T & C Property Management

They have been very helpful and are expediting my Emergency Rental assistance which helps relieve my stress/anxiety from being evicted! However they do not care if you have rodents! I'm exhausted!

I am not a tenant. My experience during the viewing process was exemplary because of the helpful professional, Joseph who showed me the property. He was courteous, knowledgeable and patient. Thank you for making this arduous process less challenging!

This is one of the most unreliable renting company's I have ever rented from in albuquerque I can't ever seem to get ahold of the "property manager" for my apt I've never seen anyone from the property management come to my apartment complex they say so much on there lease agreements and nothing is followed through with anything they want us to do they like there rent paid on time and no one fighting and what not but its ridiculous on how they manage anything at my residence It is nearly 100 degrees out side and I've still yet to get an ac unit in my apartment I had to go buy a unit for my window that doesn't even cool the house down but I'm sure I won't be seeing that money I paid for out of my pocket for this time of year being as hot as it is this is definitely the first and very last time I rent from this company

I can't give enough praise to Property manager Rose. Her level of professionalism and empathy she showed, was exactly what I was hoping for out of a manager.

After making 3 attempts to view units, on the 3rd attempt, I waited 30 minutes & Christian never showed, even though he claimed to have! I give up, most of the units are deplorable homeless encampment on several properties, even the bugs were running away! I wonder who the owners of these properties are & are aware of the decrepit conditions, ABQ city council should red flag some of them!

Tdl; I enjoyed living here but because of the fictious and dishonest deposit deductions (see pictures attached for cleanliness when I moved out), I will never recommend this place to any of my friends or family nor will I ever rent here again. I had actually planned to move back to this place when I return to Albuquerque but after this its a hard no.

I pride myself on leaving a place cleaner or just as clean when I arrived and these fraudulent charges irk me to my core. I enjoyed living here and enjoyed the month to month policy, despite the check out policy being a bit confusing and receving different information from the landlord than what was in my original lease. Although I am clean freak, there are still inevitably some roaches at time that will crawl under the door in the Albuquerque summer time.

The owners are generally good at spraying insecticides which reduces the quantity of insects over time. I also bought some over the counter insecticide which helped alot. The apartment is quiet and I slept well at night. If light wakes you up easily, You will probably have to buy your own blinds because the sunlight permeates them often. For this reason I never used theres and just hung my own over the window.

The manager was pretty rude when I spoke with her to ask her questions on the check out procedure when I ended my lease, but I didn't mind that much. If you've read this far you're probably wondering why the 1star review? My biggest concern was when I spent several hours cleaning the place (including sweeping, mopping, vaccuming and shampooing the carpet that I not one time wore shoes on) and received a fraction of my deposit in return.

I've attached photos of the place when I checked out and also a photo of everything they deducted from my deposit. You tell me if it's fair or not. Some of the ridiculous charges I received included: perfectly functional and intact vinyl blinds I've never used, an inexplicable window repair for windows I've never opened (I lived there for 4 months and spent most nights at my girlfriend's apartment), charges for nonexistent fridge door bars, and two separate charges for labor and house keeping?

These people are thieves and I am disappointed. I have rented at places all over the country and throughout my history of renting I've never had a security deposit returned to me with any of the deposit removed until this experience. Because of the ridiculous deductions from the deposit I will never recommend T&C to any family or friends nor rent from them ever again.

Poor management. It took them about half a year to respond to my work order I had sent through emails, called and entered. A new person is always property manager. They are quick to leave late notice payment in your door even though you have never missed one, wish they were that quick to respond to your calls that your backyard is flooded with water. Rats and roaches where heavy at some point I had to take care of this problem.

I had to throw out my beds because we had a bad infestation. This wasn't us it was the neighbor who had poor hygiene that made it hard for us. The work they do to maintain is poor. Price is fair for the quality of work they put in. They didn't advise I would be living by a squatter empty building which the bums use here and there. Live here but be ready to maintain most of the stuff yourself, unless you kiss the property manager behind you won't get things done here.

Don't argue or try to settle a late fee even though you are a great tenant who needed a little help. Clean your stuff and collect money than move. As a single parent I would be careful moving here. A bad living condition will not be taken light at your child's school and it's not even your fault for the living condition but how they maintain it just makes it worst how they treat you. Did I mention the mole in the restroom?

My family and I have been with T & C for a few years now and there has NEVER been an employee that has done as much justice to the company as ANGELICA has. She literally restored my faith in you guys and she should get promoted. I love her and I just met her. She put in work when she didn't have to proving her word is good. Appreciate you girl!

T &c management is the worst management company ever there slumlords they don't fix anything they lie constantly saying that they came out and they didn't. My apartment has smelled like sewer since the 1st year I have lived there and they will never do anything about it. My pipes constantly backup. My air conditioner don't work half the time.

