KIC began in 1985 with its first apartment complex near Humboldt State University. Our goal was to fulfill the need of HSU students by providing affordable, energy efficient, safe, clean, livable rental properties in Arcata. We continued to build our 'energy efficient' student apartments and today own and manage close to 200 rental units in Arcata.

You may pay online using a bank account, debit card or credit card through you KIC Tenant Portal. We accept checks and money orders in the office along with credit or debit cards. We do not accept cash in the office. PayLease is our third-party payment service, therefore you must enter the amount you are paying manually.

I have lived in The Gardens, managed by Kramer Investment for about a year and a half. The apartments are beautiful. They are new construction. Kramer allows pets! This is a miracle compared to other rental properties. These apartments feel like "home". Kramer has been wonderful and responsive in every way. Any issues received an immediate and satisfactory response.
Our neighbors are wonderful. It feels like family. I have dealt with property managers in the past. Trust me, Kramer is wonderful. I am also of the opinion that it takes courage to build anything right now. I am so grateful that these wonderful apartments were built. Could I nitpick a little? No! The good would outweigh any nitpicking by so much, it would seem irrelevant.
The lease is straightforward. Pricing was clearly stated and understood. The office personnel are always polite and helpful. The construction crew was friendly and wonderful. I honestly cannot speak to the deposit because I'm still here and hope to be for a long time. The amount was fair. I trust that IF I ever leave, there will be expectations on both sides that will be negotiated with a respectful and fair property management business.
I waited to write this review. I wanted the review to be fair based on my long-term experience. I feel confident suggesting Kramer Investment as your next property manager. I'll see if I can attach a photo.

Cal Poly Humboldt will be seeking students, faculty, and staff for 27 new programs. Many may be moving to Arcata, CA, from great distances. I moved about 700 miles to this university town. Of all the rental agencies, I believe that Kramer Investment Corporation (KIC) was the best. They allowed for a vid tour of my apartment interior, competitive pricing, and online lease completion.
Contact Nancy Garrett. And if you need storage, contact Lisa Lonquist, also able to do Covid safe online leasing. I just renewed my lease for early discount pricing. Many of the KIC rentals are walking distance to Cal Poly, like mine is. Plus, for serious students and faculty, they have quiet hours in my apartment complex, and since I have rented with KIC, it has been very quiet for studying and work.
And after living here, the grounds and laundry room have been kept clean, thanks to Janeth McCutchen's timely scheduling of maintenance crews. Pick KIC if you are renting from a distance, need to be Covid safe, and can make all arrangements online. Dr K.

My biggest gripe is with their borderline theft of my deposit. Maybe I'm naive and this is typical humboldt stuff, but my deposit return was wittled down from about a grand to $84. For example, I was charged over $100 to replace blinds that bent as I rushed to stem a rushing leak from the roof one rainy day. (They didn't come to patch the roof til after the weekend, so a couple days of rain in my bedroom.) $15 for a light bulb.
Their handyman comes will find any excuse to screw you. TAKE PICTURES WHEN YOU MOVE IN! They will charge you for things that were in disrepair when you moved in. I never had guests, never broke anything, never even scratched a wall. Criminals. Only reason not 1 star is i was able to get the apartment quickly when I was desperate. Pure luck probably.

I have to give Kramer Investment Corporation a negative review even though I've never rented any of their properties. My issue is with Nancy, their property manager, who is in over her head being in charge of leasing out the brand new senior apartments at The Gardens in Eureka. i had more than 2 weeks of conversations with her about renting a 1 bedroom in the first phase that is due to open the middle of June.
She quoted many different rental amounts, then after she quoted an amount I could afford, she sent me a lease which was $155 more than the rental amount she quoted. When I called her about the lease amount, she got angry and told me "this isn't the place for you" and hung up on me. Thanks to Nancy, I won't be able to move back to Eureka.
This new senior complex is the only place available mid June and was my only hope to relocate back to Eureka. She was very unprofessional and rude. She needs to find work in a different field and Kramer Investment Corporation needs to make this situation right so that I can move back to Eureka.

