TJ Guyer Property Management in Chehalis is a local family-owned and operated business that has been around for over 30 years. The company opened its doors in 1984, with the goal of providing the best property management services in Southwest Washington. Instead of buying and selling real estate while trying to manage properties, the TJ Guyer team focuses solely on property management. Incredibly unprofessional and rude. And incredibly underhanded. Very poor maintenance, and ethics. They are incredibly shady, and the way they treat their tenants is disgusting. My husband rented from them, and his rent was raised twice in 7 months, and there was only one smoke alarm in the apartment, they were supposed to put one in every room, and never did.

They find any excuse to steal more money from their tenants. It is safe to say we will not be doing any future business with them. I encourage any new tenants to carefully read through contracts, as they will sneak in things to totally screw you over.

I rented from Tj Guyer for four years. I had many negative experiences with them that proved to me that they are unprofessional, unorganized, and they do not care about their renters. I recently finally moved out and am no longer renting from them. My sole reason for moving was to not have them as my landlords. If you want to give thousands of dollars to a monopoly that takes advantage of you, rent from these guys!

Anyone giving a good review on here must have been paid by TJ Guyer. They are the scummiest, most shady rental company I've ever heard of. Read the rental agreement carefully if you rent with them, they will slip all kinds of things in there just to screw you over and steal money from you. Never mind the fact that they break tenant rights laws all the time (not giving 24 hours notice before entering your place, renting places with no smoke alarms, etc, the list goes on.)

Everyone in the office was super nice and accommodating in helping us get our apartment. The application process takes a while and they only accept checks at move in, but it's not a big deal. We already love our apartment, thank you for helping us!

As a Landlord T.J. Guyer is a total failure. At one of their properties, the Downtown Oasis in Tacoma WA, rent was raised twice over the last eight months totalling a $170 increase per month.

Tj Guyer rips people off by telling lies to first time renters and then going back on their word. They are crooks! I would not recommend renting from them. Wonder how many struggling people they have stolen money from? Based on their reviews it's a lot.

Sp glad to be done with this company. They treat their tenants like criminal. Constantly wanting into my unit. Sometimes with no notice. Absolutely shady. Very unprofessional and the employees seem miserable. Wont EVER rent from this company again

They lie! They told us even though we don't have the best credit we could still get the place we were looking at then They took 5 days to get back to us saying they can't rent to us we have PERFECT rental history and the thing she was talking about on my husband's credit score isn't even him and we told them this we are fighting this but until it's gone and we have a credit score of 650 or higher they just can't possibly rent to trailer trash. HOW RUDE!

I've been a tenant for 6+ years. I'm a fan of their operations team. Always helpful to answer my questions. Payment portal is super simple to use! They have taken very good care of me and my rental for these many years.

If you want to pay for your own maintenance repairs, deal with an office staff that is as mature as a group of high schoolers, deal with liabilities left and right (cracked floors, uneven concrete, exterior safety lights not working) then by all means. Give them your money. I'm reporting them to the housing authority for not caring about these issues. Find somewhere else to live, this place is the pits.

We lived there 5 years and after they switched management the interactions we had were better and better. We moved out because of the people upstairs and them alone, otherwise as far as TJ Guyer goes, they were awesome and our inspection is happening tomorrow at 7am and we left the place in great standings after 5 years of living there. I will update after I get the results back, this place may have redeemed itself after years of bad service ruined their reputation. I have nothing but good things to say about them and I'm this towns top critical reviewer.

After realizing they couldn't kick me out cause of a well issue. the found a loop home claiming the house is forsake so when I said oh nice I'm interested in buying they said it's only to intend to sale just to kick me out.

We have been hunting for a place for months. T.J.Guyer was quick to respond and made the application process easy. It feels like a great fit & they seem to be great people to rent from. We haven't moved in yet, but so far so good. We can't wait to be in an apartment that has management who is actually on top of things and cares for their tenants. Thank you! They take very awesome care of my rental properties. Professional repair folks fix all the problems that come up very good. Book keeping dept is spot on. Very happy with the service.

For just over one year our homeowners association has hired TJ Guyer Land Management company to assist our board in performing our duties. We could not have made a better decision. For a very reasonable price it has considerably lightened the load for our volunteers in neighborhood. From dues collection to coordinating numerous other jobs our association requires, they have been thorough and professional.

Just recently in the February snow event our agent, Fred Lofgren living close to our neighborhood, willingly volunteered to plow our entrance road with his own tractor two different mornings so our residents could drive the incline by our gate and get to work etc. He asked for nothing in return. Committed and Dedicated!

Absolutely some of the worst customer service I've ever experienced. Took 8 days of them fishing for reasons to deny my application and making me jump through hoop after hoop, getting all the app money they can and flip flopping on what I need to do for them to finally just deny me. After denying me Julie said "Now I have to reshare the listing" like I greatly inconvenienced them. Julie is one of the most negative pessimistic people I've ever had to deal with and should not be working as a lease agent. Even if I would've gotten approved, this would've been written because of her terrible attitude and bad communication skills.

I have submitted an application more than once with a co signature totalling 150$. I called about a rental i seen online and asked if anyone has applied. They said nobody has applied for it yet. I immediately filled out my application online and paid the fee. I also printed an application and faxed it over just to make sure they received my application.

I didn't hear anything from them for three days so I looked online for the rental again and it was no longer posted. I called them and they said oh that place was rented. Like um okay I applied first and my application was never looked at. Every time I have applied they tell me I am either first in line or second then I don't hear anything back. I am living in a hotel with my two kids and have been desperately looking for a place to call home and these people just don't care.

They called me yesterday and said oh looks like its been five days since you submitted your application online so were going to refund your money. Like really? I was told they hold the application for 90 days. At least that's what they did back in june when I originally applied for an apartment. I have the income. I work full time so what's the bug deal here people.
