These ppl racially profile you and I watched them give certain ppl information on certain homes and tell others the property is unavailable.they ask for 4 times the rent in some properties. -

Don't even waste your money on a application fee these people gave me the run around just to rent a home and still didn't want to rent me the home it's crazy how you can get approved to buy a home but a small company won't take your credit history to rent a home. It's a rip off

From the moment I walked in to see a property the receptionist at window has horrible attitude. Felt extremely unwelcomed by her. When I did get the key to see one of the properties I went in dead roaches all over. Absolutely disgusted as I am a licensed real estate agent myself I would never let one of my clients see a home like this. Agents should be checking these houses I also would never let perspective renters go in to homes alone.

So disgusted by this I would never rent from them. I should have walked out the door encountering the rude receptionist who rolled her eyes at me, she definitely does not belong in that job. Bottom line is I will not use ever. This company should remember the 10 rule I tell someone they tell someone else and you just lost business. Just horrible customer service.

Rented from them for 5 years. Upon moving, even rented carpet cleaner and took extra care to clean the whole house. They only returned half of my deposit, grudgingly. Stephen is rude and unprofessional. Their house was spider infested and in need of maintenance, which was never addressed. Since I left, multiple renters have come and gone, none staying very long. Should have rated them long ago to warn others.

They are very hard to communicate with. Every time we emailed with a question it took days to respond, and they never answer the phone. We gave them a 30 day notice when we were moving out and asked them when we should bring them the keys. They didn't respond to the email for 5 days, so we were charged 5 days rent.

I have worked with Mr. King and his team for about seven years now. I have not had one issue in that time frame and don't plan too have one in the future. They are the best at what they do. I have no worries with my lovely home thanks to them. Thanks for keeping me stress free and handling all the issues that come with renting. I am truly blessed for your services. I moved out of one of their homes and end up with extra fees. I cleaned the house up very good. I actually did a walk through with a lady associated with the Spinks and Yates and she was impressed with how I left the house. I went back up there to make sure everything was ok. They claim the walls had holes in them, I stole the shower head in 1 of the bathroom, they had to clean the carpet and paint every room, etc. it end up being almost and extra 1,000.

I argue with the manager after he was so rude to me. These people will scam you if you're not paying attention. Do not leave without taking pictures and doing a walk through before and after you move in and out.

Spinks and Yates is unprofessional. Their maintenance staff are not skilled professionals. The management is rude and racist. If you have work orders they half fix things. They believe in cheap fixes. Be sure to read you lease carefully before signing, they do not provide pest control. They are good for renting properties that have major leaks and pest infestations and just covering up the issues cosmetically. Update: Spinks and Yates refused to send pest control out to spray when we reported that the apartment was infested with ants.

The ants were coming out the walls and faucets in the bathroom. Please note we had been moved from another apartment complex that they manage that had mold and water leaks throughout and roaches. At the current apartment there was a water leak in the dining room which we reported and they came to fix it. The tub was also leaking. When they fixed the leak it was necessary for them to cut a hole in the bedroom wall to get to the pipes.

When they opened the walls the ants were infested INSIDE The walls. The maintenance guy called Stephen who is The property manager and reported that the ants were in the wall, and Stephen proceeded to say "well, you didn't tell them that did you?" My other half was baffled. When the maintenance guy informed Stephen that the tenant was standing there and saw and heard him, he said :oh well in that case we will buy some any spray.

So when they were done, they literally TOOK A PIECE OF PLY WOULD AND NAILED IT IN YO COVER UP THE 20'. Inch hole in the wall in the bedroom! Did not paint it to match the white walls or anything! They did not come back a day or week later to replaster or fix it or anything. So this shows their utter disregard for maintaining decent properties. Who wants to rent an apartment or decorate a room with a brown piece of ply would in the room?! They are the worse to rent from and unprofessional. Stephen is rude and disrespectful and a bigot
