Heth Realty is a full-service real estate and property management company. We specialize in residential and commercial properties for sale and lease in the Jacksonville area. We were founded in 1975 and, in 2008, Wanda Franklin became the owner/broker. Wanda brought with her 20+ years as a property manager.
We understand and apply the correct federal, state, and local laws, keeping you and your investment out of trouble. We know the local market, have an extensive network of contacts, and have advertising resources available to us at discounted rates. This allows us to effectively market your vacant home to prospective residents to get it filled.
We are a professional, knowledgeable, and courteous property management company. We work very hard to provide the highest quality resident services you'll ever experience. We use professional vendors (painters, handymen, plumbers, carpet cleaners, etc) to ensure that your unit is in good condition.
As hurricane season approaches we are hunkering down and buttoning up our disaster preparedness plan. To that end we have hired MasterCraft Building Group to be our disaster support team. MasterCraft is expertly trained in dealing directly with your insurance company. They speak their language and will maximize your claim coverage.

DO NOT RENT FROM THEM! RUN.If I could give a negative 5 stars I would. Lived in a property they manage (term is loosely used) for 4 years and they tried to keep my entire deposit and charge additional fees. Horrible agency.

Heth has managed my apartment complex for a couple years, after the previous realtor shut down. They've now decided to begin engaging in the shady practice of adding an additional charge to every tenants rent. Ostensibly, this is to cover the price of air filters, which only account for about a quarter of the over $400 annual fee. The rest of their "benefits package" adds absolutely nothing of value, and certainly cost Heth realty nothing to provide.

The fee is pure graft, at a time when the economy is already slow, and rent prices are climbing. Shady and unethical. If I wasn't completely unprepared to move, I wouldn't stay. If you are looking for a good realtor, who treats their clients with respect, and not like a bunch of credit cards, I highly advise that you look elsewhere.

The management company treats long-term tenant with zero respect and do not even attempt to help with anything. Be careful when they say they will send a vendor to do a repair, because they might send you a large bill afterwards and demand you to pay for it. I have been living in the property for 5 years, the management company has always been neglect in many ways.

Ever since the apartment shifted to a new owner last year, the way they are treating me is a whole new level. I will move out as soon as the lease ends and will never rent or buy from them.

They except to many apps on properties. I applied for an apt with them in the evening time and was told no other apps were on the property. Then the next morning I get a call that the apt was rented when all they needed was my voe which was already order. $75 lost in less than 12 hpurs.

I really loved Heth's properties. It was such a nice property and the issues I had over the 2 years were resolved after calling a few times and reminding them. I'm flabbergasted with the communication. On short notice, Heth sold the place and switched hands to another owner service at the worst time and gave me no options of availabilities that they had, but to get out of the property. Meanwhile, being a young person on their own for the first time right out of their parents' and recovering from a tragedy.

Not to mention during a pandemic. I begged for more time, but they just ignored it and never reached out to me again. I was informed in a way like something was in the works, but it was never mentioned like it was actually agreed upon. The new owner had my number and was telling me their terms already and that I need to get out within a certain time.

One week later and they still have left my roof like this. Haven't offered to reimburse me for part of my rent since I can't even sleep in my bedroom. Having to sleep on my very uncomfortable couch. Yet I had half the months rent late to them and let them know that I would be getting it in and even gave a date they went ahead and mailed me a 3-day notice to pay or start the eviction process.

I have been a good tenant here and don't deserve this type of treatment. You would think if a property was literally falling apart they would be willing to compromise some on the monthly rent at least this month that I can't sleep in my bedroom.

This company is deplorable. When a tenant damages your property, the damage should come from them or their security deposit. Our last ten ER was there for two months due to a death by Covid. We be at over backwards to make things easy for her, then get stuck with a bill for damage to the unit. The unit was completely overhauled two months prior to the current damage.

Yet we are paying for it, again? Our first tendency had to have the dishwasher replaced three times in two years. We paid for that. Every time we get new tenants, we pay about $10k for damages because this management company doesn't hold the tenant accountable. I would be interested to know if they are catching double pay from us AND the tenant. I'll be looking for new management.

I rented through them for a year and immediately upon moving in, the AC broke and it took them a month and a half to get it fixed. During this time my kids and I were subjected to high temps (90-95) with only the offer of a small window unit to help. I then received a $900 JEA bill because of the AC problems to which they gave me only 1/2 off my rent for a month.

I moved in to extreme black mold under the cabinets. There are a group of possums that live in the walls. Repeated water damage from ill running equipment from mine and the above apartment. After move out, I did not receive any of my security deposit back as everything equaled to the exact amount I had paid. When I called to ask questions in regards to the charges, I was told I had to email them. I am still waiting to hear back. Basically, don't rent with this company.

The overall experience with property management was poor. I tended to handle issues myself but the times I did need them they didn't feel like part of the process in making sure the issue was fixed. Communications regarding the property never happened so I would hear about things going on from my neighbors. Examples: Vendors coming to paint the building, pest issues, water shut offs, etc.

