Working with Iman has been one of the best realty experiences I've had in any city, especially NYC! My partner and I are moving to the city for the first time and the process has been quite complex. Meeting Iman, eased this greatly and she was able to help get us into a unit that we love while answering a myriad of questions. Looking forward to working with her again when it comes time to buy our first NYC home! 10/10 would recommend!

When asked about roaches, Iman started rambling about how there were no bed bugs which seemed weird, but we mistakingly dismissed. As soon as we moved in, we had BED BUGS (never had them before) and had to pay $1,700 out of pocket! We believe she knew and lied about it. Ideal markets our unit as a 2 bedroom, when in fact it is a 1 bedroom (with a nice closet) and no kitchen.

She showed the unit while light bulbs were missing and we were assured by Iman these would be replaced PRIOR to moving in, but they were not. Our rent was raised $500+ with no updates or explanation. Ideal was very inconsiderate and disorganized in coordinating to show the place and even after they were unable to find anyone new willing to pay $3300 monthly + broker's fee for a cheaply made 1 bedroom on the first floor, they still not offer to let us stay at a lower rate or our previous rent amount. Realtors showed up late expecting to enter our home without masks.

Though I ultimately didn't go with a unit listed through Ideal Properties Group, my experience with the agent was bar-none a cut above the rest! Iman Zahrieh showed me two units and walked me through a lot of the details and what to expect looking for an apartment in NYC. I am relocating from Louisiana. She was one of about a dozen agents I worked with in Park Slope throughout the process of finding a place.

She established a genuine connection with me without making it feel gimmicky or overly pressured. She genuinely focused on my best interests and didn't just try to sell me on one of her listings. In the end, I fell in love with a unit that was listed by someone else, but I will definitely call her next time I move!

I can't speak for other agents but Anderson Andre is a great agent. He's willing to go the extra mile in order to get what you are looking for. He explained the entire process to us in a very concise way. He was very open and patient with us in our search. He's not the type of agent that will bs his way to close a deal. He was upfront about the type of apartment one could get with the budget that we set

By far the most positive experience I've had with a broker in my 15 years in NYC. Iman was extremely communicative, flexible, and thoughtful throughout the process from setting up our initial showing to signing the lease. I can't speak for other agents, but Iman was amazing. She was flexible in scheduling a viewing for us, working around the appointments we'd already scheduled with other brokers. She walked us through the application process and kept us calm as we waited for the landlord to make a decision. We are so thankful for her help!

We really appreciated Charles' help getting us into a new place as hassle-free as possible. We had deposits at two places previously that ended up going to other tenants because agents were dishonest about our application status. So it was refreshing when Charles explained to us clearly and honestly what was needed from us to get the new place in a bustling Brooklyn market and was very blunt about when we finally did have the apartment. While others made big promises, Charles was the one who delivered.

My partner and I worked with Iman Zahrieh from Ideal Properties Group and with her help we found and rented our *perfect* apartment in Brooklyn! Iman stood out to us for so many reasons. She was extremely responsive over email, she gave us priority since we were the first to reach out, she helped us determine a strong offer and she walked us through the application portal and all next steps very thoroughly!

We toured the apartment and signed the lease over Memorial Day weekend and Iman was super flexible about timing, answered all of our questions, and genuinely looked out for us. We couldn't have done it without Iman and we are so excited about our new apartment! In the real estate world where it's hard to tell who's *really* on your side as a renter / buyer, with Iman there was never a question! We had a very quick process, but even so by the end my partner and I were very trusting of Iman, Ideal Properties Group, and, again, just so pleased with our apartment!

At this point, I've gone through the New York apartment search process a few times and it's usually a total mess. This time around it was different-never has my apartment search gone as smoothly as when I worked with Iman Zahrieh from Ideal Properties. She was responsive, accommodating, and perhaps most importantly, Iman was forthright and honest with us through every step of the whole process.

I actually felt safe working with a rental broker in New York (imagine that). Some pieces of our application weren't as straight forward due to various life circumstances and Iman handled these items with grace, assuring us that she would outline everything in full detail for the landlord. Our whole transaction-from first showing to final inspection-was complete in two days and Iman was in contact with us (seemingly at all hours) to ensure everything happened in the most expedient way possible. I am so grateful that we had the good fortune of stumbling upon her listing. I would 100% work with her again!

I saw a no fee apartment I liked on street easy. When I inquired about it, our broker Iman Zahrieh quickly responded and answered all our questions. When we got to the apartment the next day to see it, she was on time and ready for us. The apartment was exactly as the pictures showed and Iman was so nice and helpful. We immediately applied for the apartment and the process was easy and all online.

