Mark IV Enterprises uses high quality energy efficient products on their new construction projects. This puts them a step above many of their competitors. Additionally, my twin daughters live in one of their properties and as a father I could not be happier with the safety of their properties and the excellent customer service that Mark IV Enterprises provides to it's renters.

Clearview Farms in Scottsville NY June 2020 Even during a pandemic, the property manager threatened with court and eviction. We were late May by 2 weeks, and June by 2 weeks, and they still threatened with court and eviction. Even with us communicating the issues we were having with my husbands job. They never returned our emails or calls. They responded to an emergency maintenance request 3 weeks after the initial service request.

There is absolutely no communication from the property manager whatsoever even after countless calls and emails. The apartments overall are nice, but the property manager is clueless. Update 1/13/2021 Our lease ends in February and we were looking into staying another month while we close on a home. My husband emailed asking about the cost with no response. Anytime we called during business hours there was no answer.

So the property manager, Lorrie is too busy to answer emails and phone calls but she's not too busy to stop my husband while he's out walking our dog and demand him to pick up our dogs waste. (We always do. But how would she know considering she can't even do the basics of her job right.) We were late on our January rent. I don't need to go into details considering most of the country is struggling and waiting for COVID relief checks.

We were late by 2 weeks and we get an email stating that they are sending our late rent to an attorney. An attorney! For a months rent? They can't even get maintenance to come by the right day or even the right apartment for that matter, and they lose their minds of 2 weeks late rent and threaten to call an attorney. If you are looking for a place to live, please do your self the kindness of looking anywhere but here.

They will trick you. They'll talk up the apartments and how management works extra hard to make sure the tenants are happy but it's all a ruse. They never answer their phones in the office or answer emails. They leave notes on the door saying maintenance is coming by to clear out the dryer vents and no one ever shows up. Lorrie, the proper manager, can't even form a coherent email.

I've gotten emails with the message in the subject part of the email! It's a complete mess and it isn't worth how expensive the rent is. The apartments are decent, and that's being generous. There are nicer apartments for the same price of less. Keep looking. You'll the glad you stayed away from this mess of an apartment complex 1/16/2021 We've spoken to an attorney that specializes in real estate litigation and our realtor and have found out that during the pandemic they should not be charging late fees, but we have continuously been charged.

Also during the governors executive order it nullifies end of lease and lease renewal during the state of emergency and states that tenants can stay in the unit for the current assigned rent until the state of emergency is lifted. They told us we could talk to them about staying longer. As you've read from my above statement, we could not get a hold of anyone. They said our apartment is rented out and we need to be out my the 31st of January. Lorrie has not reached out even though we've sent emails and have called multiple times.

Garbage company. Don't do business with them. Charging a $500 community fee in place of a security deposit and not getting it back without telling us this when we moved in was the first warning sign. Cut down huge trees in our yard without cleaning it up, we have a beat up old fence that doesn't keep our dog in the yard and they've done nothing about it after they've said they would multiple times.

My family business has been with Mark IV for over 30 years. Great company. Danc'letics of Rochester has been very happy at their Country Village Plaza location.

I haven't had a bathroom vent in 4 months. We shovel our own parking area. There's mold in the basement. Our poor apartment manager gets the brunt of everything here at Chartwell Court. This is a horrible company. It's amazing how little they do for their tenants. There are so many empty townhomes here. You'd think they'd take better care of their tenants.

I have a lease to park in their parking lot downtown for work. The paperwork I signed says they will take out the money each month on the 4th but they do it whenever they feel like it. Also since COVID-19 I am not allowed to physically go into work. My boss strictly has me working from home. I've been calling and leaving voicemails so I can terminate my lease and give them back their key card since I don't know how long this is going to last. I don't have money to pay for something every month that I can't even use.

The fire alarms at Corn Hill Landing are broken! They randomly go off in the middle of the night at LEAST once a month, and sometimes three times in ONE DAY. People don't even evacuate anymore because of how often this happens! And the fire department responds EVERY time. How is no one else freaking out about what a fire hazard this is? For how much money we pay in rent, you'd think we wouldn't be living like this!

I am afraid to even have company because I am not confident this won't happen again. And not even a communication from management to apologize? As usual I guess. I lived in NYC for three years in a building from the 1950s and this never happened ONCE. AVOID ALL MARK IV properties.

I have a 1 year lease with the company but after 4 months I got transferred out of state. The company will not let me out of the lease and told me to arrange a sublet. I found someone to sublet but the company has been dragging its feet on processing that persons application. We might lose the subleter because of this and that would force us to have to pay rent for an apt we are not living in. Ive called every hour with absolutely no response.

After signing a 15 month lease with one of Mark IVs properties, we quickly realized it was the biggest mistake. The day after we signed a lease, we realized black mold was growing in our basement on the drywall. We have had several issues with leaky pipes and water soaking our first levels and basement. We have reached out to the property manager several times about the mold and they have done nothing to resolve it.

We were told that Mark IV never lets people out of their leases. We have pictures and recordings of everything that has occurred, thankfully. I am not sure how this company expects to lease properties under hazardous conditions where people can't feel safe and are experiencing health issues due to the mold and continue with normal business. Stay away from renting anything from this company.