The worst was after moving out. Per the lease, I was only required to repair holes which I did. Heth then grossly overstated charges for the "repair" and paint work from a vendor and submitted my deposit minus the charges back. The photos provided showed no damage to the walls and they tried to charge me for the painting of the unit. The process to get the proper deposit amount back took two months after I moved out.

While I love the property I rented and enjoyed were I lived during my time, it was known that this property management group doesn't take care of its properties and is difficult to work with. Lessened learned that I need to know the Property Management company I am renting from moving forward.

Heth Realty has managed my properties since acquiring my previous property management company in 2008. Though the up cycles and the down cycles, Wanda Franklin has been available to work through the many tough issues related to keeping the tenants happy, , getting top dollar for my rentals, initiating quick turns and helping to decide when and how much to renovate. I am very pleased as an owner and my tenants are pleased with our responsiveness.

Over the years, they have had to deal with many situations with tenants and successfully handled each and every one professionally. Extremely suspect business practices. My apartment was owned my a different realty company, and was purchased my Heth without my knowledge. I found out that my apartment was no longer under the same management company when my rent check was rejected. Much of their paperwork and legal contracts still had the name of the previous owner when I moved out, half a year later.

In communication with you, they use nearly no names and give you no one to contact, just more email addresses to forward your complaints to. They can take months to respond to maintenance problems. Most of all, you should expect lawyers to need to get involved if you want a dollar of your security deposit back, even if you take impeccable care of your apartment.

When I moved out, they double charged me for several parts of my security deposit. Even after following move-out procedure, I was still charged twice for professional cleaning, and then when they accused me of damaging parts of the apartment, they charged me for both a deep-cleaning AND replacing of the parts. Months later, I'm still fighting with them to give me back the money I am rightfully owed.

I don't even want to give them one star, but I have to in order to post a review. Abominable property management company. I have lived in this unit for over seven years. They have been mediocre at best. Most recently, I discovered a severe mold/mildew issue in the guest room (see below). I alerted them on September 23, 2019. Today is November 3rd and it still exists. I have sought legal advice and am moving in that direction. Although they manage some fairly nice properties, I would most definitely steer clear and look elsewhere.

This property management company is either the most unorganized property management company in Jacksonville or they just do not care about their own properties or the properties surrounding them. They do not return phone calls. If you do manage to get someone on the phone they usually just transfer you to someones voicemail. Leaving messages is pointless because they don't bother returning them (especially if you are tying to reach the maintenance department).

You would think being a Riverside/Avondale based company they would want to stay in good standings with their neighbors/neighborhood. A tree from one of the Heth Properties was struck by lighting and split down the middle. All of the branches fell on top of my fence, my shed and my neighbors fence. After trying to reach Heth (multiple times with no response) I finally got a hold of a secretary who told me that they were aware of the issue but basically it was out of their hands and they were not going to do anything about it.

They suggested I figure it out myself and deal with whatever was on my side of the fence, that it was not their responsibility. So I got out there with a chainsaw myself but because the branches are still connected partly to the tree on their property it was impossible to cut down from my side of the fence because I could not get close enough to the tree on their property to make a clean cut. Called again to speak with someone and was ignored as usual. This company just does not care.

If I could leave them less than one star I would. The most important pat of a business relationship is communication. We had a home rented out in Jax (Navy) because we moved to NY. Getting any explanation of their extremely difficult monthly statements was extremely tedious. Having experience of running a brand name business for close to 10 years and going to school for business admin I still struggled.

Not to mention dealing with Wanda Franks attitude. We had 5ish unfortunate years paying Heth and multiple tenants they failed to mention our leaking kitchen window. EVEN AFTER THEY INSPECTED THE HOME 4 TIMES! The only solution for their maintenance team was for them TO GLUE THE WINDOW SHUT. My parent had a construction company growing up so my knowledge is above and beyond average.

We ended up tearing out the entire wall. There were also a few other places in the home with water damage Heth failed to mention. So much for being a "property manger". Luckily we fixed everything and made out ok but DO NOT HIRE THEM FOR ANYTHING. Wanda is awful, has an attitude, doesn't know anything about her properties and the company she is in charge of is a joke!

Guarantee you can find a better company in Jax for all your property needs. Side note they made a tenant pay for 'wall damage' i remember there was a patch in the office that the texture didn't match but it was from before we even moved in. I reached out to the tenant personally because we are honest people Heath made them pay $800 out of their deposit for something they didn't do.

We ended up refunding them but seriously what is the point of having a property manager that doesn't do what you pay them 10% a month to do. THANKS WANDA. NOT REALLY. AWFUL!

Please save yourself time, money & aggravation & do not do business with Heth Realty! They property managed & then sold our condo. From start to finish they were extremely unprofessional, the communication was non-existent & I believe they are untrustworthy. They authorized several repairs without notifying us in advance (a direct violation of our. contract) & when I asked for details I received inconsistent answers, to the point where I had to question if the repairs were necessary or even completed.

The realtor who sold our condo, Jerry Croley, described the buyers of our condo as "foreigners in worker clothes that he couldn't understand." I am in the process of reporting Mr. Croley & Heth Realty to the National Association of Residential Property Managers & the National Association of Realtors.

