move in. A year later they charged for parking. If you work late you have to park on otherside of the complex if your lucky. I got 2 of my car towed, they change new parking company, which, I paid for the year within 2 months after. Lack of proper communication from leasing office. Informing me that I need new parking pass, that I already paid for.

They said they placed on my car.they lied, you would think they would send email was sent to me or a phone call. even a letter at my door. Try get reimbursed for getting my cars. They said no, this will be my last year here. Unprofessional!

The management team does their part to make you feel as if you're at home when you live here. This last year has been a trying one for almost everyone I know, and the office, cleaning, and maintenance staff have all gone to great lengths to ensure the residents can live in a safe, clean, respectable environment.

All my maintenance needs were carried out promptly. I am very happy with my stay in one of their Properties i.e. South Port Apartments and will recommended anyone who are looking for affordable and value for price apartments.

These are great apartments in a great area. The maintenance and office staff are always friendly and quick to respond to such issues. Kathy Webster the property manager is AMAZING! I have loved my time here and will always recommend it to others

I moved out of my place because the community went to absolute chaos once Grady took over. Panco was the previous management company, and they went above and beyond to make sure the residents were not only satisfied, but actually happy. They set the highest standard and example that any management company should follow. The moment Grady moves in, they try to make cosmetic changes in order to convince us that things are going to be nice.

The cosmetic changes were tacky, sloppy, and they even replaced all the real, natural grass on the property into fake neon green grass. The property looks like a minigolf course. Probably because they're cheap and wanted to save costs on maintaining the grounds. They lowered the income standard required to live at our apartment complex, so it brought questionable characters to our community that conducted criminal activity constantly.

I have personally had police show up to my door twice to make their rounds asking if I was okay because there were constant cases of domestic violence in the apartments surrounding mine. I can count multiple times I witnessed and heard criminal activity being conducted by the same people, who just somehow managed to remain as residents of the community. Grady hired a security patrol to monitor the premises after hours (we never had to have this before because Panco actually cared about who they were allowing to live in the complex), and the security patrol was completely unprofessional and wouldn't stop harassing/hitting on myself and other women, and followed me with his vehicle as I'm trying to walk my dog.

He even left his post and asked if I could let him inside. Also, my apartment complex smelled like weed for 6 months straight because of the person living above me. Grady put out a blanket statement regarding drug use, but never actually took action on violations to my knowledge. The front desk personnel that were there would treat you like you were an inconvenience, and seemed like they did not care whatsoever about their job.

If you hate your line of work so much, then find a different job and stop taking it out on the residents who are trying to resolve issues you most likely have caused yourselves. There was a point in time where most of the community was in an uproar over how horribly Grady handled things, that our property manager felt bombarded and had to reach out to her supervisor.

We actually got a statement issued that essentially told us to stop with the complaints. From that point on, all community posts on our portal had to be validated/approved before it could be posted. So if they don't like what you have to say, it's not getting posted and nobody else is going to see it. I do feel bad for the property manager having to deal with everyone's complaints, but maybe there wouldn't be any if Grady actually cared.

Really wish i didnt have to give a rating cause this company doesnt deserve a star even if it is just 1! can someone please help me understand how i paid my final bill with a money order in july, it was cashed in august and in october i receive a final reminder that the account is significantly past due? i don't know who does grady management's accounting books but this is the unprofessionalism i was referring to in my last review. i am not sending in another payment because it was paid in full the first time! yall better find that payment or the employee that took it.

Recently Grady Management replaced the former Management @Evolution Town Centre Apartments in Laurel MD(Wood Management was great and did no wrong in my eyes by the way). The below list of items are just a few issues we are dealing with. FYI "Management" PLEASE don't respond to my post with heartfelt words of sympathy followed by telling me these things will change because it's all for show and nothing has or will change with this company. Complaints have been made since you stepped foot on our property last year so don't blame COVID-19 on your short comings.

Not responsive Roaches all over the building and in apartments. Intolerable noise Very rude Unresolved maintenance issues Cleanliness is not a factor for this luxury apartment Overpriced for the living conditions your forced to stay in.

On top of me attempting to contact a LIVE person at corporate since JUNE and it is now SEPTEMBER regarding violations of my lease agreement, this facility is not kept clean. You will see pictures attached of drug paraphernalia in the stairways and trash pilled up. They do not follow legal bookkeeping policies and have been charging me fees for services that I don't have and do not align with my lease agreement.

