The broker that runs this company should lose his license. I received a letter similar to the one posted on here after we had multiple issues with the Internet, ants, and the air conditioning not working properly. And this was in the 1st 2 weeks of a month long rental. We left at the end of 2 weeks. I have never met someone who is so nasty and so unprofessional.

I would give this company zero stars if that were possible. We had put a deposit on and signed a rental agreement with them for a home for 2 weeks in 2022. This was in December of 2020; we deliberately started looking early so that we would have a chance of finding a home that would be in our price range and size. So, in March of 2021, we received an email stating that the owner had decided to move back and our agreement was cancelled.

There was nothing in the contract to indicate that this could happen.nothing. We have never had this happen in many, many years of travel. The person at Red Rock sent us an email offereing us what was left in their selection of homes, one undesirable and 2 at twice the price and size, with NO APOLOGY.nothing. A look at Sedona listings now shows nothing in our range (where there had been alternatives earlier).

We called to see if they could help us find something to compensate and honestly we have never been so rudely treated. The individual said she had never had any complaints about cancellations before.as if, and was just terribly rude and condescending. Stay far away from these people! Doug and Karen (Canada)

Snobby broker. Obnoxious and over priced when it comes to managing property. Based on the other review looks like they aren't good with vacation rentals eitherZ. Look elsewhere. In response to Robert's snarky comment below. I make $500k a year. I don't pay for shitty service. If you learn how to deliver value and customer service your business might have some better reviews.

NOTE: DUE TO CHARACTER LIMITATION & LENGTH REVIEW CONTINUES INTO PHOTOS. PLEASE READ FULL THREAD. IT WAS THAT BAD. WARNING! DISHONEST and AGGRESSIVE BROKER! DO NOT USE RED ROCK REALITY: Dealing with Red Rock Realty was HORRIBLE. My first encounters w/ SinD were pleasant until we entered the front door, then all communication ceased. Having rented many vacation rentals I have never had a bad experience.

Now this one? This one is for the record books for unprofessional, abusive communication. Looking back: My 1st warning was when I found on VRBO Property #1739282 & was routed to Red Rock Realty and was hooked by "don't pay the VRBO fees" Trust me, protect yourself and PAY THE VRBO FEES! Please take time to read these emails (both reviews) - though long, they reveal the integrity & are enough to steer you away of this company.

With no secrets & have added my dialogue as well - Robert Gulley doesn't seem to get I AM HONEST & these accusation of damage are false! Oh & Robert, in your last line, I wouldn't risk coming back & dealing w/ you if YOU paid ME! A $500 lesson I'll pay forward in every way I can! From Red Rock Realty: Below is a copy of your invoice.

To summarize: The spa was left totally trashed, it had to be drained/flushed/filled, & we had people coming in the next day. Two cushions were destroyed. I know, I understand you said, "It was like that", but the attached documentation proves it was not, the spa was serviced June 2 at 10 a.m., & I was there the morning of the day you arrived, there was no one else at the property.

The chair cushion from the master suite patio was found burned on two sides, it is of a unique shape, & so thus far not replaceable. The owner wanted $100 for it but I only charged you $75. There was another pillow damaged in the house, but we are having that sewn, no charge to you. I had to charge your card another $32.38. All of the documentation is attached.

I understand the thought might cross your mind to file a chargeback, & if you do be sure to give them all of the attached because it's what I will give them if you do. We do hope you enjoyed yourself at Sun Dance, it appears you did, & it truly was a once in a lifetime experience for you, if you know what I mean. Stay safe. Robert Gulley ~Robert, These are all dishonest fraudulent accusations.

The cushions from the spa were floating in the spa when we opened it and would not attach. The water smelled like sewer. I reported this. Not once did I get a call back when during our stay to talk to you about it. Due to the heat the we never used any cushions outside other than at night on the top deck. No other cushions were ever taken out. This is false.

These are all fraudulent reason and I have already contacted my attorney. This is amount is to be be refunded as this was not damage caused by my family. Cyndy ~Have your attorney send me a letter. If you were confident and smart you would attempt a chargeback rather than paying an attorney for such a case. Any attorney who would waste their time on this needs a job. Robert Gulley Designated Broker/Owner ~Robert. Look, no need to be unprofessional & nasty.

I need to protect myself as this is unjust. It's not what I want but because I know this is wrong. We did not do this damage. I would hope you saw how clean that house was left and know that we took care of everything as if it were our own. This is simply not right. Very disappointing. I would not recommend booking a rental property through Red Rock Realty. In short, below details my experience and issues with this company: 1) No online booking 2) Fees, lots of them. In addition to the nightly rent, a deposit, and a pet deposit, there is a booking fee, cleaning fee, pet fee, and "convenience fee" (a 3% fee to use your credit card) 3) Agent misquoted the price of the rental unit and then did not honor that quote (~$200 difference) 4) Agent sent me a contract for the wrong property 5) Agent told me that Red Rock could do a 2-night minimum, after receiving permission from her boss. Later, I was told a second boss did not approve and did not want to proceed with my reservation. 6) The rental agreement states there are to be no RVs parked at the property "[u]nless prior arrangements have been made with Red Rock Realty." I requested that we be allowed to park an RV at the property.

I was told no, and I agreed to park somewhere else. The next day, the agent told me that her bosses did not want to go through with the reservation because of the RV situation and they had changed their minds on the 2-night minimum. The whole experience -- which involved over a day's worth of back and forth by phone, email, and text messages -- was unprofessional and disappointing. I would recommend booking your rental through another company.
