This is one of the absolute worst housing communities I have ever had to deal with. They bought out the apartment complex that I am currently living at and have treated everyone of my roommates and I extremely poorly. First off they scheduled our house to be painted and re-roofed without any notice of when the workers would show up. So they just did at 6:30 AM ON A SUNDAY AND SATURDAY FOR TWO WEEKS STRAIGHT.

No notice, no heads up, equipment all over the place. They moved our outside furniture which is very big and heavy out of the way AND THEN NEVER MOVED IT BACK WHEN THEY WERE DONE. Not only that but it is now June 18th and my lease ends August 1st. They sent an email on June 17th at 5 pm saying they had the right to relocate me and that I needed to have my belongings packed up by the 17th to be moved in 5 days. THEY TOLD ME 5 HOURS BEFORE I WAS SUPPOSED TO HAVE EVERYTHING PACKED UP.

I wasnt even going to re-sign so i only had a month left anyways. I understood them moving my roommates because the house wasnt going to be available next year but it is absolutely ridiculous that that I am having to be moved for 1 month before moving out for good. Do not sign here it will be the worst experience working with any sort of management.

Not only that but you cant ever reach anyone or have a conversation with anyone because their website is a mess and no one ever answers the phone. Trust me you do not want to go through this. They do not care about the people who are currently living here they only care about the new people coming in because they are going to raise the rates.

Very rude very unprofessional! Got locked out of my garage the weekend worker " heather " was very rude told me it wasn't nothing she could do and they didn't have anyone that could come fix it over the weekend. Didn't offer to call any assistance or anything. didn't offer to find any help and hung up on me at one point. Attitude was very bad and unprofessional.

They will STEAL your deposit no matter the condition of the place when you move out and NEVER answer the phone. Don't expect the bare minimum. These people are the worst.

This is one of the worst places that you can live at in Oxford, MS. They still haven't sent someone out to fix our AC unit after telling me someone would be here today. My roommate and I also haven't had any keys to get into our apartment or to let down the garage when we leave, we always just have to take the risk to just leave the house unlocked which is a major safety violation.

Even when we asked for these basic things we are always given a run around about when someone is going to come to fix these issues. So no you should not sign a lease with these monsters.

I hope someone reads these because you would be saving yourself trouble in the long run. SUMMIT PROPERTY MANAGEMENT IS A POOR EXCUSE FOR A BUSINESS. If I could give them ZERO stars I would. Please spend your money somewhere else. They are robing people of there time and money.

The worst management company ever! They failed to get our maintenance request completed in a timely manner. After months of our garbage disposal not working (didn't even work when we moved in), we are now being charged for not putting in requests to follow up with them within 48 hours. We were not aware of this at all. We have rented from them for 3 years now (unfortunately) and lived in one house for 2 years. Having just recently moved into a new place we only got $300 back out of our $1800 security deposit back.

We left that place to where you could literally eat off the floor yet there was "damages" to where we could not get a majority of money back. When moving into the new place, multiple items did not work with lots of damages to the entire house and it looked like it was not even cleaned before our move in. The workers are unfriendly and not helpful.

They simply just want your money and could care less about their properties or their tenants. All and all terrible service and if there were other rental management services around, we would have switched over.

I wanted to inspect a property and I contacted this "services". They quickly answered my phone via text messages just to tell me that I have to pay an application fee of $35 before doing anything. I paid it on January 6th. Today is January 23rd and I never received any answer to my request, they do not even care for my calls. It is clear by now that they are only steeling money and ripping people off.

I called numerous times and sent several text messages to the number that initially reply to me and to the number in their website, but no one to answer at all in any possible way. I would warn everybody about what they do, this is not a Property Agency, it is a little mafia here in Oxford. Be careful Oxford dwellers, never get even close to this property "managers". I cannot give them zero stars here, but I would if I could.

If i had the option to give this company 0 stars i would. They are a complete joke. They do not answer your calls. We had to wait 3 months for someone finally come and fix the sewer smell that was in our house. They are very very rude. They steak your money and charge you for unnecessary fees and i promise you will not get your deposit back. They charged us to have someone come in and repaint the entire house and there was not anything wrong with the house, they repaint every time a tenant moves out anyways so why are we being charged for it. They are all around unprofessional and a complete joke.