My car has been broken into because of the broken gates that have been broken for over 4 months. My next step is to call the local news and file a Better Business Bureau report. I have even sent requests for a phone call back through their website portal, e-mailed individuals and spoke to individuals at the Evolution at Laurel Towne Centre location and NO solution has been provided.

Some of the excuses I have received by employee's are "I can't read the ledger" and no one here not even the property manager can help solve this issues, but the corporate Lisa maybe overwhelmed at her job. The office gave me a number for Lisa Windsor and come to find out they gave me the wrong number for the Lisa I should speak to. I begin to explain my issue and then "Lisa" stops me and says you have the wrong Lisa. "Lisa" then sends me to voicemail for Lisa's assistant and I never get a call back no matter how many times I leave a message. DO NOT CONDUCT BUSINESS WITH THIS ORGANIZATION.

I am so sorry that this company acquired my building after working with reputable company in the past. Life has been horrible since then. As a Special Educator and public servant, I advise you stay away from this company!

The worst company EVER to deal with. As a resident, if you have any questions or concerns you would think they would reach out to you at a decent time frame, they never return your calls, or never resolve any problems. They must go to work and sit at the desk eating all day listening to messages getting paid for nothing. Lindsey is by far the worst regional manager that they ever hired and Melinda should be replaced asap. Soooo glad I moved out, I couldnt be happier.

I called multiple times to find out if my security deposit has been mailed to me and never got a response. I just called the secretary and I told her that I was going to post a review on this situation because this is a company with no professionalism. No lie, these reviews are truthful, don't move here if you are all about communication and security you'll waste your time.

Please do not respond to me after I post this and say, sorry for your experience, please give us a call to reslove because I will never want to talk to anyone unless you are the ceo of the company.

Had scheduled viewing at one of Grady Management Inc. properties, Lync At Alterra, in Hyattsville. I was unable to attend in person due to work-so given tight window I dispatched my "disabled veteran" girlfriend to go and view for us and scheduled viewing with Jadine Makala. When my girlfriend arrives she was told that retired military ids are not acceptable for tours and viewings by the manager, Kenneth, who said this is, in fact, the case due to Fair Housing laws.

A cursory search online says and shows "disabled veterans" to be a protected class. He asked for another id which she was unable to produce as she had recently relocated to the area from CA and was awaiting her replacement DL to arrive in the mail (which was recently lost). Neither Nadine or Kenneth (when my girlfriend went into his office he kept his hands behind his head sitting back in a relaxed manner and repeatedly loudly said no) expressed any sympathy and Nadine asked if she could return tomorrow and Kenneth had the audacity to ask how is she driving without a license (truth be told he was not in his right to ask that question and a person can have a valid license in the system/DMV and still operate a vehicle in the rare chance they not have their physical license on them but is subject to a ticket my LEO for not operating a vehicle with a license).

When I called for clarification and asked to speak to Kenneth he engaged me angrily he ultimately hung up on me while I was asking for the spelling of his last name. Would suggest staff be trained and educated on the "proper" laws as to not lose potential business, upset potential residents and potentially come across and highly discriminating. Additionally, would not suggest and/or recommend this property to anyone as if this is what one can expect when not a tenant-one can only expect worse when a resident.

We moved out of Hunt Club into our new home. We dropped off a check on November 23, 2018 for the remaining balance due, and it still has not been deposited by Grady Management (Silver Springs corporate office), as of today, December 14, 2018. We have called over 15 times since November 23, they only returned one phone call. They require a phone call to arrange payment of due balance, but they do not return phone calls, then threaten to send balance due to collections if balance is not received in 15 days.

When living in our apartment, we suffered the loss of personal property (family heirlooms) from underground water seepage and heavy black mold, and were not reimbursed for damages, nor compensated in any way. The leasing office at Hunt Club is professional, but the corporate office in Silver Springs, MD is not. Our rent during the last lease contract went from $1,540/month to $1,605/month for a lease that was less than a year.

This was one of the least expensive options. We decided to buy a home to get out of our rental situation with Grady Management. Grady Management is unscrupulous, they have questionable business practices. Beware the accounting office at corporate headquarters, they are difficult to do business with. They were vague about when they received payment; they promised they would deposit the check on Monday this week, but the check has still not been deposited; and still they do not return phone calls.