She helped to make sure our application looked as good as possible. We got approved the next day and then later that week met up to sign the lease and she scheduled around my work hours. And we didn't have to pay any broker fee just like the ad said! I feel like we really lucked out with Iman and it was my first good experience with a broker. Definitely recommend her!

Wow, I am surprised to read such poor reviews! I meet with Charles to view an apartment - he was great, and the apartment was great. 2 days later he arrange for me to see it one more time with my friend to confirm this place was fantastic. That day I gave him my deposit. Process was simple, straightforward and easy. I actually just re-connected with Charles to find my next place! Reacting to the other reviews - Being dishonest is not ethical in any fashion especially during the stressful time when you are moving.

There should be full transparency with monetary costs and expectations when you are findings a home. There is a level of humanity - people running late, other home renters taking longer during a viewing, you have to be some what flexible to the organic process or else you'll hate every moment of the experience!

Took them 2 months to return my deposit. I suspect if i didnt keep trying, i never would have received. That said, my experience with rental brokers has been terrible. Not enough commission to go around vs sales.

I've rented 6 different apartments in NYC and I have never had a broker as communicative, transparent, honest, and helpful as Iman. She helped me get an amazing apartment that was under my budget, was super quick with approvals (and communicated with me every step of the way), and was very flexible with meeting times. I always have a ton of questions (I'm particular!) and she was super patient with me and never felt like I was asking too much. She is on top of it. Don't hesitate to use Iman for all your housing needs!

After reading the other reviews here for Ideal Properties Group, I'm now feeling relieved that the agent Anette Hollmann coldly dumped me. Clearly, this is a shady business with unreliable and untrustworthy agents. After not hearing from Anette for a while, I discovered she deactivated our conversation on RentHop. This, after she jumped in to help me find an apartment through an inquiry I made about a listing on the website, and exchanging several subsequent emails with me, with a plan for my search.

I guess I asked her too many questions. She comes across as decent, attentive and professional, but her behavior shows she's anything but. This is what she says about herself on her LinkedIn page: "It's crucial to work with an ethical real estate agent who strives to understand your goals and objectives. I want to create an individualized strategic plan to achieve them in a manner that feels good to you.

I see my role as a facilitator of transitions and want to make yours as easy and seamless as possible." Dream on, lady! "Ethical" is the same as "easy and seamless" for -herself-; it means ghosting you if she thinks you're high maintenance. It's totally not decent or professional behavior and highly suggests her "ethics" are in fact nonexistent. I'm glad I didn't end up doing more business with a real estate agent who treats clients little better than prospects on an internet dating site. After all, cold blooded = snake. Horrible place to work for stay away at all costs they are doing things against real estate law I worked there for couple of weeks they are the most horrible place I worked for, swindlers and scammers for both agents and homeowners. Stay away as far as you can from them. Don't deal with them.

Scheduled a view with Charles. After waiting 10 minutes outside the building I reached out to him and he said that he is still with other clients and even on his way. It's never even crossed on his mind to update me. He said he can be there in 30-60 minutes. I left and send him an email saying I was really disappointed from his unprofessional behavior and guess what he doesn't even care.

He didn't apologies. I didn't even meet this guy but would you want to meet him? I don't think he will make it on time. It's not the first time a real estate agent was late for a meeting with me but they always let you know or at least apologies. this is my first ever bad review on someone. Charles you are definitely deserve it.

I used this company a while back when I lived in NY. The sales guy was fine, he's still there I see, but the operations behind getting the apartment was a nightmare. They sent my credit report to the wrong email address and then blamed it on me. They said I gave them the wrong email address. They didn't know that I scan everything I sign and I showed them and they wouldn't reply to me warning them that they violated severe privacy laws by sending all my credit information to a completely different person.

The person who did it and the manager just kept making excuses and kept trying to make it my fault. I am still mad about this which is why I decided to write this quick review. I would never do business with this company ever again. If I could give them a negative score, I would. If you're looking for a place, I recommend that you do not do business with this crew.

Chris Cush is a broker with Ideal Properties. This is a review of him, not Ideal. I dealt with him in his position with a different realtor from which he was fired because he lied to clients and to them. Chris was my broker and lied and misled me many times. He said we didn't owe any building fees, and after we signed the lease, he said we owed $600.

He gave us the runaround on why this was and blamed others. Our hands were tied at that point and we pushed back, and he promised to repay us this out of his own pocket a few weeks after. Three months later, he blamed his employer (Exit Realty), for not reimbursing him and said I will not see my money. Then he was fired and blamed not having a job for not paying.

