My first year in Iowa, I stayed in 34 Lincoln Ave, the apartment is severely pest contaminated and without proper pest control, my roommates and I dealt with flies and cockroaches and asked for help for several times and got no responding. Then I moved to 24 Lincoln Ave because it's close to my work place. They adjust the rent from 840 to 795 one year later and still gave me the same price, which I still have to pay 840 while new people living in the same building only pay 795.

This company is ridiculous. Responding to their comments: As I mentioned, this place is very close to my work place, and it's not the same building, that's why I moved from 34 to 24. My statement about 34 Lincoln Ave condition is all true. I did contact HPM and got a sarcastic response telling me that I am not supposed to return my $2.5 purchased bread if the same bread is on discount.

I wouldn't bother asking if it's a $2.5 bread, but thank you for explaining common sense to me. Also, they had a $200 discount if I signed the lease early, I did sign the lease early, but they fail to keep the record for this. I would post their responding but not sure if this is legal. The fact they have a 2.9 score on their review should say enough.

They Hire people that will cover up for harassment, threats, cause emotional damage. My Son and ex are both in mentally damaged by the previous property manager who lived across the hall blamed us for everything and was always drunk.

If you want to rent from a company that doesn't care about you at all, Heritage is the one. We had several issues with our apartment. For starters, the other tenants in our duplex had a key to our unit and Heritage never fixed it. They actually ignored every request we made for it to be fixed. Upon move in, we filled out a maintenance sheet. Maintenance randomly showed up twice unannounced and only fixed a few things, but never fixed things that were reported multiple times and interrupted our quality of life.

The condition of our unit on move in day was not ideal at all. The girls upstairs were excessively loud - fighting and screaming at each other, constantly knocking things over, etc. When this was brought to Heritage's attention, they didn't do anything for us despite the countless messages we had sent them about this being a major issue. They had recommended confronting these girls, but we had already left a note and didn't really want to get involved in their physical fights with each other.

When we did finally decide to make contact with them, they sent us a six paragraph text message threatening us. Once again, Heritage did nothing. We finally decided to sublease because our issues were not taken care of and maintenance never finished our requests (we had lived in an apartment with an extremely clogged shower for 3 months). Subleasing was a huge headache.

We had the same conversation with our property manager multiple times because she had forgotten that we had told her when our subleaser was moving in and that she was willing to move in "as is". They seemed shady in the entire subleasing process as well, acting like we had done significant damage to a place that we lived in for a short three months, the last month hardly even living there due to our lack of sleep from the extremely loud and inconsiderate tenants in our duplex.

When I was moving out I fell into a manhole in our driveway as it was not secured at all. When Heritage was called they sounded extremely insincere over the phone and texted us two hours later saying that because we ended the phone call that they couldn't fix the situation. My landlord had no idea there was even a manhole in the driveway as she stated she had "never been to our apartment before." At that point we had had enough with them. Be very cautious when renting from them.

Heritage has been super helpful with my move, especially Sue! I had requested to move in early which required me to sign an "as is" form. She called me the day before the move in to tell me the previous tenant had left the place in horrific shape and that I shouldn't move in (which she didn't have to do). She then was able to get the contractors to clean up the apartment that night and have painters come first thing in the morning so I was still able to move in early! She was very gracious! Thanks again, Sue!

I lived with HPMIC for three years. They were quick to respond to maintenance requests (even weird ones like when my shower wouldn't turn off on a Sunday morning) and answered all my questions in a timely manner. The apartments I lived in needed some upgrading, but were totally livable and affordable. I always got my full deposit back without hassle.

When I moved in, the apartment had not been cleaned despite the fact that I moved in three weeks after my lease started. There was hair in every sink, bugs everywhere, bug traps on the floor, the fridge was leaking, the carpet had not been even vacuumed, the toilets were dirty. the list goes on. I was told I couldn't move in yet because they needed to clean it, but again, it was nearly the end of the first month of my lease.

Even when it was "cleaned", the apartment was still quite dirty. We asked for our first month's rent back with no response. Since living here, our maintenance requests have not been answered. The only positives are the proximity to school and the price is reasonable.

This was the worst company to rent from. They were not helpful with their support, although we were allowed our dogs they charged us to clean the carpets, even though we rented the rug doctor that they said we could. They blinds are cheaply made and break easily, and charge you $200 for them. Their maintenance is slow to help out. It was a new complex so everything should have worked, but the fridge was broken before we moved in, the dishwasher started leaking, the washer was broken the first week as well, the maintenance man broke our freezer trying to fix it.

The garbage was only picked up once a week for 12 apartments. We only chose this place because it was cheap at the time but they are charging $1200 a month right by the railroad which they complex vibrates twice a day early morning and around 5 or 6 at night. DO NOT I REPEAT DO NOT rent this place even if it's the last place you find not worth your money, time, or patience.

Where to start with Heritage. Since the start of the lease in August, we had called maintenance to come fix many things: Broken kitchen cabinets, broken curtains, broken heating, and pest control (basement level apartment). Maintenance is slow and we never saw this list of problems go away completely. Winter was especially hard, seeing that heating frequently malfunctioned, eventually maintenance took the front cover off the thermostat.

We were eventually charged for the cover as well and were not compensated even after explaining it was not our fault for not having it. When it came to finally moving out, personally I spent half the day by myself cleaning up and they still charged us half the deposit. When I filed a compliant and discussed with Carmen, the employee who checked the apartment out, her attitude was beyond rude.

Not only does she talk down to me and act sarcastic when I try to explain the situation, she did not give the descriptive detail I expected for why we were charged so much. Her main remarks were "It was so filthy!", "It was disgusting!". well, what was? This apartment was cleaned down as well as it would ever be seeing that the apartment itself is so old; she also claimed the range hood fan was uncleanable from the grease that was on it, even though I was cleaning it myself during the move out. TL;DR Never do business with Heritage, they will not provide you the proper services you deserve for the money they take from you. The Worst Property Management in Iowa City

Stayed in 34 Lincoln, #11 was a good sized apartment in pretty good shape when we moved in. When winter rolled around though we found out real quick how bad the window insulation was. We were told the windows were to be replaced; to their credit they did replace the windows on the entire bottom floor: we lived on the third. I had no other complaints until I received my deposit back.

If you have pets and expect the pet deposit to go towards damages, don't. Apparently $600.00 doesn't pay for carpet cleaning, that's an extra $132.47 out of your regular deposit.