We made sure that we received a payment receipt to prove that Grady Management received payment even though they have not cashed the check. Beware. 1/10/2019 I have never been contacted by Grady Management before and since they eventually cashed my check. Grady Management are unscrupulous and cruel landlords. They are a sign of the times, when greed and deception are the ethics of the day.

Good Afternoon. My name is LaVerne and I am a resident at your Argent Apartments location in Silver Spring, MD. I have been living there for 3 years now, and have been parking in the garage since then. I went into the garage this morning and noticed that my car was towed, at the time I was unsure why my car was towed because i paid for parking for the month of March.

I did not have a sticker in my car at the time of the tow, so my car was towed. I did not know anything about a a parking sticker until today. All I asked is that my parking for the month of April is waived since I had to pay for an unnecessary tow. I reached out to a co-worker named Kenneth and he was beyond rude to me from the moment I spoke with him on the phone.

He even called me out of my name, he called me a "Bitch", which that was uncalled for. I tried to come to the office and speak with Janet (secretary) in regards to Kenneth calling me out of my name and her statement was that "She doesn't believe me and that he would never speak like that". I replied by saying "How would you know, your not a customer he has no reason to speak like that, and I would not come out of my way to make this up." She got up and walked off not assisting me with this matter what so ever, and she was beyond rude to me as well.

I am reaching out to you because if this is the kind of establishment you are running then, I want nothing to do with this company. I give you my hard earned money on time every month and to be treated like that is Ridiculous.

My daughter has been residing at their property - Montgomery White Oak in Silver Spring - since Sept. 2014. I am shocked and appalled at the level of unprofessionalism that the individuals who work in that office continue to exhibit. She has not only shared horror stories with me, but I have been on the phone and have heard the way that the individuals in the office communicate with her and others.

To add insult to injury, the apartment complex is being overrun with mice, yet the only resolution is, "sign up for pest control services on Wed.". A friend of the family moved into one of the duplex units 2 months ago, and has had issues with mice, with no resolution. My daughter called me tonight to inform me that she came home this evening and found one (small) mouse in a glue trap and another (small mouse) on her couch in her living room.

She has a 7-month old infant and she is now afraid to sleep in her apartment that she is being charged $1,400 a month for! At this point, it is a health hazard and I have advised my daughter and her neighbors to reach out to not only Grady Management (again), but Landlord Tenant and the local news stations to make them aware of the deplorable living conditions that exist. Additionally, I have advised them that they may need to consider going after some sort of financial relief, if the consistent ignoring of this health crisis continues.

There is NO reason that residents should have to live with this issue, especially being residents of Montgomery County, MD. Grady needs to do what they can to ensure that their properties live up to the "Exceptional" image they so heartily proclaim.

My roommate and I applied to one of their properties and was denied. That is not why I'm giving them a one star. Two months later I receive a bill for $60 for an application fee. I call them several times to get this fee removed because 1. We paid the application fee when we turned in the application along with the holding fee of $99. 2. They wouldn't have processed an application from us if we hadn't paid the application fee. 3.

They wouldn't have refunded our $99 holding fee of we owed the initial application fee. I called last month and spoke to two different people and was told that the problem had been rectified and cleared from "my account" (why do I have an account as a resident WHEN I DONT LIVE THERE!) Last night checked my mailbox and found a "final notice, account significantly overdue" and threatened to turn it in to collections.

The rental property NEVER answers the phone when I tried calling before and I'm working during the hours that they are open. Grady only answers Monday through Friday so now I'm forced to go to the property on a Saturday to see what can be done. If I was told this was taken care of, why am I receiving a bill threatening to send it to collections, decreasing my credit score, and having to take them to court to fix this matter.

I currently live in an apartment under Grady Management and I think it's safe to say they could careless about their residents. I have attempted to contact them more than once and never received a response. They also continuously change apt regulations without properly notifying the residents. I currently live in a building next to numerous apartments and parking is extremely limited. I've had to go spend the night as someone's house before due to not locating any parking at night.

Meanwhile the assigned garage has open spaces but only one space per apartment. So they rather lose money then to allow residents to reserve more than one spot per apartment.

Their property - Twin Ridge - in Pikesville, MD is the WORST! They're always trying to get extra money out of you for made up charges and overcharging. Do not waste your money!
