After almost 3 years, I turn my keys in today to the office staff of Kimball and I am reminded of the professionalism and superb customer service I received since the first the day we spoke with them about properties. Kimball and the team have done everything to help give us a warm, cozy, and reliable home where we've made a million memories. From any maintenance issues to billing questions - the entire team has gone out of their way to make sure we were taken care of in a timely manner.
We turn out keys in today because we have purchased our own home. By far, Kimball is the best property management group in the Ithaca area. I will miss my interactions with them but I know, if ever needed, Kimball will be there for me and my family.

We love our place and have an exceptional landlord. Moving to Ithaca last summer during the pandemic, we committed to a place site unseen. We are grateful to have gotten so lucky with an awesome landlord and a really nice condo in a great location (Sevanna Park Condominium). Justin Kimball is impressively responsive. He furnished the place nicely, and immediately took care of any concerns that arose in the last year. We wish all landlords were this good!

(Westbourne Ln Apts) The parking pass for the year is an extreme rip-off. There's free parallel parking on the road about 300ft from the apts. It isn't 24 hr but assuming you use your car daily (which you'll probably need to considering the complex is in the middle of no where), you'll be fine. The laundry situation is also heinous here. Currently, only one of four machines is working, I've wasted $3 in quarters (oh btw, they only take quarters) trying to use two others.
When I called maintenance, their recommendation was to call the number on the machine (as they contract out their laundry-related services), wash the detergent by hand off my clothes that were sitting in the broken machine, and wait for the only working machine to become available. Also the signal here is absolutely terrible; my calls constantly drop, etc.
The rent is not cheap enough to justify the universally poor conditions here. If you want to love your home here in Ithaca (if that is, indeed, important to you), look elsewhere.
