I should have read the reviews before renting with this company. They lied to me I'm beginning when we were looking at the place, they lied to me at the move out inspection then took my security deposit and then charged me for damages that never happened. Very disappointed I would NEVER rent from them again.

An absolute disappointment. My townhouse is managed by them and my dryer has been out for just shy of 3 months. I understand that the owner is out of the country and quite frugal, but I'm getting nothing but excuses and absolutely no sense of urgency or empathy from the company. If it weren't the holidays I'd break my lease and be gone in a heartbeat.

Unfortunately there is no negative stars. Phillips manages our HOA and Courtney Severson is our community manager. She is good example how one should not be and sheer incompetent. She is not responsive over the emails or calls. But it is not just her. We have a lot of managers over the time and all of them were just as incompetent. I always wonder how come these companies survive in the market.

Critical: Professionalism, Quality, Responsiveness, Value We had them via HOA for property management. Working with Arie Sykes was a nightmare. Absolutely unresponsive and unprofessional.

We've had the misfortune of dealing with a couple different water leaks at our condo. Our HOA is managed by Phillips, and Courtney Severson has helped us on several occasions in scheduling repairs and remediating issues related to the water damage. We've been impressed with her professionalism in resolving issues quickly and completely. Most recently, she sent out David from their maintenance department (ABC construction). He was, professional, prompt, and knowledgeable. The problem was fixed the same day he showed up, and restored completely within a week.

So update because I just received a call from Mark, who from the beginning of the phone call seemed annoyed that I was even calling. He stated that they didn't have to tell me that paint was needed because they cover painting in the deposit, which is why I was told I didn't need to paint. This breaks the law in Seattle as you can't have an undisclosed non refundable deposit, which if they are telling people not to worry about painting, and not providing paint colors so we can handle it ourselves, that's what it is.

They are also claiming that bc they gave me a $200 credit for not having a working microwave/range fan I shouldn't complain despite not having a working microwave and fan being illegal bc it's unsafe to cook without proper ventilation (I have contacted the city about this and they said that it is indeed illegal). Apparently being curt and rude with me was worth the legal battle coming.

This call came after I called them again today (the 12th call to them) and after I emailed 5 times about these issues. The fact that mark then made it seem that I should be grateful bc they *only* charged me $450 for painting even though it was a $600 paint job shows the disregard they had for the issue at hand and the fact that they are using illegal tactics and ignoring former tenants to try and get away with their bs.

Next step is to find the actual owner of the property and see if they have something to say about their practices. You'd think with a building that has about 8-10 units in it might be a bit concerned about losing their licenses and such. I document everything. I hope y'all lose your jobs and then some.

Attempted by phone on four separate occasions leaving voicemails to get a return phone call on a property they manage. Also sent four separate emails before they replied to my email letting me know that they manage the accounting portion of the First Green condominiums but nothing else. You would have thought they could have gotten back to me in a day or two rather than two weeks. 40 years in real estate and have never dealt with a property management firm this negligent in their duties. I have worked for Phillips as an RM for almost 5 years now. They continue to improve their business and always are on call for emergent tenant or owner needs. I'm very optimistic for what the future holds for such a wonderful company and am proud to work for them.

If possible, I would give negative stars. Phillips mismanaged my HOA finances and caused major corrections and a very expensive audit. if you have Philips handle your HOA accounting, it is likely incorrect and you should get an independent audit.

Since our property management was turned over to Lizzy Snee, my wife and I have been incredibly happy with the services and care at the Eastlake Manor. Lizzy has been prompt and respectful in accommodating us with a variety of rental issues and requests like changing our parking spot, helping us get back into our locked apartment, and looking out for packages. Our rent is a incredibly reasonable and we feel well taken care of by Phillips!

I own a condo In Everett Wa homestead condominiums)right of 128th ave west, 13 days ago my power went out and my condo lost all power to my unit, I called Sno pud and they determined that my main breaker outside the building burned up, and all plugs where meter goes in have melted. I called Phillips realestate for repairs since they manage the condominiums, they straight up didn't care much at all about it, it took them and Boyer Electric 13 days to get my the power back on, I have a 4 year old son and we were without a hot bath hot meal or any heat 11 out of those 13 day (2 days my insurance paid for hotel).I lost about 1000 bucks worth of food both main refrigerator and chest freezer food went bad l, I plan on taking these people to court.

