Stone Cliff Manor is located near Governor's Parkway and I-55. This luxurious neighborhood offers large lots in a beautiful subdivision setting. The subdivision is lined with sidewalks and has a park-like common area with gazebo and the subdivision is located in the Edwardsville School District 7. SIUE is within 10 miles and downtown St. Louis is only 25 miles away.
Our Glen Carbon subdivisions are located in the Edwardsville School District 7 and are minutes from SIUE. The subdivisions are in fantastic locations with easy access to Interstates 270 & 255 as well as Highway 162 and State Route 157. Within 20 Miles to Downtown St. Louis, these locations are great for commuting. The convenient locations are near local dining and shopping and have access to Madison County Transit bike trails.

I've been a resident for over 10 years and absolutely love it here. Very nice units and community, reasonably priced, and pretty energy efficient. Leasing office & maintenance are very responsive to any needs as well. And a major plus is the proximity to parks, restaurants, shopping, pretty much anything you want/need is within 3 miles.

We have been with Osborn for almost a year now and I have no complaints. Maintenance request are always answered in a timely fashion and Brad the maintenance man is great! He's always very professional and in and out! Neighborhood is quiet, unit was cleaned prior to us moving in! It's been great we signed our lease for another year!

We were selling our house because I have cancer. We had an apartment lined up and paid the deposit, but the sale fell through. We tried to get another apartment, but nothing came open. The lease does say they will keep your deposit. Don't expect them to work with you because they will coldly take your $1500 dollars without so much as a thank you. We spent 2 years there before we bought our house, and we did enjoy living there. Good management. Very happy. Just know that if you are selling your home there is a substantial risk because they will not work with you.

Ive been interested n a few properties for quite sometime but just recently decided to apply. The first time I believe the emails were late due to inquiring from a third party site. Andrea replied and seemed very professional. My calls to their office weren't bad as well as Andrea always answered questions and I never felt rushed off the phone. Debbie reached out to me this morning to tell me that unfortunately my application was denied.

When I asked the reason she stated due to credit. When I asked what the credit score had to be she stated they look at how you pay. She wasn't rude at all, I felt it was a little unprofessional and deceiving but far from rude. At that point I would have been ok with paying a higher deposit if that option was offered. My rental references are strong and can attest to me paying on time. Their loss on a good tenant.

Been in my apartment for a month. I really have not had any issues, turned my inspections sheet in and the maintenance guy was out a couple days later. He repaired my bannister and back door lock and left a card. I did not have to be there, which was nice. The people who answer the phone are nice. I have not had any issues. Signing the lease through online makes it easier. I enjoy my home.

I was a potential tenant until today unfortunately. it kind of saddens me because I was really excited to start the process of living in one of their beautiful townhomes. Honestly the process of finding the perfect place to move is very hard! Especially with COVID going on. I have spoken to their office on 3 different occasions asking follow up questions that I may have and honestly what people in the reviews are stating is true.

Each time I've spoken with Andrea she was very rude and doesn't seem to want to help answer any questions. I was getting the feeling as if I was bothering her / inconveniencing her. Maybe its just who she is, but if so its not something I'd like to deal with in the future as a tenant. Because at some point as a tenant you do have to call your leasing office because stuff happens, but if this is how I will be greeted on the phone as a potential customer spending my hard earned money I would HATE to see how she greats the actual tenants!

There was no happy that you called and interested in our properties voice. If everyone is saying the same thing everyone isn't lying. I am highly disappointed and upset because I thought I found the perfect home but now I have to start the process over. Thanks Andrea

My husband and I rented a townhouse in Maryville in May 2020 til technically March 2021 but we moved out before that. We were shown a townhouse before signing anything and the one we seen was dirty. A week before moving in, we found out we were pregnant and I called the office to let them know if their was anything I needed to do since there would eventually be a baby living there too.

I got an attitude from Debbie. Once we moved in, no more than 2 weeks in. I left a cup on my coffee table for maybe 30 minutes to make lunch and came into the living with Ants ALL over the cup, table, and party the floor. We discovered they were coming from underneath the wall by the window. I called and asked if they could do something and I was met with "We don't spray, that's on the tenants".

Like okay, would have been nice to know. Then a month in (June 2020), the amount of spiders in the house was so gross. My grandpa was a part time exterminator so while he was spraying, there was probably 10 big and small spiders in the house that we couldn't see, not counting the ones we did see. They weren't going to spray. By month two (July 2020), I went to relax in the bath (for the first time) because for my pregnancy, I got a sciatica type pain.

I noticed that the tub would practically drain itself. We didn't know if it was going in the drains or somewhere else. A week later we got an answer to where it was going. It was leaking through the ceiling in the living room below. I called for maintenance probably 7 times in that work week and it took about a week for the maintenance guy to show up.

He came by two other times that he didn't log because when I called the office they had no knowledge of it. My husband worked weekends and I worked weeks. I came home one day while my husband was home and I noticed the ceiling had been refixed/finished. I went up to our room and I asked my husband "how do you like the ceiling work?" he said "what ceiling work?" and I explained to him that the ceiling was fixed downstairs.

He was home all day and the maintenance guy came into the house, unannounced, undocumented. Extremely scary to us because we were due to have our baby in a matter of months. I think, what if I was showering or something with the baby and there was a man in the house without our knowledge. He never called us to let us know he was coming or anything.

By the time October 2020 came (5 months in) We started looking for a house to buy instead of living there. Because of their unprofessional, unpredictable, overpriced rent for the worth of every hassle made us want to never rent again and not live there for the full lease. We thankfully found our forever home and our baby only had to be there for a month.

So thank you for the push but that's it. Every phone call was answered very unwelcoming as if we were inconveniencing them. Debbie hung up on me when I called about the Ants and Andrea tried to tell me the maintenance guy only came twice in July and seemingly was trying to convince me of that but he came 4 times that we know about. The townhouse was a bit dated and the neighbors next to us smoked cigarettes what seemed like religiously so it smelled. WOULD NOT RECOMMEND

From the friendly staff to helpful maintenance crew, living in an Osborn property was an absolute pleasure. I truly enjoyed my almost 7 years living in the property. I would absolutely recommend them to anyone in the area looking for a place to live. Once the move out was completed they inspected the property and provided me with a check for my full deposit much quicker than I had anticipated. Thanks again! Jason

My husband and I rented from Osborn Properties for nearly four years and we loved our beautiful place. We stayed in the Summit Ridge subdivision. There weren't any major issues with the place. The rent was reasonably priced. After we left we received our full deposit back within 2 weeks. (We took good care of our villa). Would rent from this company again, if needed.