I have given up at this point but bottom line Chris stole from me. Chris seems harmless and aloof, but he will give you the runaround and is a snake, so don't trust or use him. This doesn't even mention the arm twisting it takes for him to give you a straight or timely answer on other aspects of an apartment or lease. He failed to mention that our apartment owner requires three months security deposit until a week before we were set to move in.

We had asked for the lease, which notes this, for weeks but wasn't given it until right before our move in date, which was too late to begin looking elsewhere. Again, this is not a review of Ideal as I have never dealt with them. Since Chris stole from me and is still employed and can do the same to others, this is my only recourse. My advice is to not see any apartment he is showing.

Honestly, I recently re-confirmed my previous experience and will now go out of my way to NOT interact with this group. Last year we leased an apartment- it was nothing short of an absolute nightmare. The agent worked with this group. This year, after our landlords basically ghosted us (rent suddenly returned unable to forward, nobody answering calls) and the new ones wanted to up our rent more than 10% for an apartment that didn't have heat this winter, we saw a listing we liked.

Guess who listed it?! Yeah. So. That listing turned out to be a "sorry that apartment is already leased" bait and switch. The agent showed us a run down, cramped, not at all what we wanted/needed unit in its place. The photos they listed for THIS unit they showed us were 100% false. (I can also attest they more than likely didn't come from the building either.) On top of this, the agent was about 15 minutes late to the showing.

Their fees and "good faith deposits" are another issue. but I'll just make this about the negative experiences I've once again had with them this year while trying to find a new lease. Avoid. At. All. Costs.

Rating: 3 stars for getting me into an apartment. But negative 2 stars for poor experiences with one of their agents during the overall process. Quick overview: While they did get me into an apartment on a short timeline which is all that matters in the end, but it's important to note that during my experiences dealing with some of the agents they were incredibly difficult to reach and never followed up when they said they would. -- Overall this is a totally different experience depending on the agent you decide to work with.

I had experiences with Lea Fulton, Justin Dower, and Michael Colombo. Overall just make sure you're confident with your agent and feel they have your best interests at heart before reaching out to contact one of them, because ideal properties does have a non compete clause in place for their agents, so whomever you respond to first is your agent for the long haul regardless of who you meet afterwards.

While they all have access to every property it definitely pays off to contact the agent on the listing as they usually have "an in" with the building management, which gives you an advantage during the application process if they vouch for you during negotiation. Personal Experiences with Agents: Lea Fulton: Lea ended up finding the apartment we went with.

The apartment is in a fantastic area and hit all of our main "must have" items we requested and when I almost passed it over for a trivial floorboard concern she shot it to me straight and helped me realize this was going to be the best apartment for what I wanted and i will say it has indeed turned out to be a terrific experience living here and my original concern was for not. --Throughout the search process she endured countless email questions, hot and crowded subway and bus rides, and even happily accompanied me throughout 3-4 local grocery store options when I requested a desire to see the area before deciding. Justin Dower: As far as our experience with Justin, I wouldn't recommend him to anyone and would honestly go as far as advising people to seek out other agents when considering dealing with ideal properties.

While he was always professional and polite during our in person interactions there was a lot left to be desired and while I would love to provide more specifics to my point I was raised that if you don't have anything nice to say don't say it, so I'll end this here. Michael Colombo (final lease signing) Michael was extremely polite, accommodating, and streamlined the entire paperwork process for us. One thing to note though is that he is roommates with Justin, so take that for what you will.

Let me start by announcing that I am a landlord. I don't work with brokers. I list my apartments on sites so that prospective renters can reach me directly. I recently attempted to advertise one of my apartments on Zillow, Trulia, StreetEasy, etc., and discovered that an agent with Ideal Properties Group fraudulently used more than one of my addresses with pictures and false descriptions that do NOT represent my properties, and advertised them as available.

The apartments that the agent advertised using many of my addresses don't exist in any of my properties. The descriptions and pictures are misrepresentations - he combined my property addresses with pictures from and descriptions of another apartment. How do I know this? 1: the pictures contain the Ideal Properties Group watermark; 2: the contact phone number belongs to one of the agents (his profile is clearly indicated). This is classic bait and switch. Now I am going through hell and high water to have all of the fake information removed so that I can properly list my units.

Had a terrible experience getting scammed by with Kenneth (Kent) Simmons of Ideal Real Estate today.spoke to him on the phone yesterday about a commercial space listed both on their website and New York Times real estate website as for sale and distinctly not in the rental section. He said on the phone that the owners are renting it right now but would be open to an offer for sale.