***Rent from someone else*** Horrible communication. Never relayed information to both tenants. Maintenance requests will not be fulfilled. Workers sent to fix an issue will not properly fix anything, leaving you to pay for what they left broken, and are very rude. Charged us over $300 for things that were replaced/new or never broken. Don't bother cleaning because they are going to charge you regardless (even if cleaned professionally). They won't communicate with you for any move out charges because they know it is wrong and essentially stealing from you.

Absolutely terrible experience. The leasing office, especially a particular leasing agent, is terribly difficult to get a hold of. They are uncommunicative, do not return your calls, and are rude when you go to talk to them in person. I called four times. Two different people. No response. I would actually rather sleep on a bed of glass with a steamroller as a blanket than live at one of their properties, based on my experience.

My living experience with Summit Management was horrible. They only communicate through text messages not by email or phone. When you do contact them it takes them days to respond. I had several complaints I tried filing with them about various things and they didn't even attempt to fix the problems. On top of that when you're no longer living with their company they wait a 45 days to release your deposit BUT you're not allowed to contact them or ask about what charges are being taken out of your deposit.

There's was no one there to check after you when you moved out either to make you aware of possible charges or even if you moved out properly. I would not ever do business with this company again.

I am currently renting from this company. I put in a work order for a leak above my toilet on Friday, but now it's Tuesday and no one has come to fix it. I have water dripping on my head when I'm on my toilet, and this is not the worst issue I have had with summit, by far! I have been renting from them for 3 years without a single late payment, and have been a model tenant.

Read your lease very carefully. In December, if you do not re-sign your lease (even though it only states only that you must notify them of your intent to stay) they will begin showing your apartment. I pleaded with them not to do this during a Pandemic, but they are currently forcing me to open my home to show it anyways. They have said they will enter by force by cutting the privacy chain, during one phone call when I was attempting to refuse them entry due to Covid.

Your call, but I'd steer clear! UPDATE: It took them 3 weeks, and a lot of calls by me, to fix the leak above my toilet. Not before the water damage caused a cabinet I had hanging behind my toilet to fall off the wall and get destroyed. I have finally moved out and am no longer renting from summit! Before I left I found out that they will not allow tenants to be present for the Move-out Inspection. Company policy apparently.

I do not want to give at least one star. DO NOT EXPECT YOUR DEPOSIT. We lived only for seven months. No kids, no pets. It's just my husband and me. We are both professionals. Not college kids. We kept $700 as our deposit. And we got only $100 back. Then we sent a report about how we received the house and how we gave it back. Then they gave another $100 back.

We got a terrible house. They hadn't even put new stove pans when we received the house. It had previous renters' food pieces. When we moved out, we put on new stove pans. TERRIBLE people. I do not know how they get their approvals from the city.

They were pretty good during the snowstorm in getting us fuses for the ill-equipped electrical in the house we rented from them. They started asking us to renew our lease three months into our lease. They tried to show our house at least twice a week sometimes never even showing up other times being an hour late. They are not consistent with their grass cuttings.

And they will definitely add on random things to you end of lease charges. One time we were charge for lightbulbs and door knobs. One time I told one of their managers that they had a bad reputation around town and he was baffled. They treat all the renters as if they were students with mommy and daddy's money to throw away.

This property management company is the worst in oxford. They refuse to cut our own on time and it's now been over 5 weeks since our grass was cut. The grass is now taller than our dog and looks like complete crap. If you can swing renting from LITERALLY ANY OTHER PROPERTY MANAGEMENT company I'm oxford, do so. You will only gain stress and disgust by renting from Summit. And they'll likely keep you deposit no matter what with no walkthrough. Worst part about living in this town is Summit.

I've been looking forward to writing a review about my experience with Summit all year. Frankly, for much of the year, it was going to be a damning 1 star review. I was very frustrated with their service, responsiveness, and staff, and those concerns still exist. I caution future renters that they may not be the quickest or most responsive. That being said, I'm willing to write those issues off due to the unprecedented COVID lockdown and some cultural differences.

