Had a problem with our hot water heater late night but the gentleman available with the after hours number was very helpful and guided us to the breaker, no other issues.

We have rented from RRR for several years. This experience was not a good one. We arrived on a weekend. The unit was dirty and smelled. There was a soft spot in the floor like it is rotted out. The closet in the bedroom had a terrible odor. When we turned in our key the "customer service " workers at the desk acted as if they didn't have time for us.

They answered every question with "the answer to that is in your rental agreement". When we voiced our complaint about the condition of the unit they said we should have called - like it was our fault that the unit was in bad shape. There was no apology or "how can we make this better". We will find another way to rent next time.

Critical: Professionalism, Quality, Responsiveness Jack Anderson is by far one of the worst managers I have ever dealt with. His lack of communication is astounding and I am quite frankly, baffled that he has been able to maintain this business. If you are considering utilizing RRR for rental management, I strongly recommend looking elsewhere.

We recently rented a property that this management company manages at Sugar Mountain, Reserve II. 1) We called two days ahead to see if we could add a night stay (which the website clearly said the property was available) and the property manager said they didn't have the resources to let us stay an additional night. 2) Check in states 4:00 but we were not able to check in until 6. 3) The water was turned off in the unit (no instructions from the property management company. Had to call plumber to get instructions on turning the water on. 4) Realized later that evening (after a day of skiing) that we had no hot water. Called plumber who said we needed to turn on the breaker to the hot water heater (no instructions from the management company). Had no hot water entire first day we were at the property.

Unfortunately due to this property management company, even though the property we stayed in was great, we will not be returning to rent ANY property available from this company.

I recently stayed in Bee Branch 20 with a party of two adults and two teenage boys. The entire experience from booking, check-in, through check-out was outstanding. While Bee Branch is an older complex, the owners have done a great job of keeping it extremely clean, comfortable, and in working order. The beds were in great condition, we had hot waters and good water pressure, all appliances, internet, heat, cable TV all worked well.

There was plenty of room in the unit and its proximity to the slopes was perfect. You are literally steps from the Easy Street run and lift, and you can even walk across the slope in the morning before opening to buy lift tickets at the lodge. The rental staff was informative, well organized, and professional. I highly recommend RRR @ Sugar Mountain and Bee Branch 20.

Rented a week at The Branches. Family arrived before 5 on Friday for a Friday rental. Note on door that office closed for the weekend. Made multiple calls to "emergency number". 15 hours later no response. Had to rent a hotel room for the night and return home the next day. Unbelievable. Have never had such an experience with any time share or vacation rental before. Cannot comment on actual rental because never got to see it. Website says open 24 hours. Would recommend never renting from this company. AWFUL.

Overall the place we stayed at was very nice, clean, and catered to our group. My only complaint is that RRR needs to hire more staff. It took them two weeks after our checkout date to receive my deposit back. They could not keep up with the amount of people that rented from them. Everytime I called the office I received a different answer pertaining to the cleaning of our cabin. Customer service also gave me a rude email that didn't not give me faith in their ability to pay me back my $400 deposit.

The property was great and the views were gorgeous. The pictures don't do the house justice.it is much nicer than they portray. The only negative was the property wasn't ready until 5:30pm. Check in is supposed to be at 4pm. Of course the management company said it wasn't their fault and took no responsibility, but rather blamed it on the previous renters because they didn't start the dishwasher.

I find that hard to believe since check out is 10am and check in is 4pm (6 hours) and there were at least 8 other families they told the same excuse.that many folks really didn't turn on their dishwashers. Recommend the rental company hires more cleaners and inspectors during busy times.

Worst rental in 20+ years of visiting this area for summer Scottish Highland Games where we have stayed in other area hotels, condos, and cabins. Saggy, lumpy king mattress caused brutal 3:00am fall from bed, chipped front tooth, cut lip, whopping facial bruises and deep hip bruise. Checkout clerk said send medical bills and they would take care of it.

My explanation letter and $1300 dental bill sent to management 3 weeks later brought this response: "you should have taken our $41.02 insurance, you simply fell out of bed, and this is on you." I'm 73--never fallen out of bed until this experience with a crummy mattress that needed to be replaced. Accident also made it necessary to take 3 months of physical therapy, and my bruised hip still hurts. Making our 4-day stay even worse: terrible dim lighting throughout unit and especially kitchen, needed keychain flashlight to open unit door, dated furniture, dingy dirty rugs, heavily rusted patio table/chairs/bench--and granted, the taste and furnishings is the unit's owner.

But the lack of working exterior light at unit's entrance down a steep flight of stairs and no light in the foyer entrance to two units is management's responsibility. WOULD NEVER STAY THERE AGAIN, ABSOLUTELY DON'T RECOMMEND.
