This is your opportunity as a property owner to maintain ownership, but relieve yourself of property management duties and maintain personalized service to you and your tenants. The rental application must be completed and submitted with the minimum credit fee of $25.00 for each adult applicant. This credit fee can be in the form of personal check or money order. Applications will not be processed without the minimum deposit, unless you are able to provide your own credit report with score that is from within the last 30 days.

Would highly recommend. THEY keep the community safe with solid screening. Have helped us with personal rentals along with business rental suggestions. Take care of your place, pay your rent. SAME as ALL mgmts, all they expect HIGHLY recommend if you want a safe, maintained home to grow yourself and/or your family in. MANY years of successful renting, and a solid lessee and lessor relationship. ALL WE DID, paid our rent and respected our place. Thank you Kris.

I rented from Kris and her team for 7 1/2 - 8 years and let me tell you. Megan, Tim and Kris are all phenomenal! They made my first renting experience GREAT. Whenever I had an issue or needed assistance with maintenance they took care of it within 24 hours. I want to thank Kris personally for giving a 19 year old a chance! 10/10 would recommend renting from her and her team!

We have been renting with them for a year and a half, and have had wonderful service. They have been more than helpful and kind. I am not the most responsive person, and they have been incredibly polite and understanding of that. The tenant who rented the house before us did so for almost 10 years, and they had never raised the rent once. When we moved in, they only raised it 50 and did not raise it the next year. Have had wonderful service and pleasant dealings. Good company here!

I moved out after a few years of renting one of their apartments and they charged us 300.00 for cleaning. We spent 2 days cleaning up so that is pure BS! And said that We left "Personal property" in the apartment which is a straight up lie. We do not recommend renting form this "Company". They will raise your rent every year for no reason too. You are warned!

I am a current tenant with KKPM and my experience this far has been excellent! If I need a repair, I communicate that to the company and they handle the issue quickly every time. I did take lots of pictures of my apartment upon move in and documented every thing I felt was damaged or done prior to my move in. I feel that the company has been very professional and has done everything to make sure my lease is followed.

I had my basement pool water a little this summer due to the flooding throughout WI and it was handled very quickly. I have met Kris on several occasions and she has been kind to me in ever instance. I was also turned down by several landlords because I am a single mother with 4 kids. I'm thankful that KKPM ran the background check, a credit report, job verification, and previous rent history because I have all of those things in order. I was not discriminated against like the other landlords. I would recommend KKPM.

If garbage was a rating this property management company would five stars. Besides they are not organized nor do they communicate with each other they enjoy wasting people's time. Most of the employees do not know how to do their leasing job and seems like there owner loves to micromanage everything. Meaning nothing will be done without her say. You will be treated less than a human and judged on anything on your record.

Besides when you move out prepared to go to war for your security deposit. For this company is notorious for taking everything they can get. On top of that it is a rat race to get apartment even though it's common courtesy and Leasing if you have the first app in you're the first one to be process. This company will process multiple applications on one unit and will not update you on if someone else beat you to the punch.

The staff are very rude especially Emily. Probably the best thing that came out of my experience with them is the entertainment of watching how unprofessional Okapi management company could be.

An absolute scam artist at this place. Do not rent from her. They do not clean apartments before you move in and will not give you security deposits back. If they need to replace anything they will try to charge you double. Further more to replace a door they will charge you 6 hours to hang a door plus 20% mark up on all parts. The cost of a door is $262, and they want me to pay a total of $850 for install. Seems to be very poor business practice to me.

I was asked to take my review down by them which I refuse to do so. If you do rent from this company Emily is the only one who is respectful. Kris Kohlman herself is disrespectful and a horrible human to deal with from day one. Definitely will make sure I voice my opinion and terrible experience to as many people possible to save them from dealing with this lady. She did tell me she does not care what I or other people think about her or her business practice. Not customer service orientated what so ever.

Kris Kohlman and her staff were amazing. We never had problems with the staff or management. We had our A.C unit broke down and they came and replace the unit right away. We left the apartment nice and clean and got our full deposit back. If we ever move back to Sauk City we will definitely rent from Kris Kolhman Properties again. Thanks for having us as your tenants.

About 7 years ago I had a tenant that would not pay rent and would not leave. I contact Kris to get her out and she did! I am grateful to Kris for taking this on even though she was not managing this property at the time. I enlisted KKPM soon after to manage one of my rental properties. Kris and her staff are very professional and did a great job screening and finding GOOD tenants for my property.

In my years with KKPM, I never had a problem with communication, statements and getting rent on time. I highly recommend KKPM as a solid partner for managing rental properties.

**I would like to note Kris had contacted my father (who was an emergency contact and was with me when we first went to look at the apartment, but was never on the lease and should NOT have been contacted for this) asking if he would tell me to take this review down. That's not how you earn your good ratings!** I applied for a cat when I was living in my apartment, thinking it was allowed.

The humane society had to go through my landlord first which I understood and a couple days later I got an email saying I was not allowed to have cats in the apartment, only a small dog. So I dropped that idea and was respectful of their rules. The next two times the maintenance guy stopped by he texted me asking if he should be expecting any pets, which I thought was weird since he never used to ask.

Fast forward to when I had to decide if I would be re-signing or not. They sent me the papers in May, with only 10 days to decide or an automatic resign would be the default. Keep in mind my lease wasn't up until August! I couldn't make a decision on moving with so little time frame so I ended up re-signing. A couple weeks later my friends ended up needing a roommate, 40 minutes closer to my work.

I asked if there was anyway I could get out of the re-sign and they told me I had to pay a $250 cancellation fee, along with $150 advertising fee and $20 per showing unless I did it myself (they also told me when I was doing showings that NO pets would be allowed, making it harder for me to find someone). I ended up finding my own tenant to replace me.

During the final walk through with Kris and the new tenant, she was completely rude to me and told me I needed to replace the drip plates on the stove, which they weren't even dirty and no where in my original paperwork was that listed. The guy insisted it was no big deal and that I didn't have to replace them. Kris seemed to roll her eyes and moved on to asking me THREE times if I had "any secrets I should be sharing with them" as if I was a child.

After repeating myself over and over she finally told me I could go. A week later I got a text from the new tenant asking if I had a cat when I lived there. I explained that I was told I couldn't have a cat. He sounded surprised and told me "Kris said I can definitely get a cat and that it shouldn't be a problem." I don't know what their deal was with me or if they "play nice" at first but she was very rude and unprofessional. The rest of her staff is great and pleasant to talk to but you would think the owner would be the most appreciative of the business you gave them.

We rented from Kris for 1.5 years. The sad part is that I think people give bad reviews as they don't realize how landlords and building ownership works. Just because Kris manages the building, doesn't mean she owns it, so if/when things might no be in the greatest shape or cats aren't allowed, that's not up to Kris. We received 100% of our security deposit back because we cleaned everything appropriately. Most people who don't get it all back probably leave dents or holes in walls or have pets who make a mess. I would highly recommend renting from her!