They never clean out the air conditioner when they hook it up for the summer. They don't replace the pads and if they do they pack them in so tight that the air conditioner doesn't work. Every time they come to fix something my husband has to fix whatever they did because they made it worse. They flooded my apartment With a portable air conditioner because our air conditioner motor went out and all they did was came and stopped up the water with a shot back and my upstairs smells like mildew they won't replace the carpet the carpet is tearing.

The 1st year I live there I asked them to replace that upstairs carpet due to the fact that in the 2nd bedroom when we started walking on the carpet it smelled like urine. Everybody says to be thankful that you have a roof over your head I would rather live in my truck then live there

Love this rental company. They have such an amazing variety of apartments and are always responsive to my work orders. I nervous at first because of the low ratings but Im so happy everything has worked out perfectly.

So our air conditioning broke and I put in a maintenance request ASAP. It's extremely hot here in Abq and when I go to work I don't want to leave my pets inside without air conditioning. The next 24 hours go by and I don't hear anything from T&C. I get home and my house is sooo hot. I have 2 fans going but it's not doing much. So this time I try calling there emergency maintenance number.

I talk to a lady and let her know what's going on. She asks me what the temperature is outside (and of course it's cool right now because a storm is passing through). She finally tells me that is not an urgent matter and someone will call me regarding the matter tomorrow or sometime soon. Really?!? So tomorrow will be day 2 with no air conditioning in 90 degree heat.

Thanks T&C. Anyways, They don't seem to care about helping anyone. I've had issues with them in the past. They only will call you if it's convenient for them. I can't wait to move and get away from this horrible company. Stay away everyone!

Our residence was recently bought from a wonderful, competent landlady and then thrown to this shockingly incompetent management company who have no idea whatsoever what's going on moment to moment. They send random people into your residence and claim to have no knowledge, never return phone calls or respond to inquiries, and play dumb and lie constantly about repairs. This is just the generalized tip of the iceberg. If you need a management company run by immature middle schoolers who're proud of it, pick T &C.

Had a viewing scheduled for today and the leasing agent, Maria, forgot about my appointment. She didn't answer any of my calls before during or after our scheduled appointment and when the office secretary asked Maria about the appointment the secretary came back on the line laughing. When I asked what the verdict was on Maria's whereabouts, the secretary clearly made up something about rushing to a leaky building being the reason she couldn't make it. Reschedule? Haha.

Affordable rent, quick maintenance staff, BAD management staff. It took them three months to return my damage deposit to me after much pestering. I would call the office to inquire, would leave voicemails, call again, email, and no one would get back to me. I felt like the staff would rather ignore me than try to talk to me to get my questions answered. I will not rent from them again.

I heve been living in these apartments for 4 years now, i was a full time student and was working full time as well, and these people were not understanding when sometimes my rent would be late. I would explain to them that I would have the rent money at a certain time and date and still harassed me posted up to three late fees so that I would pay for those as well, when I moved in here there where assigned parking to everyone who lived here, the numbers have faded from the cement so I let the property management know about this issue, I have complained for a year now and nothing has been done, a couple weeks ago I had to park my vehicle on a spot where I usually would not park at, but since there was no parking I parked there.

The next morning I go to my vehicle and it had been hit by one of the neighbors, those neighbors are always causing problems and I do not feel safe, t& c management only cares about the money and they don't care about your safety they don't spray for black widows, the maintenance crew steals not only from inside your home but from outside as well so I had to change my locks.

I am definitely moving soon I cannot put up with them no longer, if you rent from them please know that this is a money hungry management and they will find a way to bill you for more than what your supposed to pay.

This place doesn't even deserve one star. They will totally screw you over, don't waste your time or money. Rent from someone else because t&c is not worth it.

Go here if you want to be ripped off. ALL of your rent will be funneled to Chuck's property management company that lives on site. He will slowly drive you into debt of hundreds of thousands of dollars to make you his permanent prisoner. You will never have the courage to buy another property ever again.

I hired this agency to manage a rental property, and was blown away by their lack of professionalism and greed. They would say one thing and do something else, charge for things that I should have not been charged for. Deny that they had agreed to something when I had documentation of everything that had been discussed. Furthermore, their bookkeeping is terrible, and are still manually printing statements and stamping them with "client's copy" and mailing them out, rather than doing this electronically like any modern company would.

They charge to use their online system (yes, really). Go in the office and you will see many young women there with too much makeup and cleavage showing. The owner of the company is not helpful and is shockingly unprofessional when dealing with customers. I terminated my business with this company as soon as the initial lease term was over, and have since been very happy with the service I have received from another property management company. I would highly NOT recommend this company for property management services.