When it came down to it, Summit ultimately did the right thing on several occasions. Staff and ownership made things right on two occasions after I lodged issues/complaints. I had trouble reaching their office for three months during the lockdown but finally reached Sammie, an owner, and he was extremely courteous and professional. I was very impressed with how he handled the situation. Lisa speedily returned a security deposit and did not nickel and dime like many management companies.

She was extremely challenging to work with at times, but I can understand the attitude with some of the deceptive and destructive renters in town. In the end, Summit rose to the occasion and made my renting experience a pleasant one. Based on my personal experience, I recommend renting from them, with those aforementioned caveats.

Renters be warned! I and one roommate rented w/ Summit from August '17 - July '18. Worst renting experience of our lives. We heard they were stingy w/ deposits, and hoped that by cleaning we'd get ours back. wrong! We each paid a $475 deposit and initially got a/b $20 back. They held $30 for light bulbs, $75 for cleaning, $25 for carpet cleaning, a/b $200 for paint, $25 for an air filter, and $100 for a satellite removal.

This was all x2 when considering there were 2 residents. They refunded the satellite removal fee (showed proof it wasn't ours). They refunded the air filter. I changed it upon moving out and wrote the date on it, leading me to think they just charge this blindly. They also refunded ab half the paint, never understood how other half was justified.

They still argued some light bulbs didn't work despite working when I left. The carpet was cleaned and vacuumed upon leaving and they justified the $75 cleaning over trash bags and a small bottle of soap left under the sink. Overall, we each received ab $220 from a $475 deposit after disputing it. I was thankful for that (especially the satellite fee) but it's clear they prey on new college students coming to Oxford year after year. Never again, Summit.

Horrible service. We put in a request that several lights were out at our house. They suggested that it was a technical issue. No, there's just several lightbulbs out and we don't have a ladder to reach them and have tried unscrewing them several times, but there are special tools required and certain lightbulbs. SO not only were they rude about it, but they are also charging us for it! YOU ARE THE LANDLORD. It's pitiful actually.

These people are terrible and will do anything to scam you. They constantly try to sneak in extra unwarranted chargers. They WILL keep your security deposit no matter what. Avoid them at all costs they should be run out of business for their unethical practices.

Just here to make sure this place keeps it's one star rating. They don't deserve 1 1/2 stars, they don't even deserve zero. Summit management needs to be shut down. They're thieves and liars and will keep your deposit for no reason other than they can and they want to. On top of all that most of the houses they own are old gross and bug infested.

My old rental had spiders, beetles, centipedes and I'm not kidding a freaking lizard got into my house somehow. Lisa is the worst person you'll ever (try) to talk to, she needs to be fired. Unprofessional, rude and she thinks she's better than you and it shows. It absolutely makes me sick that innocent people rent from the summit unbeknownst to them that they will never see their deposit again, so if you or anyone you know is planning to rent from them tell them to FIND SOMEWHERE ELSE!

There are plenty of landlords and rental agencies in oxford that will treat you right. Go find John Albriton or Tom sharpe at magnolia management, I guarantee your experience will be 1000x better than if you rented with the summit.

Awful. God awful. Moved out expecting most of my $430 deposit back seeing as we did practically no damage to our house except pulling down two old cheap sets of PVC blinds, they're like less than $30 each. Whatever. And our front door knob lock was broken. Received our "security deposit" which was a request for $160 on top of the collective $1,300 security deposit they already received.

After emailing back and forth then never hearing from Lisa again we had only received $100 of our deposit back meaning they kept $1,000 for 3 broken blinds, 12 lightbulbs? We only had to replace the ones that were out which means all the lights would have been out? Okay. And I LITERALLY QUOTE "there was something in the garbage disposal".never got anything more specific than that and it worked until we moved out. Lisa stopped emailing me back after she said she would contact the owners and it has been over a month. I'm over it at this point but if I could give the summit management and the house I lived in through them zero stars, I would. TL DR: don't rent with them. you'll never see your security deposit again. Ps. Thanks Lisa for never emailing me back. Like i said in prior emails, it's extremely unprofessional.

They are pros at taking advantage of the student market with onerous lease terms. Be sure your student chooses reliable roommates as parental guaranty is for the entire lease; not just your student's share.