DO NOT rent from Kramer, they are completely unethical and will charge you excessively with little explanation. They are terrible people to deal with and will not give you your security deposit back. Maintenance is extremely slow because they refuse to hire more workers. The managers are awful and will treat you very poorly as well after you sign the contract. They take advantage of college students far away from their hometowns and I highly recommend to stay away.

Two stars is for the proximity to campus, otherwise I would only go through this company out of unestablished renter disparity. The repairs do not come on time or they completely forget to show up. In my particular instance, 2 months or not at all while I was on a 6 month lease, waiting for things that should have been done before I moved in. Also every non-maintenance staffer I encountered, other than the secretary, had terrible customer service skills, are consistently on the defensive rather than at your aid, and typically respond as though you are pestering them for simple requests like repairs or reporting your neighbor dumping their turtle tanks on your porches/windows for regular cleanings (yes this happened).
The location was prime but the rest is not worth the stress if you can avoid it, Craigslist has a lot of great options. I was in a desperate situation as my former home was sold and I hadn't developed enough credit for my other options yet. Try not to get stuck here, people are frequently moving out for good reason.

I've rented from Kramer for about 10 months now and I have nothing but good things to say about the company. Nancy was able to get me in to an apartment on very short notice, which i really appreciated. I never have trouble getting in touch with anyone at the office about repairs. and i feel that they've been very upfront and honest with me about everything. Their apartments are clean and functional and I don't mind paying a little extra in rent every month because I feel like I can really trust Kramer.

If I could give them a zero stars I would. These people are total crooks. I rented from them for three years and was a perfect tenant. Never had a late payment, a party, or damaged any of their property. When I left I spent a full week cleaning everything from top to bottom to ensure I would receive a full security deposit back. When the maintenance guy came to do the pre-move out inspection, he said he did not see anything significant. Yet, weeks later when I finally received my deposit back, they gave me $66 out of $795.
These slumlords charged me for things like a tiny crack in an electrical outlet plate cover.$23! They charged me for a brand-new microwave even though when I left it was clean and in near perfect condition. They did not communicate with me about any of the charges and it took me threatening them with a lawsuit to get them to give me my deposit back. I can only imagine how many people who are young college students they screw over. It's truly appalling.

While all of the people in the office I've ever interacted with were friendly, this is my warning to all of the HSU students about to get ripped off by these people. First of all, out of anywhere I've lived in Arcata my utilities for this tiny apartment were always THROUGH THE ROOF. Ridiculous for the menial size of the place, sometimes my water bill would be 70 dollars and my power 45, for just light use by two people!
I suspect they divide the cost across everyone in the building. They claim to be energy efficient but they are not! I now live in a manufactured home from the 70s and I spend half of what I did on utilities and this place is ancient, with more people too! They picked out so much stupid shit out of my deposit, they changed all my light switch covers and charged me?
When I enquired as to why they told me it's their policy, but there was nothing wrong with them so why is the charge on me? Compared to my neighbors, our apartment was flawless. Finally, the price. What the actual fuck, 695 a month to live in a shoe box? No utilities included. There are much better deals. They capitalize on students with no rental history or cosigners, charging obnoxious rents that are paid from our grants and loans! I hope they can't sleep at night because of their unfair practices. Avoid all rental companies in Arcata, rent from an individual! I've never been happier.

I really wish that I would have known of Kramer's sleazy practices before I determined to rent from them. They are a "investment corporation" that "invests" lots of time in exploiting students for financial gain. While initially nice seeming, they participate in malicious practices, such as charging me over $40 FOR A TOILET SEAT COVER (I cleaned my bathroom for 8 HOURS) upon my move-out.
Not only did they charge me ridiculous sums that I never agreed to pay upon my move-out, they also denied that I scheduled a pre-move out inspection, something that I did 6 weeks prior to actually moving out of the unit. This is unlawful in California. If you are a student who is looking for their first off-campus apartment, I suggest their rival, Strombeck, who seemingly doesn't participate in these practices.
Ask your parents for help in choosing your first apartment. Anywhere that charges a $1200 deposit is going to be sketchy, and I was fooled by Kramer. I will be taking them to small claims court if they do not give me additional refund money. Do not make the same choices that I did.