I arrive for my scheduled showing today and walk in, say hello, and ask if Kent can show me around.he says, "Well, look around yourself if you like." The business owner said she didn't understand what was going on, and I said the same - and that I was under the impression from Kent that it was for sale, at which point he denied it ever being listed for sale and I was completely wrong.

He said he'd speak with me about it outside and said it wasn't for sale, despite what the listings said, but that if I was interested in buying it there is no reason I wouldn't want to rent it. When I said I preferred to buy a space, he scoffed me believing that it could ever be available for purchase for the price listed in his listing. Very disappointed - I feel sorry for the business owner who seemed very kind, and is being lied to by Kent as well.

Trying to get an apartment in NY is already a pain & a half. I will say that Regina made it easier because she was almost always available to text, and I liked the convenience of it. So we scheduled a viewing on a place, Regina's assistant Calvin showed us the spot. We ended up loving it, so immediately we were told what we ned to do to apply for it. Wen't home and JUMPED on the opportunity.

It was mothers day weekend, so we were really trying to get everything in by that Friday if not certainly by Monday. We were told there were no other offers or applications in, and that we could put an offer on a place. We paid 500$ good faith, and 60X3 for application checks. We all went through hell & back t get them our information, my guarantor who was traveling went through so much to make his end happen as well, he went into the office on mothers day.

My point is we put in SO much effort only to get a call on Monday from Calvin that the Land Lord rented out the place on Thursday and didn't update them. So we NEVER even had a chance. It took them 7 days to refund our good faith fee, and they never even offered to return the credit check fee even though this was absolutely not our fault! I understand it wasn't really theirs either and this is the responsibility of the landlord but pick up the slack & pay us back for what you put us through. Regina was extremely helpful after with trying to help us find a different place, but nothing compared, and everything was over budget, plus we just had a terrible taste in our mouths from how this went down. Needless to say that while they still tried and did their best to be helpful we had to take a loss, and they really screwed up without being able to take full responsibility and give us a refund. I don't appreciate it.

Very unprofessional low level low class staff I would never recommend dealing with them they shouldn't even have 3 stars at all I wish there's was a lower rating I was yelled at by a rep and shown the worst quality of house really low life in this place

5 stars for Lisa Kanouse! We did not end up renting an apartment with her but she was professional, helpful and, unlike some brokers whom we had to constantly call up to get updates, she called when things we might like came in. I would definitely go back to Ideal to work with her. On the other hand, I think they should really do away with the very shady-seeming $500 cash deposits to 'hold' a property.

We spent weeks looking for apartments in the neighborhood without contacting Ideal precisely because of the horror stories surrounding that on yelp. So it is probably costing them a lot of business. And some other brokers there are definitely sketchy, listing apartments as no fee when they aren't or falsely listing the price (we emailed another one there many times before he admitted his ad had false information- a 'mistake' he promptly made again the next time he posted the ad). So, in the end, yes, do go to the them because they have some good properties, but mostly because Lisa is a nice, good broker.

Seems like the brokers here are really hit or miss. I had the fortune of snagging an apartment with two great brokers, Charles Egan and Kayla Egan (father-daughter team - adorable). Both are very friendly and not pushy, actually listened to what we were looking for, and communicated with the landowner to get us the dates we needed. Would give them 5 stars. Conversely, I saw some total dumps with other Ideal brokers who told me that what I was looking for in my price range and neighborhood was "impossible" (really?

So how come another Ideal broker was able to find me my dream apartment down the street from this dump?), that the astronomical broker's fee was non-negotiable (multiple other brokers worked with me on this), and that wasted my time showing me apartments that were the opposite of my search criteria. I guess my advice is to just be careful with who you're working with at Ideal. Work with Charles or Kayla, read the reviews on here, and don't work with Ilya.

We tried. I mean, we really, really tried. Tried what? Well, to find an apartment without a broker's fee. We failed. After a horrendous experience with Garfiled Realty, where they really pushed the ethical bounds of what realtors should be doing, we tried our luck with Ideal Properties. No, we didn't fail. In fact, we did anything but. We worked with Liz, who was pretty much amazing in every single way--personable, punctual, and quite knowledgeable.

We saw 3 properties, absolutely loved one of them, and got the paperwork started. She kept us informed of the application process every step of the way (responsiveness? You could learn some, Garfield) and was THRILLED to tell us that we were approved for the apartment! She was there to welcome us (with a bottle of wine) on moving day. I mean, everything was simply awesome. Lots of bad reviews on here, but mine won't be one of them.
