Corinne was our Property Manager this past year and she was transparent, punctual, thoughtful, and just simply wonderful. Always thorough in her correspondence and never a doubt that a request of ours would go unanswered, Corinne as on top of it all. She allowed us to feel at ease knowing any issue would be handled effectively and efficiently. We would be delighted to have Corinne as a Property Manager again.

Since 1995, we have trusted Wilkinson PM with our property. Over the years we have had different property managers and each one has provided us with good service. Our current property Manager is Keith Rudisill. In the past few years, he has helped us manage our property from afar when we have had to deal with finding new tenants, repairing damage caused by fallen trees, and other general issues involved in renting out one's property. He has always been responsive when we have had a problem and helpful in finding solutions.

Our Property Manager, Keith Rudisill, was WONDERFUL. Always returned calls and emails within an hour or two at most, even weekends. Was very informative and very good at keeping up with our multiple renters in multiple houses. Keith had a good repour with us as much as he did with our renters. He always took care of vacancies within a few days. GREAT Experience. Highly Recommend.

So-called Property manager, when asked about the leaves in the gutter, said "We'll get those done." When subsequently asked during move-in and with the gutters still overflowing, said, "The gutters have gutter guards! Yay, right?" Okay, but they are still overflowing. "It kind of piles up this time of year.but as it dries it, it will probably just fall off." Okay, so not responsible for them. "Nope." Imagine the surprise when this company vindictively tried to charge me for a gutter cleaning. Moreover, they attempted to do the same for myriad other issues, most of which were raised prior to move-in and all interactions recorded and can be substantiated.

In short, if you HAVE to use this company, I strongly urge each and every one of you to RECORD EVERY SINGLE WORD UTTERED by them, take countless photos and videos (I took more than 1,200 and have hours and hours of videos and voice recordings); otherwise, you, too, could be forced to file ethics complaints, moving for a hearing with the state Real Estate Board in Virginia, and forced to seek being made whole by the courts.

I cannot stress this enough-would never due business with this company or any of their agents again. I will revise this review with a URL to a website being created to substantiate each and every single aforementioned claim, as they are now attempting to call me a liar. Unbelievable.

I previously posted a review before completing moving out as Wilkinson solicits you for reviews before you have completed your move out process. I'm returning because of my awful experience during my move out. I was never notified of a date for the move out inspection. After 30 days I received part of my security deposit refund with deduction for carpet cleaning (which they had already required me to pay upon moving), and charges for cleaning and trash removing.

I have photos and video that the place was left cleaner then when I moved in (I moved in having to clean because it was filthy. I documented that as well). Larisa Martin, the property manager accused me of maybe taking the photos at another date. She's obviously behind on technology if she's unaware that these new smart phones time stamp everything.

I'm now in the process of taking them to small claims court. It may be a small amount but I have been a great tenant being very patient with them on a lot of issues for the 3 years I was there.including living with a shattered balcony window for over a year while living on the 1st floor with a 4-5 year old for over a year. Not to mention they increased my rent during the COVID crisis without the authorization of the owner!

Once the owner was informed of this he requested that they refund me! Since they claim I left the place unclean.below are a few photos with the time stamp showing the main areas being cleaned as of June 30th at the end of my lease. I have more photos of the rooms and other areas as well showing no signs of trash and a clean unit. After 3 years of course the wall needs painting but it's clean and free of trash.

We used Mary at Wilkinson for six years, and she was always prompt and attentive. It gave us peace of mind while owning a house in a different state to use a property manager. So glad we went with them!

My housemates and I were looking at a property that is managed by Wilkinson Property Management. We were working with Lorraine. We applied on a Monday. We were told we would hear something within 2 days. The days passed and we received no updates at all. We continued to reach out and consistently received false deadlines. We would call and receive no call back.

Response time was days later. The communication was poor and unprofessional. Our application was complete on Monday. However, she reached out to one of our housemates on Thursday night to verify employment information. How can you say that we would have an answer days before but yet verify days later. She works with Keller Williams Real Estate agents who are also not responsive. These agents are more concerned with receiving commission more than truly helping you. The entire process felt very shady and lacked transparency.

I have had only good experiences with Wilkinson whenever I've had an issue. Keith is always very responsive. On a very hot day, the AC system stopped working. The entire system had to be replaced. Even in the best of times this can take up to a week. With COVID slowing everything down, I braced for the worst. Not only did Keith promise immediately to have it fixed, he made sure that it was done the very next day.

There wasn't a single hassle. I have been extremely pleased with the attentiveness to other issues in my unit as well. There are so many horror stories about management companies, it's hard to find one that treats tenants with respect. I would definitely recommend Wilkinson Property Management to a friend looking to rent one of their homes or apartments.

We've been with Wilkinson PM for a year by know. Our manager Mariano has always been very helpful from day one. He assisted us every time we had a request and provided good communication with the owner of the house to meet all our needs. We appreciate the service and the level of respect they have for their customers.

Wilkinson has provide great service for me over the years I've had them. They were quick to respond to my questions and concerns and were able to address my issues very quickly. For example, my sink disposal had to be replaced and they had a company contact me right away. They are up to date with the latest technology and made paying rent very easy in their portal. They have always gone above and beyond in their efforts. I am always a happy tenant.