For a service for which our condo association has been paying top dollar - I would expect a minimal level of customer service. Phone calls are never returned, getting a hold of our community manager is very hard. Emails - I've written numerous emails on various subjects and the turnaround time to respond is on average ~2 weeks. Need to send multiple emails and follow ups on my end on every single question or issue just to get a response.

A complete joke. Our community manager was Courtney Severson. She was very unresponsive and I had to follow up multiple times to get her to respond. Perhaps other community managers with Phillips are more responsive but my experience (and I validated this with others in our community as well) was not good. There are many other property management companies which I think can do a better job, at least from a customer service perspective.

Phillips really upped their game when they brought on Jill Wright. She and these rest of the Phillips team have been doing a super job for our HOA. She is a pleasure to work with and is extremely knowledgable on HOA matters and facilities upkeep. The board is very happy that JIll has been assigned to us. Thanks so much!

Last week I signed a lease to my DREAM apartment shown by Preston at Phillips Real Estate. I reached out to him through a Craigslist ad and he called me back within the hour and was able to give a virtual tour to my partner and I via FaceTime that afternoon! We were immediately in love and ready to apply and Preston was extremely helpful and responsive throughout the entire process.

He answered all my calls or called back promptly and went above and beyond to make sure that we had all of our questions answered and bases covered. Out of the countless experiences we've had in the past two months trying to lock down our apartment for an out of state move during the COVID-19 pandemic this was certainly the best customer service we've received!

Looking for an apartment the last month has been an absolute nightmare. Due to Covid, I was doing all viewings virtually and all contact was over the phone. When Preston called me back almost immediately regarding a listing I was interested in, it was a ray a hope that kept getting brighter! Long story short, he worked tirelessly to help me get the right apartment and lease signed in just a few days. Couldn't reccomend him or this company enough!

I've been living at the Clift House and calling it my home since 2017. Great neighborhood and a very convenient location. Our building manager Maggie is amazing. She has always been great with maintenance and helping us out whenever we need something fixed in the apartment.

If you're in the market for new digs around the greater Seattle area, I recommend any of the buildings that is owned by them! I've lived at my apartment building for about four years, in that time I've gotten to know my neighbors who are all great. But the one thing that makes it so nice to live here is my building manager, Maggie. She's always so helpful! Anytime you have a question or need something done around the building she is so tentative and responds instantly.

I feel safe and secure here. Maggie makes sure that the building is kept clean and works properly with the amenities. Beyond for having great neighbors, and a nice efficient building manager the location is very walkable.

I lived at the Viewmont Apartments in Capitol Hill. Maggie was an awesome on-site apartment manager. She made my entire living process seamless, from application to move out-- I lived at Viewmont from July 2019 through the end of June 2020. She's been easy to reach out to about anything, and she clearly cares about the safety and comfort of the residents. Maggie communicates quickly and directly and is open to answering any questions.

The location is right on a main street (Bellevue Ave.) in the Capitol Hill so it is definitely a busy area. You're walking distance from QFC, great restaurants, bars/clubs, and up the hill from downtown.

Just an update, even after requesting at the beginning of the pandemic that their construction crew wear masks, wear gloves, and sanitize what they touch, they didn't care, wore their masks under their nose and chin all day, and didn't wear gloves. Zero compassion from this company about my health. Company has a reputation from the other reviews I'm reading.

Phillips Real Estate manages our building where I am the owner of my condo. Patricia Jones took over as our community manager about two months ago and she's amazing. Every time I have a question or there's an issue on our property, there's is a prompt response. Patricia has solved problems that have existed for years in a matter of days. I also sit on the board of our condominium complex (Queens Court) and our meetings are professional and well run. Having Phillips Real Estate Services and Patricia manage our property is just great! I know that my property is in good hands and I am confident that the integrity of my property is being well managed.

Lived in the Auditorium apartments for a total of 6 years. Both before and after Phillips (mis)management. I desperately wish I could give them 0 stars. Phillips is atrocious in every way. The property managers, particularly Carol, have done their best and work hard but they have no hope working for Phillips. For example. 1) Constant package theft, both from the homeless constantly getting into the building as well as other tenants.

Instead of fixing the door, installing cameras, etc. Phillips told us to have packages delivered elsewhere. 2) Speaking of the homeless, they have started to use the common areas as bathrooms! Fun fun. Phillips then takes ~5-7 hours to clean it. The constant dumpster diving has also been a good time. The new apartment manager at least installed padlocks on the dumpster; they were promptly cut/removed within a week. 3) 3 washing machines for ~75 units.

