Don t forget to include any sources of income you may have, from your job, your spouses job, child support, alimony, disability, any form of assistance like F.I.A. or S.S.I., workers Comp., investment income etc. In general, the more income, the better. Also be sure you include proof of income with your application.

Investigate your complaint and determine whether there is reasonable cause to believe the Fair Housing Act has been violated. Notify you if it cannot complete an investigation within 100 days of receiving your complaint. HUD will try to reach an agreement with the person your complaint is against (the respondent).

Scammers. Beware. Took my application fee. Called four days later with approval. Received three calls from agent delaying the viewing on the unit I wanted to see and rent. Many many excuses and none matched. Lies and disorderly non-professional communication. Good luck you were warned. They will reply with excuses. Called me out when I got mad and requested refund for application fee. Ridiculous, period. Look somewhere else.

The process of resigning for us was not made easy by our property managers. We were never told we all needed to resign because only one tenate was leaving and another was taking his place. The neglected to share with us that everyone had to resign and threatened to evict us for nor submitting new applications. Our lease expired three days before we heard from them and we had to scramble to meet their deadlines. Would recommend going to a different leasing agency as they are hard to work with.

Just ended a 1 year Lease with this rental company. Great communication throughout the year. All utility requests were handled in a timely manner. However, I am going to say that unless that house is 100% the way you left it they will Nickel and dime you for frivolous things. at my time at the property I pulled up carpet and weeds from the "flower beds".

Then bricked and mulched them and had flower pots put up. I was then charged for removal of the flower pots. Lastly I put the garbage at the curb on the day the lease was up, and somehow we were charged $75 for disposal of the garbage that somehow made its way back up to the house.

We have been renting out our previous home for over seven years, with North Bloomfield Properties managing everything. It has been such an easy and good experience for us. They found and screened the renters (a couple who have been living there the whole time), they notify us of any problems and take care of the maintenance (with our approval) and they collect the rent and deposit it for us. I was referred to them by a friend and we highly recommend them. The people we work with at NBP are very nice and easy to work with and we are very happy.

Rented for 2 years. Solely cared about receiving their rent. Nothing else. We didn't have hot water in the dead of winter for nearly 2 weeks. They sent an eviction letter because we held rent less than a week; cold showers were unbearable any longer. They then, a year later, docked our security deposit a late fee because of this. cash grab. Response: You're records are incorrect or you're just uninformed.

A little late now. It took 4 different visits from no less than 2 companies to get it fixed. We sent emails, to which we got reprimanded for not reaching out via the maintenance request portal. Maintenance didn't answer or call back. You finally put some effort in when we withheld the next months rent. What was your response? Eviction notice. Had to beg for a 100 dollar credit (of which you took 48 dollars back over a year later for 'late rent fee'). I'm sure you're a great company for the property owners. You couldn't care less about the tenants.

I lost my new Trek mountain bikes (2 bikes) because of managements negligence at the Fox Hills condominiums in Bloomfield Hills right after I moved in. The management cared less. The bike was in our common basement which was accessible only to our building residents. And the only reason I left my bikes there was because the Property Manager asked me to.

I understand that the management can do nothing once its stolen but not acknowledging their mistakes is the reason I see not to trust them. Be prepared to take risk if you are renting from them. Thank you.

If you want to get ripped off and lose your security deposit for no reason, be sure to rent from these fine folks! Terrible customer service everytime we had to interact with these fine people, but we did have a beautiful rental. Yes, I'm sure I rented from you. My legal name is John.

BEWARE! Terrible. When you have an issue they take forever to come out, then claim there is no issue when even the HOMEOWNER knowns there was, let alone the tenant. I would post more, but as is they threatened my friend a few years ago into removing her review and I dont need that bs. In response to their response: No I will not. The company that does your maintenance is a joke & because of that fact you people tried to charge us for not finding the issue.

Same you tried with my friend, then when she spoke her experience in a review, your people called her employer & tried to have her fired, which didn't work by the way. And since my company sadly does work for you people as well, I'm not dealing with that bs. Thanks no thanks

In all honesty, I've never rented from these guys, but I've attempted to rent a property from them twice. I wasn't able to complete the application process the first time, and the second time the property in question had been rented before I could even go to the walk through that I had scheduled, neither of which are their fault. The reason for the 3 stars is because of a series of TERRIBLE interactions I had with one of their representatives. Kathy was incredibly hard to get a hold of, far less than helpful in answering any of my questions, came off as rude in almost all of our texting interactions, somehow got another inquiry for a different property from my phone number (which I'm pretty sure is an excuse she made up to cover for forgetting or ignoring my availability for the walk through after I told her at least twice prior), and never actually scheduling a walk through after 3 days of me trying to do so until I straight up asked her if she was unwilling to do business with me (by which point it didn't matter, because within 24 hours, the property was taken). Very upset by that whole farce with her.

Did anyone notice that the "excellent" reviews are very vague or don't include an actual name? I would not be surprised if these slumlords wrote these themselves to try and save themselves. The staff is rude, Nina NEVER returned our calls, the manager Melissa was always "too busy to take the call". I left so many messages I lost count. They then had the audacity to lie to me that they tried contacting me.

When I called them out on this they became more rude. So unprofessional. They lost our rent check and tried to accuse us of not paying to later find they accidentally put it in another tenants account. When we asked for the homeowners number they refused to give it to us. Well fyi, I spoke to the owner and she is aware of your horrible work ethics.