Heth has been easy and friendly with pretty much everything. No place is ever perfect, but they step up when something is unsafe or broken. Plus, they have been really fair with keeping my rent at a reasonable rate! This is a huge attraction for me in this Neigborhood.

I wished I had found this page before I rented from this company. We rented for only 6 months, underneath the carpets were filthy because the previous renters had pets and the carpet stunk. After one month of complaining they finally replaced the carpet. The AC unit closet was also filthy and they never cleaned it out. There was also holes in the. AC ducts causing my electricity bill to go up since all the air was going into the attic.

In the backroom before we moved in, they had removed a furnace that leaked every time it rained which was causing a rust stain to appear on the carpet. They finally removed the furnace vent that was leaking which also caused the entire back wall to leak.

Would never rent with this company again. The move in date was delayed two weeks and I was not told until the day before I was supposed to move! Needless to say my whole life was thrown into upheaval. Then the property was in incredibly poor shape, with peeling paint, rusty shelving in fridge, cracks in walls and bathroom cabinets, half the Windows wouldn't open (or or close!), and the carpet was extremely old and stained throughout.

I actually replaced flooring, spackled, caulked, and painted just to make the place feel livable. But despite all that, when I went I move out they charged me over $500 to 'clean' and even charged me to rekey, and then they took the cost of mailing me the remainder of my refund out of my security deposit! I have never rented anywhere that I did not get a full refund back, and I have been a landlord for the last 10 years and cannot imagine ever charging tenants for these things.

Especially on such a dilapidated property. Shameful and ridiculous. There's little a single person can do against an entire enterprise, so I would recommend not even bothering with this company. Plenty of other properties with legitimate management companies out there.

Overall, I am not impressed with Heth Realty. I am currently renting through them and will never do so again. I LOVE my apartment and do not want to move but the property management is terrible. In Riverside it's understood that the buildings are old and have some issues. But when those issues are not taken care of 3 weeks after a request is submitted, that's a problem.

The agent we worked with was very nice, not pushy, so we figured the property management team would be just as easy to work with. That is not the case. For a dual-income household that cannot take off work very easily to let contractors in, it's a problem when you can't get a scheduled time that they will be working in your home. I've been told by the maintenance office to call the contractor myself to figure out when they will be there. Isn't that what the maintenance office is for?! To schedule all of the repairs and relay this information to renters? Will not rent or buy from this company again.

I wish this app had negative stars! This realty company has been the worst I've ever dealt with in my life! They don't honor contracts and they certainly don't care about the people who keep them in business. Do yourself a favor, ,,,, research other agencies before getting into any business with this one! There are plenty of other respectable rental agencies!

This company is known for keeping their tenants deposits for no reason. It's sad to see them take advantage of hard working people that pay their rent on time and leave the properties in better condition then what they moved into. With all the money they take you would think the rentals would look like penthouses. That's doesn't happen! I guess the more money they take the better bonuses the employees receive. So sad, find a different company to rent from or to list your properties.

The worst experience I've ever had with a realty company. They never pay owners on time and they treat everyone like second class citizens. They managed my first rental property and really left a bad taste in my mouth. They also keep your deposit, communication is almost nonexistent and repairs will almost always be an arm and a leg. Don't choose this company if you're looking for management. The new company I'm with is awesome! Also the owner is so mean, I think she drinks children tears at night.

My fiance and I just had the most terrible experience with Debbie. We had an appointment for her to show us a house at 10 am. We waited for 30 minutes and Debbie never showed. We finally called the realty company who got in touch with Debbie for us. Debbie called us back claiming that she had tried to confirm our appointment at 9 am and that she must have had a wrong number.

We never received a confirmation call. Since Debbie didn't get her confirmation, she decided not to show up. I'm a doctor in the area and just because a patient of mine doesn't confirm their appointment, that doesn't mean I just don't show up to work that day. Are you kidding me? I let Debbie know that I was very upset and that I thought it was incredibly unprofessional.

She then proceeded to argue with me about how it wasn't unprofessional. Needless to say, don't use Debbie at Heth Realty. The company as a whole may be a great one but one bad egg has ruined the whole experience for us.

As far as rental agencies go, they don't come better than Heth Realty! Seriously, these guys are on point. When I relocated to Riverside from the beach in December, we signed a lease on a (beautiful!) Heth property. Our agent walked us through all the paperwork step by step. I wasn't really listening, but he seemed to know what he was talking about and explaining everything very thoroughly. It's not that I don't care, I just find that after a few minutes of legalise, my brain starts wandering to kittens and flowers and coffee and I kind of forget what we were even talking about. ANYways, since we moved in, the people at Heth have been the most responsive landlords I've ever experienced.

In the first week, we sent e-mails requesting a myriad of services. We needed a tree trimmed back, we needed an exterminator to investigate a possible raccoon in the attic, we needed the drains fixed, and we needed a broken lock looked at. I kid you not, ALL four of these issues were resolved in 48 hours! A different specialist came out to check on each respective issue, all were polite, and all fixed the problem within minutes of arriving. Incredible. In my college days, I once had a landlord tell me "black mold's not so bad, " so this kind of service is much appreciated!