If I could give negative stars back I would. This was by far the worst experience and choice of my life. I got NONE of my safety deposit back and then they tell me I owe over $300 to them because of damage to blinds. $800 FOR BLINDS they charged me. I had cockroaches in my home right when I moved in and they did nothing about it. I had to call probably 4-5 times before they finally bombed my place.

The kitchen floor was peeling up and deteriorating. Above the shower the ceiling was molding and they still did nothing the entire time I lived there, but yet they won't give back my safety deposit and tell me I owe them money? Do yourself a favor and do not rent with them. There are plenty of places to rent in Oxford do not rent from Summit.

If you're looking for a place to lease in Oxford, MS, Summit is not your service. They take advantage of college students. Property manager, Lisa Griffis, is rude and has no idea how to do her job. Workers there failed to mention that I couldn't park in MY OWN DRIVEWAY TO MY HOUSE so my landlord towed my car and summit won't be held responsible for it! They're now saying that I need to pay a pet deposit for when my boyfriend brings over his dog to my house.after the person we leased from told us we didn't have to worry about a pet deposit. I've rented from many management services here and Summit Management is by far the worst.

Out of a $425 security deposit, we got $27.50 back. The carpet cleaning fee was reasonable, $ $33.33 for each bedroom, the cleaning fee was $240 split three ways, a little high, but one roommate left her bathroom and bedroom pretty dirty. It was the charge for painting, air filters and light bulbs that was shocking. It was almost $300 for each roommate.

There were a few spots on the walls that might have benefited from a touch up, but no large nail holes or damage. If you live there, request someone from management do a final walk through and take pics/video of the home-especially the walls.

Upon getting less than half of my security deposit back, I'm dropping my rating to one star. While I did admittedly do some damage to the walls in two bedrooms that would have required a tad of drywall touch-up and repainting, one of the deductions was $100 for not changing the air filter. I expected to lose several hundred dollars for the walls (though I feel what was charged was quite a bit more than it actually would have cost to fix the damage; the walls needed a patch as these were not holes through the drywall), $100 for the air filter was nothing short of a money grab. 1.

The air filter was not dirty. 2. There were 8 or so air filters in the access closet for the A/C unit literally 12 inches from the intake. So they charged me $100 to take a filter out of a closet, open the return panel, take the old filter out, and put a new filter in. That may have been 2 minutes of work tops - work that wasn't done because the filter wasn't dirty in the first place (I had popped a new one in two weeks before I moved out). I'm not a college student.

I am an almost 40-year-old, working professional. I am saying this in order to contextualize this review a bit as not just being an upset college student who tore up a rental until over the course of a 18 month's worth of partying and then was surprised he lost his deposit. These people are crooks. They are nice as can be in the office, but they are crooks nonetheless.

To be honest, most of the property management companies are around here because they can be. If you are moving to town, I'd highly advise trying to find someone local who is renting their house directly. Otherwise, there is an excellent chance of your getting ripped off one way or another.

This has to be the WORST rental company in the world. I lived in one of their apartments for approximately two years. I wanted to leave after the first lease was up but was out of the country and could not move so I was forced to renew my lease. Pros: The neighbors are nice and it close to the university Cons: On game day, there is NO parking The walls are thin If you are on the first floor, you will hear footsteps constantly The management at this place is HORRIBLE.

The main person you speak to is Lisa, she is rude and does not listen to anything you say. Instead she talks over you so you will not be able to complain and tell you there is nothing she can do. Then when they finally send someone out to your apartment, they bill you. And the bills are NOT cheap. The apartment I stayed in was literally run down. When I first moved in, they had masked the issues with pretty paint and smiles but as soon I took my first shower I knew this place was a dump.

The shower only stayed hot for 5 minutes. From there the issues were endless and I received no help from anyone at Summit. Only rude comments and more bills. STAY AWAY. THERE ARE PLENTY OF PLACES TO LIVE IN OXFORD, IF THEY ARE OWNED BY SUMMIT JUST TRY SOMEWHERE ELSE. I currently live at Lexington Pointe and it is ten times better. It is a little more expensive but worth the price for no issues, more space, and a clean apartment that works.