Good luck doing laundry. Also, they smell like mold and two loads + drying runs you ~$5 4) Parking spaces are far too tight for modern cars. Most vehicles have scrapes along their side from hitting the concrete posts lining every spot 5) They simply don't respond to emails. Phillips requested everyone go through the online portal to contact them. So, I tried to go through channel to get information from Phillips - they didn't respond to three emails over the course of two weeks. Carol promptly responded after I reached out directly 6) Again, and I want to emphasize: there has been human feces in and around the building multiple times.

It was never cleaned up when it was at the bottom of the stairwell outside. Eventually it rained though so that was good. 7) Yearly rent increases not inline with the building/unit. It's an ancient brick dumpster fire with paint falling from the ceiling and mold growing because they couldn't be bothered to use nice paint or invest in ventilation. It's not worth what you think it is. 8) Not a great unit in general.

One of the burners broke three weeks in. There's a nail protruding from the hardwood floor. Plumbing is average. Shower head is just a weird nozzle that sprays mist. Bathroom is minuscule. 9) Awful move-out experience. Be sure to clean the fireplace that doesn't exist? Sure. They also request that you hire a professional carpet cleaning service and send them an invoice as proof. The carpet is ~8'x8'. I cannot fathom living in a building managed by Phillips ever again.

You get 1 months' notice before your rent is raised here in Bellingham. That is rare. I've lived here 4 years and I've seen my rent go up from "adding electricity" year 2 to 50 more dollars to 100 more to "keep up with 'demands." Whose demands? Your company is based in Seattle. Now our rent just increases and increases. No porches, no dishwashers, no washer or dryers in units, no upgrades. OK. And we have no choice.

They are absolutely garbage. Never pick up any phone calls, emails typically take more than 2 weeks for a shitty response. I have no idea why this business still exists. I have no suggestions for this business to improve really. For the love of god please just close down and move your ass out of Seattle. No homeowners/tenants deserve this kind of shitty service.

TERRIBLE. I have zero confidence in their ability and I would not recommend them to anyone. And my organization just fired them. I am on the board of directors for a residential building on Queen Anne with 21 owner-occupied units -- far from a complicated property. Phillips had been managing our property but we just voted unanimously to fire them for incompetence.

We were spending more time managing them then they were managing our property. Total waste of time and money. They did not respond in a timely manner, if at all, to emails and phone calls; their financial management of our account was a disaster, constantly littered with errors; regular reporting was always significantly late; payments to vendors were consistently late; and they let lapse critical documents with the state of Washington that we had to fix. Go to one of their competitors.

We had them as our condo management company for about 3-4 years. They finally let them go. They would never return phone calls or emails either in a timely manner or at all. Financials we're always late. They never came to BOD meetings. Or did there promised walk around as per there contract. If you call into the office to speak to who is in charge of our property they were never there so you would have to leave a msg.

In those years we've had 4 changes in their personal for our community. Each promising their own list of things they could and would do for us. Lots of empty promises. They don't know what customer service even is. Not sure if they are under staffed or what but I wouldn't recommend them to anyone

Update: An appeal for late fee I thought was improper in Feburary dragged out to end of September, and required attendance to the HOA to plead my case. Should've just served your customer instead. The Arizona payment processor you use is fishy IMHO. Once auto payment was setup no more hassle.

Just another corrupt management company with intentions of stealing from anyone and everyone. I recently lived in one of their condos. The FIRST month I was there, I mailed my rent check to their office. About three days later, I got it back in the mail from the woman who owned the unit. It was voided, and she included a handwritten note asking me to write another check addressed to her. Phillips wasn't able or willing to explain how and why she had the check, or why she didn't understand the lease agreement.

They passed the buck and said it was something I needed to work out with the owner. Finally, after a year of problems in the unit, I gave my move-out notice about 39 days before vacating. When I tried to arrange a move-out walk through on my final weekend, I was told the office is only open Monday to Friday 8-5. I explained that those are my work hours, and I can't afford to take time off.

They insisted on doing the walk through without me present. After I spent a week cleaning the unit, shampooing the carpets and making it look better than it did when I moved in, they claimed they spent $400 for carpet cleaning and over $650 for painting, plus cleaning costs. Not only did they not return my deposit, they actually charged me additional. Again, another way to steal. I can't warn you enough about Phillips. The other residents were also unhappy, and the leasing office staff was constantly turning over, leaving as quickly as possible.
