Would not recommend renting with them. Throughout the time that we rented one of their properties, when you needed maintenance, it took them a long time to respond back. Had to call John a few times when I couldn't reach maintenance and he would always have an attitude. Some of things that we kept having problems with were never fixed. When we moved, we waited for them to contact us about our deposit and they sent us a letter saying we owe them money.

They sent a list of things that we had to replace and these things were stuff that we did replace when we moved such as lightbulbs, or cleaning the carpets which we did and provided the receipt for. I sent an email to dispute these claims and they never got back to us but instead sent the claim to a collection agency! If I could, I would give zero stars.

I rented from John Suarez for 4 years. He was always very pleasant and easy to work with. If you are possibly being swayed by negative reviews, allow me to touch on the complaints. I have noticed people saying that they were slow on repairs. If you are renting and you call with something in your home needing fixed, it goes in as a work order and gets placed in a queue, same as when you go into an Urgent Care or ER.

They get to things in the order they were reported, bumping urgent issues to the top of the list, which can slow less urgent repairs. The other complaints about not getting deposits back, I can tell you first hand-if you follow the move out instructions and maintain your home, you WILL get your deposit back. I got my deposit back in full and it was a super easy process. I had a very positive rental experience and would recommend them.

I dont really want to give this property group 1 star. I rented a home from them for just over 2 years. Rent always paid on time. I had to fight with them to get anything done. It took weeks upon weeks to finally get something done. When they did come and "fix" it it still wouldn't be fixed and I'd have to call so much to where they knew me by name constantly. John is so condescending and I could never really talk to him bc the way he spoke to us.

The turn around in the office is ridiculous at one point they went through 3 maintenance managers and none ever knew anything. When moving out we cleaned that house up and down and still got charge for an expensive cleaning fee. Got charged for a carpet cleaning, when they didnt clean it, they replaced it (it needed replacement when we moved in) they knew it needed to be replace but for some reason we still got charged that few. Got charged a 40$ trash fee when there was no trash there. Got charged formlawn service (which is fine, it needed it) and 50 for.light bulbs?

We replace the kitchen light ourselves but they still charged us? This company is so as backwards and is only.out for your money. We put an $895 deposit down and a 500$ dog deposit. We only got back $164. They didnt want to give us anything back. They tried to say we.owed them $500 and I honestly went off on them and John wrote me a chec for $164.

When it should be way more than that. I was so tired of dealing with them, I just let it go and cut my losses. This is not a group you ever want to rent from. I will never rent from them again and I feel bad for everyone who has to deal.with them

WOW I definitely wish I would have read these reviews before I took to signing any lease through this company. Not only was John a rude and cold person but his staff was snide and even the owner of the home who I later had to deal with was an absolute piece of work. She thought she was her own handy man and literally brought plumbing tape with her to fix a leaking pipe!

I was appalled at how terrible the experience was. Definitely agree with the previous post that says wolf in sheep clothing with long thin hair. Absolutely stay away! I would not ever use this company again.

Crooks to say the least! I wish I had listened to the reviews before I rented from them. I recommend anyone renting from them to not do any of the move out requirements like paying for steam cleaning. If you do they charge you for it anyways even if you show a receipt. I will be filing a claim with the better business bureau. I would take them to small clams court but it seems like a waste of my own time at this point. I may pay the extra money just to have these awful people / company out of my mind.

I read these reviews before signing my lease, and I trusted my gut that John Suarez was a reasonable man and these other reviewers were over reacting. I have never been so wrong in my life. *The property I rented had rats shortly after move in, the property was covered in trash from the previous tenants and was quite disgusting. * There were missed service appointments that I went out of my way to be present for *Rude staff at one point actually brought my girlfriend to tears *The house actually had severe safety concerns with the water heater and electrical that was never serviced *mold throughout the house that was actually brought to my attention BY A JOHN SUAREZ SERVICEMAN and was never attended to *Multiple issues with the pool (if you are thinking about buying a property from through this office that has a pool in the backyard don't it will be a renovation nightmare as of 8/1/16 this former rental is for sale) After the first 3 months of living in one of these properties we never saw a serviceman other than for an inspection which he pointed out several issues that were never fixed.

Many service requests were submitted and they would just sit "pending" in the online payment account or just be completely ignored. Please do not let this man fool you he is a peddler of junk, a used car salesman that puts bananas in an oil pan to stop an engine knock is an entirely accurate analogy.

The worst experience I've ever had renting a property. The only consistent thing was their failure to follow up with maintenance issues. The turnover office employees should have send a signal that the problem lies not with the employees but with the owner and or manager. If you are about to rent a house from John Suarez and Associates my suggestion would be to keep looking.

I was a renter for two years and if I could have left any sooner without paying an outrageous amount of money to get out of the contract I would have. Please read the contract very specifically before you sign anything with John Suarez and Associates.

Where to begin? A wolf in sheep's clothing with long, thinning hair. Don't expect great repairs, just hope for mediocre. Inspect your house thoroughly because you will be waiting over a month for a fix. Also, management staff turns over frequently (probably due to the cheery boss) so one day you're talking to a sweet assistant trying to explain how none of your outlets work and the next everyone has left the office except John. John, how do I explain?

I will live on the streets before I rent or buy from him. The only shred of kindness or respect he ever displayed was during the lease signing. He is beyond RUDE. This guy treats me with so much disrespect, and I'm paying him rent on time every month! Never, Never, Never, again! Hope you read this review before you rent unless you enjoy paying to live in a wrecked house and getting yelled at when you call management.

Horrible Man, do not rent from him. He makes promises he has no intention of keeping. Told me he would have my rental ready, clean and repaired as soon as the previous tenants moved out. After they moved out, the only thing he did was replace the carpet. He painted over stains instead of painting the entire walls (mis-match colors). Not to mention the house was filthy and furniture was left by the previous tenant. Appliances were raggedy and old.

When I called him to tell him they didn't paint correctly and there was not painting in any of the closets (they were all scratched up) His response was, "Nobody will see that after you put your stuff in it"***RED FLAGS!** I did not want the home after walking through it (Empty) I had previously seen it while the tenants were there, he refused to give me my deposit and rent money back. I canceled the lease before the move in date? Let's see what the judge says.
